Jumbo DSCR Loans for $500K to $1M+ California Rentals

In much of coastal California, a seven-figure price buys an ordinary three-bedroom house. Financing that rental on its own income takes a program built for large balances and a plan for the ratio.

In short: Yes, you can finance a $1M+ California rental with a DSCR loan that qualifies on the property's rent instead of your tax returns. LendingStreet's DSCR loans start at $150,000 with no stated maximum, and larger balances are reviewed and priced case by case. On high-value California homes, the ratio is usually the hurdle, so many investors put more than 20% down, buy a 2-4 unit property or add an ADU rent. Insurance in wildfire areas and the property tax reset at purchase also shape the payment, so get both numbers before you write an offer.

What counts as a jumbo DSCR loan in California

There is no single industry cutoff. In practice, investors and lenders start treating a DSCR loan as large-balance once it passes about $1 million, and that line is crossed constantly in California because so many rentals are priced above it.

The loan itself works like any other DSCR loan. It is a business-purpose loan on non-owner-occupied property, it qualifies on rent compared with the full payment, and it can close in an LLC. What changes at this size is the review: maximum LTV is often lower, reserve requirements are often higher, and some programs require a second appraisal or a more detailed review.

This page is about that higher-value segment. If you are buying a lower-priced rental inland, our California DSCR overview covers the basics.

Where $1M+ rentals are common in California

Large-balance DSCR requests in California tend to come from the same handful of regions. In each one, the typical property and the typical approval issue look a little different.

The Bay Area, from San Francisco down through the Peninsula and into Silicon Valley around San Jose, Palo Alto and Mountain View, has single-family homes and small multifamily buildings that routinely cross $1 million. Los Angeles has high-value rentals on the Westside, in Santa Monica, in the South Bay beach cities and across the San Fernando Valley. Orange County and coastal San Diego, including Irvine, Newport Beach, La Jolla and Carlsbad, carry executive and family rentals at similar price levels.

Why the ratio is harder at California prices

DSCR divides monthly rent by the full monthly payment: principal, interest, property taxes, insurance and any HOA dues. At $1M and above, the loan amount drives most of that payment, and rents in many coastal neighborhoods have not kept pace with prices.

California property taxes are generally reassessed when a property sells, so the tax line on your loan should be based on your purchase price, not the seller's bill. On a long-held property, the difference can be large. Use a realistic tax estimate from the start so the ratio does not shrink in underwriting.

The standard minimum is 1.0x. Some programs accept a ratio below 1.0, usually with lower leverage, and some offer no-ratio options. On a large balance, those programs exist, but the stronger your ratio, the more choices you have.

Four ways investors make a $1M+ California rental qualify

Most investors combine two or more of these. The right mix depends on the property and how much cash you want to keep in reserve.

ApproachHow it helps the ratioTrade-off
Larger down paymentSmaller loan, lower principal and interestMore cash tied up in one property
Buy 2-4 unitsSeveral rents support one priceMore tenants, more management
Count a permitted ADUA second rent on the same lotUnpermitted units are often not counted
Sub-1.0 programAllows rent to fall short of the paymentOften lower leverage and different pricing

Worked example: a coastal single-family rental at two down payments

This example is illustrative and not a quote. An investor buys a single-family home in a coastal Southern California city for $1,800,000. Market rent is $11,000 a month. Property taxes and insurance are estimated at $2,300 a month based on the purchase price and a current insurance quote. The sample rate is 7.25% on a 30-year fixed.

At 75% LTV, the loan is $1,350,000, principal and interest is about $9,209, the total payment is about $11,509 and DSCR is about 0.96x, short of the standard minimum. At 65% LTV, the loan is $1,170,000, principal and interest is about $7,981, the total payment is about $10,281 and DSCR is about 1.07x. The extra $180,000 down moves the deal from a sub-1.0 conversation to a standard approval.

Wildfire insurance on high-value California homes

Insurance has become one of the first things to check on a California rental, and the issue is sharper on expensive homes because rebuilding costs are high. In wildfire-exposed areas, some carriers have limited new policies, and some owners end up with the California FAIR Plan plus a separate policy to fill gaps.

For a DSCR loan, the insurance premium goes straight into the payment, so a large quote can change the ratio as much as a rate change. The lender also needs coverage that meets its requirements. Ask your insurance agent for a quote during your inspection period, and send it to the financing team with the rent estimate.

Coastal properties may also need flood coverage depending on the flood zone. Hillside homes can raise questions about access and construction type. None of these is unusual, but each one is easier to handle early than at the end of escrow.

