Jumbo DSCR Loans for $500K to $1M+ Arizona Rentals

Arizona's high-value rentals earn on a calendar: a strong winter and spring in the desert, a summer slowdown, and a different rhythm up north in Sedona and Flagstaff. A large DSCR loan has to be sized for the full year.

In short: Yes. LendingStreet finances $1M+ Arizona rentals with DSCR loans that qualify on long-term rent or projected short-term rental revenue, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, and larger balances are reviewed and priced case by case. Scottsdale and Paradise Valley vacation homes are among the most common large-balance requests, and they qualify best when the annual revenue projection reflects slow summer months. Arizona cities can require STR permits and licensing, and HOA rules often decide what is allowed, so confirm both before you buy.

Arizona's $1M+ rental markets

Most large-balance DSCR requests in Arizona come from the Phoenix metro's high end. Scottsdale, from Old Town to North Scottsdale communities like DC Ranch, Troon and Silverleaf, has luxury homes that rent to vacationers, golf travelers and seasonal visitors. Paradise Valley has large estate homes on big lots. In Phoenix, the Arcadia and Biltmore areas have high-value homes that rent both short and long term.

In the East Valley, Gilbert, Chandler and parts of Mesa carry newer executive rentals. Up north, Sedona has high-value vacation homes in red rock settings, and Flagstaff draws summer visitors escaping the heat. In southern Arizona, the Catalina Foothills in Tucson have upscale homes that rent to seasonal residents and professionals.

Desert seasonality and how lenders read STR revenue

In the Phoenix area, winter and spring are peak season, with spring training, golf, events and snowbirds driving bookings. Summer heat slows nightly demand sharply. Up north, the pattern partly reverses: Flagstaff and Sedona stay busy in warmer months.

For an STR DSCR loan, lenders generally look at annual projected revenue, not peak months. A projection that assumes winter rates all year will not hold up in underwriting. How much of projected revenue a program counts varies, and a booking history from the current owner can support the number.

Some Scottsdale investors use a mixed strategy: nightly stays in peak season and a furnished monthly rental in summer. Describe that plan when you apply so the financing team can tell you how each program will treat the income.

Worked example: a Scottsdale vacation home across a full year

This example is illustrative and not a quote. An investor buys a licensed vacation home in Scottsdale for $1,650,000. The program accepts projected revenue of $138,000 for the year, which averages $11,500 a month after a strong winter and a slow summer. Taxes, insurance and HOA dues total about $1,100 a month.

At 70% LTV, the loan is $1,155,000 and the down payment is $495,000. At a sample rate of 7.375% on a 30-year fixed, principal and interest is about $7,977, and the total payment is about $9,077. DSCR is $11,500 divided by $9,077, or about 1.27x.

Look at the summer months alone and revenue falls well below the payment. That is normal for a desert STR, and it is why underwriting uses the annual average and why reserves matter.

STR licensing and permits in Arizona cities

Arizona state law limits how far cities and towns can ban short-term rentals, but recent changes allow local governments to require permits or licenses, emergency contact information and neighbor notification, and to penalize repeated violations. Scottsdale, Phoenix, Sedona and other cities have adopted their own licensing programs.

Short-term rental operators also generally need to register for state and local transaction privilege tax on rental income. And Arizona generally requires owners of residential rental property to register it with the county assessor. Confirm current requirements with the city, the Arizona Department of Revenue and your title company or attorney.

HOA rules often matter more than city rules in Scottsdale and Paradise Valley. Some communities ban rentals under 30 days or set other limits. Read the CC&Rs before you sign.

Executive long-term rentals in the Valley

Not every $1M+ Arizona rental is a vacation home. Newer homes in Gilbert, Chandler, North Scottsdale and the Biltmore area often rent on annual leases to relocating executives and families. These qualify on long-term rent at DSCR rates from 6.125% for well-qualified borrowers.

Arizona law generally prohibits local rent control, so rents follow the market. A signed lease supports the appraiser's rent estimate. Long-term rentals also avoid the seasonality and licensing questions that come with STRs, at the cost of lower gross income.

Snowbird leases sit between the two. Many Arizona owners rent furnished homes for three to six months each winter. How that income is counted varies by program, so bring the lease history when you apply.

Pools, casitas and desert property details

High-value desert homes come with features that affect both rent and underwriting. Pools and outdoor living spaces are expected at the top of the Scottsdale STR market. Detached casitas can add guest capacity for an STR or a second rent for a long-term rental, if permitted.

