Jumbo DSCR Loans for Alaska Rental Investors

Alaska has no state income tax or sales tax, but it also has a small, spread-out housing market where sale prices are not public record. A $1.5M+ rental loan here depends on solid rent documentation and a good appraiser.

In short: Yes. LendingStreet finances Alaska rentals with jumbo DSCR loans from about $1.5M to $5M+, for purchase, rate-and-term or cash-out on 1-8 unit properties, using rent instead of personal income. In Alaska, jumbo balances usually mean a 5-8 unit building in Anchorage, a portfolio of rentals near Joint Base Elmendorf-Richardson, or a mountain home in Girdwood. Borough and city property taxes, earthquake coverage and limited comparable sales are the local issues that shape these loans.

Where large Alaska rental loans come from

Anchorage holds most of the state's rental stock. Investors buy fourplexes and small apartment buildings in Midtown, Spenard, Mountain View and Fairview, and larger homes on the Hillside, in South Addition and around Turnagain. Eagle River and Chugiak add family homes that lease to military households from Joint Base Elmendorf-Richardson.

Girdwood, near Alyeska Resort, has higher-value chalets with year-round visitor demand. The Mat-Su Valley, Palmer and Wasilla, has newer homes that lease to commuters, and Juneau, Fairbanks and the Kenai Peninsula each have small rental markets of their own.

Why most Alaska jumbo loans are buildings or portfolios

Very few single Alaska homes rent for enough to carry a $1.5M+ loan. A jumbo balance here almost always means a 5-8 unit building in Anchorage, several properties combined, or a Girdwood property with strong short-term revenue.

Alaska is a non-disclosure state, so sale prices are not recorded publicly. Appraisers rely on their own data and the multiple listing service, and in smaller towns there may be few recent sales to compare. Expect closer review of value on a large balance.

Borough and city property taxes

Alaska has no statewide property tax on homes. Instead, the Municipality of Anchorage, other boroughs and many cities levy their own, and the combined mill rate in Anchorage is meaningful on a large building. Some areas in the unorganized borough have no local property tax at all. Pull the assessor's record for the exact taxing area rather than using a statewide figure.

Alaska has no real estate transfer tax or mortgage recording tax, which keeps closing costs lower than in many states.

Earthquakes, winter and insurance

Southcentral Alaska is seismically active; the 2018 Anchorage earthquake damaged homes across the region. Standard property policies generally exclude earthquake damage, so earthquake coverage is a separate decision. Winter adds snow load, frozen pipes and ice dam risk, and heating is a real cost on older buildings where the landlord pays utilities.

Worked example: an Anchorage 8-unit building

This example is illustrative and not a quote. An investor buys an 8-unit building in Midtown Anchorage for $1,550,000. Each unit rents for $1,650, for $13,200 a month in total. Property taxes are budgeted at $2,000 a month and insurance at $650.

At 75% LTV the loan is $1,162,500 and estimated principal and interest is about $7,930, for a total monthly payment of about $10,580 and a DSCR of about 1.25x. At 70% LTV the loan is $1,085,000, estimated principal and interest is about $7,402, the payment is about $10,052 and DSCR is about 1.31x.

Because rent comes from eight units, the ratio is far stronger than it would be on a single home at the same price. Leverage on 5-8 unit properties varies by program.

Short-term rentals and seasonal demand

Summer tourism drives nightly rental demand in Girdwood, Seward, Homer and Talkeetna, while winter brings ski visitors to Girdwood. Anchorage requires short-term rental operators to register and collect room tax, and other boroughs and cities set their own rules. Check locally before you count on nightly income.

On some programs, a short-term rental can qualify on projected revenue. Because Alaska demand is seasonal, the projection has to reflect the slow months, not just July.

Jumbo DSCR basics for Alaska investors

Underwriting starts with the property, not your paystub. The rent, from a lease or a market rent estimate, is compared with the full monthly payment, and most programs look for a ratio of 1.0x or better. Where a property falls a little short, a sub-1.0 DSCR program or a smaller loan can close the gap.

Larger loans get a closer look. Expect more attention to the appraisal, rent support and reserves, and expect maximum leverage to step down as the balance grows; it varies by program.

Portfolios, small buildings and sub-1.0 options

Large balances do not have to come from one house. Investors with five or more rentals often refinance them together with a blanket portfolio loan, qualified on the portfolio's cash flow, with one closing and release clauses for future sales. A 5-8 unit building spreads the payment across several leases, though maximum leverage on these varies by program.

When a property is just under 1.0x, options include more equity, a smaller loan or a sub-1.0 DSCR program. Properties of 9 or more units are handled as multifamily or commercial loans.

Common questions

Why is it harder to appraise a large Alaska property?

Alaska is a non-disclosure state, so sale prices are not public, and many markets have few recent sales. Appraisers rely on their own data and the MLS, so a large balance gets closer review.

Do I need earthquake insurance on an Anchorage rental?

Standard policies generally exclude earthquake damage, so it is a separate decision. Get a quote and include the cost in your ratio if you carry it.

Does Alaska charge a transfer tax?

No. Alaska has no real estate transfer tax or mortgage recording tax, although title, appraisal and other closing costs still apply.

How big can a jumbo DSCR loan get?

There is no stated cap. Most jumbo files fall between about $1.5M and $5M+, and leverage typically steps down as the balance grows.

Do you lend to LLCs?

Yes. Most jumbo DSCR borrowers close in an LLC, and members typically sign for the loan personally.

Can I do a cash-out refinance on a large rental?

Yes. Cash-out goes up to 75% LTV, often lower on large balances, and the rent must still cover the new payment. Seasoning rules vary by program.

Can I use a DSCR loan on a second home or my residence?

No. Our investor loans are business-purpose loans on non-owner-occupied property, not homes you occupy.