Rent rules, ADUs and short-term rentals

California has a statewide rent cap law with exemptions, and many cities, including Los Angeles, San Francisco, Oakland and Berkeley, have their own rent stabilization and tenant protection rules. Whether a given property is covered depends on its age, type and ownership. If you are buying a property with existing tenants, confirm how local rules apply with local counsel before you count on raising rents.

State law has made ADUs easier to add, and many high-value rentals now include a permitted backyard unit or garage conversion. A permitted ADU can add rent to the qualifying income. Unpermitted units are often excluded, so have the permit history ready.

Short-term rentals face city and county rules that vary widely. Some coastal cities sharply limit non-owner-occupied STRs, while resort areas may allow them with permits. If you plan to qualify on projected STR revenue, confirm the property can be legally operated that way first.

Condos, HOAs and 2-4 unit buildings

Many $1M+ California rentals are condos or townhomes, especially in San Francisco, coastal San Diego and Orange County. HOA dues count in the payment, and the project itself is reviewed. Lenders look at the association's budget, reserves, insurance, litigation and how many units are rentals, so expect a condo questionnaire.

Small multifamily buildings in the Bay Area and Los Angeles often have older construction, and some sit in cities with seismic retrofit programs. Have any retrofit records and permit history ready. Leases and rent rolls matter more here because several tenants support one loan.

California rentals in the $500K to $1M loan range

In California, $500K to $1M is often the middle of the market rather than the top. Loans in this range are common in the Inland Empire around Riverside, Ontario and Rancho Cucamonga, in Sacramento and suburbs like Elk Grove and Roseville, in the Central Valley around Fresno and Bakersfield, and for condos and townhomes in Southern California and the Bay Area.

Rent in these areas is often closer to the full payment than on a coastal home at twice the price, which can make the ratio easier to clear. Leverage is often closer to the program limits of 80% LTV on purchases and 75% on cash-out, and reserve requirements are often lighter than on the largest loans, though both vary by program.

Wildfire insurance, HOA dues on condos and local rent rules still apply at this size, so get an insurance quote and the HOA budget early.

LendingStreet's DSCR terms for large California loans

Rates start at 6.125% for well-qualified DSCR borrowers, and short-term rental DSCR starts at 6.49%. Larger balances are priced case by case. Purchases go up to 80% LTV and cash-out refinances up to 75%, though maximum LTV on large balances is often lower. The minimum credit score is 620, with better pricing at higher scores.

No W-2s or tax returns are required, LLC borrowers are allowed and 30-year fixed options are available. The financing team reviews your California scenario and comes back with 2-3 options, so you can compare leverage and payment before you commit.

Common questions

Does LendingStreet lend on $1M+ rentals in California?

Yes. LendingStreet finances investment property in California, including high-value single-family rentals, 2-4 unit buildings and condos above $1 million. DSCR loans start at $150,000 with no stated maximum, and larger balances are reviewed case by case.

Is there a maximum DSCR loan amount in California?

Our DSCR programs have no stated maximum. Large balances get a closer review, and maximum LTV is often lower and reserves higher than on a smaller loan.

How much do I need down on a $1.5M California rental?

Up to 80% LTV is possible on purchases, but at California prices the ratio often requires more equity. Run the rent, taxes and insurance through the DSCR calculator to see what loan amount clears 1.0x.

Will an ADU count toward my DSCR?

Often, if the ADU is permitted and the appraisal supports its rent. Unpermitted units are frequently excluded, so have the permit history ready.

Can I finance a Lake Tahoe or Palm Springs vacation home as an STR?

Yes, if local rules allow the property to be operated as a short-term rental. STR DSCR loans can qualify on projected revenue, with rates from 6.49% for qualified borrowers. Confirm permits with the city or county first.

Does wildfire risk stop a DSCR loan?

Not by itself. The property needs insurance that meets the lender's requirements, and the premium is part of the payment. Get a quote early, since a high premium can lower the ratio.

Do rent control rules affect a DSCR loan?

They can affect the rent you use to qualify, especially on tenant-occupied 2-4 unit buildings. Confirm how state and local rules apply to the property with local counsel.

Can I cash out equity from a California rental I already own?

Yes. Cash-out refinances go up to 75% LTV, and the new, larger payment must still meet the program's minimum ratio. Seasoning rules vary by program.

Do you finance $500K to $1M rental loans in California?

Yes. DSCR loans start at $150,000 with no stated maximum, and $500K to $1M loans are common for Inland Empire and Sacramento-area single-family rentals, Central Valley homes, and Southern California and Bay Area condos and townhomes.