Air conditioning, roofs and pool equipment work hard in the desert, and the appraiser and inspector will note their condition. In Sedona, Flagstaff and Prescott, wildfire exposure can raise insurance costs. On homes at the edge of the metro, confirm the water source and road access, since some outlying properties rely on private wells or shared roads.

Appraising luxury homes at the top of the Scottsdale market

Estate homes in Paradise Valley and guard-gated golf communities in North Scottsdale can be hard to appraise because truly similar sales are few. Lot size, views, custom finishes and club memberships vary widely from one home to the next. The appraiser may need to use older sales or homes farther away, and adjust more.

Rent is harder still. There may be only a handful of comparable luxury vacation rentals, and their performance depends on management, photography and reviews as much as on the house. Underwriting tends to be more conservative on both value and income at this level.

That is one reason some programs ask for a second appraisal or a more detailed review on large balances. Build that time into your contract, and send any recent appraisal, booking data or management reports you already have.

What decides approval on a large Arizona balance

Beyond the ratio, a few items show up on almost every large Arizona file.

LendingStreet's terms on large Arizona loans

DSCR rates start at 6.125% for well-qualified borrowers, and short-term rental DSCR starts at 6.49%. Larger balances are priced case by case. Purchases go up to 80% LTV and cash-out refinances up to 75%, but on large balances the maximum LTV is often lower and reserve requirements higher.

The minimum credit score is 620, with better pricing at higher scores. LLC borrowers are allowed, 30-year fixed options are available and no W-2s or tax returns are required. The financing team reviews your scenario and comes back with 2-3 options.

Already own a Scottsdale STR with a solid booking history? A DSCR refinance can use that history to support the income, whether you want a lower payment or cash out for the next purchase.

Financing $500K to $1M rentals in Arizona

Not every large Arizona loan is a Paradise Valley estate. Many investors finance rentals in the $500K to $1M loan range: newer single-family homes in Chandler, Gilbert, Mesa and Peoria, pool homes in central Phoenix and Tempe, condos and townhomes in Old Town Scottsdale, and vacation homes in Sedona, Flagstaff and the Tucson foothills.

These loans often sit closer to standard program terms than $1M+ balances. Up to 80% LTV on a purchase and up to 75% on cash-out are the program maximums, and reserve requirements are often lighter than on the largest loans, though both vary by program. The 1.0x standard minimum DSCR and 620 minimum credit still apply, and STR homes can still qualify on projected revenue.

The Arizona specifics do not go away at this size. Seasonality still shapes STR revenue in Scottsdale and the Valley, city STR permits still apply, and pool, roof and HVAC condition still matter to the appraiser and the insurer.

Does LendingStreet lend on $1M+ rentals in Arizona?

Yes. LendingStreet finances investment property in Arizona, including Scottsdale and Paradise Valley vacation homes, Sedona rentals and Phoenix-area executive homes above $1 million. Loans start at $150,000 with no stated maximum.

Can I finance a Scottsdale Airbnb on projected revenue?

Yes, where the city license and HOA rules allow short-term rentals. STR DSCR loans can qualify on projected annual revenue, with rates from 6.49% for qualified borrowers.

How do lenders handle slow summer months in Phoenix?

They generally use annual revenue rather than peak months. A realistic projection and a booking history from the current owner help support the figure.

Do Arizona HOAs restrict short-term rentals?

Some do. CC&Rs can ban rentals under 30 days or set other limits, and those rules can matter more than city ordinances. Read them before you buy.

Can a casita add to my qualifying income?

Possibly. A permitted casita can add guest capacity for an STR or a second rent for a long-term rental. How much it adds depends on the appraisal and the program.

Is a Sedona vacation home financeable with a DSCR loan?

Often, yes, if it can be legally operated as a short-term rental under current rules. Check licensing and get an insurance quote that reflects wildfire exposure.

Do I need to register my Arizona short-term rental for tax?

Short-term rental operators generally need to register for state and local transaction privilege tax and collect it on stays. Confirm current requirements with the Arizona Department of Revenue and your city.

How much down do I need on a $1.6M Paradise Valley rental?

Purchases go up to 80% LTV, but on large balances the maximum is often lower and varies by program. The ratio may also need more equity, so test your numbers first.

Can I refinance my Arizona STR to pull cash out?

Yes. Cash-out refinances go up to 75% LTV, and the income must cover the new payment at the program minimum. Seasoning rules vary by program.

Do you finance $500K to $1M rental loans in Arizona?

Yes. DSCR loans start at $150,000 with no stated maximum, and $500K to $1M loans are common for East Valley single-family homes, Scottsdale condos and townhomes, and Sedona and Flagstaff vacation homes. They qualify on the property's rent, with no W-2s or tax returns.
