Jumbo DSCR Loans for Akron and Summit County Rentals

Few single rentals in Akron are worth $1.5M on their own. When a Summit County investor needs a jumbo DSCR loan, it is usually to refinance a stack of doubles and single-family homes, buy a small apartment building, or finance a large home in Bath, Hudson or on the Portage Lakes.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for Akron-area investors, qualified on rent with no W-2s or tax returns and LLC borrowers allowed. In this metro, those balances usually come from a portfolio of rentals, a 5 to 8 unit building or a high-end home in the northern suburbs. The Summit County tax bill, driven by school and local levies, is the number most likely to move the ratio.

Where large Akron-area loan balances come from

Inside the city, rental stock leans toward older frame single-family homes and two-family houses in neighborhoods such as Highland Square, Firestone Park, Kenmore and North Hill, plus student rentals near the University of Akron. Values there are modest, so a jumbo balance almost always means many properties at once.

The higher-value homes sit in Bath Township, Hudson, Fairlawn, Copley and Peninsula near Cuyahoga Valley National Park, and along the water at the Portage Lakes. Cuyahoga Falls, Stow and Green add newer subdivisions and small apartment buildings that investors buy for steady long-term tenants.

How jumbo DSCR loans work for Akron investors

A jumbo DSCR loan is a debt service coverage ratio loan with a larger balance, roughly $1.5M to $5M+ at LendingStreet. It covers purchases, rate-and-term refinances and cash-out refinances on 1 to 8 unit rentals held for investment.

Qualification rests on the property's rent compared with the full monthly payment, not on W-2s or tax returns. The standard minimum DSCR is 1.0x, the minimum credit score is 620, LLC borrowers are standard and 30-year terms are available. Purchases go up to 80% LTV and cash-out up to 75% LTV, but on bigger balances the maximum is often lower and varies by program.

Summit County taxes and the levy question

Ohio property tax is levied on assessed value, which is 35% of the county's appraised value (a 35% assessment ratio). The effective burden then depends on which school district and local levies apply, and that varies widely between Akron, Hudson, Bath and the Portage Lakes communities.

Ohio counties reappraise every six years with an update in between, and Summit County values rose noticeably in recent cycles. Owner-occupancy credits do not follow an investor, so budget on the full bill for your parcel. When voters pass a new school levy, your payment rises with it, which is worth remembering on a portfolio with thin coverage.

Worked example: refinancing an Akron portfolio

This example is illustrative and not a quote. Here is how the portfolio refinance works at two loan sizes. An investor owns 18 Summit County rentals, a mix of single-family homes and two-family houses, with a combined value of $2,160,000. It rents for $21,600 a month. Taxes are budgeted at $3,960 a month, insurance at $1,850.

At 75% LTV the loan is $1,620,000 and estimated principal and interest is about $11,189, for a total payment of about $16,999 and a DSCR of about 1.27x. At 65% LTV the loan is $1,404,000, estimated principal and interest is about $9,697, the payment is about $15,507 and DSCR is about 1.39x.

A blanket portfolio loan like this qualifies on the combined cash flow, closes once and carries one payment, with release provisions if a property sells later. Individual parcels with weak rent can be offset by stronger ones, but the portfolio as a whole must clear the program minimum.

Winters, older housing and insurance

Northeast Ohio winters bring heavy snow, freeze-thaw cycles and ice dams, so insurers look hard at roof age, heating systems and plumbing in older homes. Much of Akron's housing predates 1978, which brings federal lead-based paint disclosure duties when you lease.

Akron rental rules and long-term leases

Ohio cities set their own rental registration and inspection rules, and some Summit County suburbs require time-of-sale or occupancy inspections before a new owner can lease. Confirm the requirements with each city before closing, especially on a multi-city portfolio.

Most Akron rentals are underwritten on 12-month leases. Short-term rentals are a small slice of this market; if you plan to run one near Cuyahoga Valley National Park, check township zoning and any local registration first.

What changes when the balance passes $1.5M

Be realistic about Akron: a jumbo loan here rarely means one house. It usually means 10 or more rentals, a 5 to 8 unit building, or one of a small number of luxury homes.

Large balances get more scrutiny. Reserve requirements are often higher, the appraisal review is more detailed and some programs ask for a second appraisal. Comparable sales and comparable leases can be thin at the top of a market, so be ready to support both value and rent.

If the ratio comes up short, the usual fixes are a larger down payment, a different loan amount or a sub-1.0 DSCR program where one fits.

On a cash-out refinance, maximum LTV is up to 75% and often lower on a big balance, and how long you must own the property first varies by program. Rate-and-term refinances can go up to 80% LTV on some programs.

Common questions

Can I put Akron and Cuyahoga Falls rentals under one loan?

Yes, on a blanket portfolio loan, as long as there are five or more properties and the combined cash flow clears the program minimum. Each city's rental rules still apply.

How large can a jumbo DSCR loan get?

Our jumbo DSCR loans run from about $1.5M to $5M+. DSCR programs have no stated maximum, but larger balances are reviewed case by case and usually carry lower maximum LTV and higher reserves.

Why did my Summit County tax bill jump?

Most often because of a reappraisal or a newly passed levy. Owner-occupancy credits also drop off when an investor buys, so the seller's bill can understate your cost.

Will you look at my personal income?

No. The loan is qualified on the rental's cash flow, not your W-2s or tax returns. Credit (620 minimum), reserves and the source of your down payment are still reviewed.

Are Portage Lakes homes harder to finance?

Not harder, but insurance and flood status need extra attention, and comparable leases for waterfront homes can be scarce. Bring evidence of what similar homes rent for.

Do you lend to LLCs?

Yes, LLC ownership is standard on DSCR loans. Have the entity documents ready, and plan to sign for the loan personally.

Is this loan for my own residence?

No. Our investor loans are business-purpose loans on non-owner-occupied property held as rentals.
