In a metro where a typical house sells for well under $300,000, a $1.5 million rental loan is unusual. It is not unheard of, though. Newer townhome-style 8-unit buildings in Marion and Hiawatha, high-end homes near Cedar Rapids Country Club and Indian Creek, and investors refinancing a finished build-to-rent project can all land in jumbo territory.
In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ for purchase, rate-and-term and cash-out on high-value 1-8 unit rentals in the Cedar Rapids area. Like all our DSCR loans, they qualify on the property's rent, not your personal income. Larger balances get more review, and maximum LTV can be lower and varies by program. In this market, jumbo balances usually mean a newer 5-8 unit building or a portfolio rather than a single house.
Be realistic about the stock. A single-family home here rarely rents for enough to support a $1.5M loan, even in the best neighborhoods. The properties that do reach jumbo size tend to be:
That honesty helps you plan. If your target is a single luxury house, the rent may support only a smaller loan, and a large down payment would be required. If your target is a newer multi-unit building, the rent is much more likely to carry a jumbo balance.
This example is illustrative and not a quote. An investor finished an eight-unit townhome building in Marion and owes $1,520,000 on the construction loan. The building appraises at $2,350,000, and each three-bedroom unit leases for $1,800, or $14,400 a month. Taxes are budgeted at $3,150 a month on the new assessment and insurance at $640.
A rate-and-term loan of $1,520,000, about 65% of value, has estimated principal and interest of about $10,369 and a full payment of about $14,159, for a DSCR of about 1.02x. At 75% LTV the loan would be $1,762,500 and the DSCR would fall to about 0.91x, below 1.0x. Lower leverage is the structure that works here.
| Item | About 65% LTV | 75% LTV |
|---|---|---|
| Loan amount | $1,520,000 | $1,762,500 |
| Estimated principal and interest | $10,369 | $12,023 |
| Taxes and insurance | $3,790 | $3,790 |
| Total payment | $14,159 | $15,813 |
| DSCR | About 1.02x | About 0.91x |
Iowa property taxes are significant relative to value, and a new building is assessed at its full new value. Five or more units can be classified differently from one to four unit homes, so get the actual classification and projected bill from the assessor. Marion and Hiawatha are valued by the Linn County assessor; Cedar Rapids has its own city assessor.
On a jumbo loan the tax line can easily exceed $3,000 a month, and that is often what limits leverage more than the rent does.
Ask whether any tax abatement or exemption applies to new construction at the property and when it ends. If a reduced bill is temporary, we budget on the full bill so the loan still works when the reduction expires.
Jumbo loans get a closer look at the appraisal, your reserves and your experience owning similar property. Expect questions about lease terms, vacancy history and how the building is managed. Clean rent rolls and operating statements speed things up.
Reserves matter more here. A few months of the full payment in the bank shows the loan can be carried through a vacancy or a repair.
We also look at who will manage the property. A professional manager with local multifamily experience is a plus on a large building, and a written management agreement helps the review.
We also compare the building's rents with nearby newer properties. Rents well above the area need support from lease history and comparable rentals, because the loan depends on them.
Carriers look closely at roof age and materials after the 2020 derecho, and a new building with a new roof prices better. Wind and hail deductibles on large policies can be a percentage of the insured value, so read the policy, not just the premium. If any part of the property touches a mapped flood zone, flood coverage is required.
Jumbo DSCR loans cover all three. A purchase of a newer 8-unit building in Hiawatha or Marion uses the appraised value or price, whichever is lower. A rate-and-term refinance replaces a construction loan or older financing without pulling significant cash. A cash-out refinance can return equity to an investor who built or bought well and wants to fund the next project.
On cash-out, maximum leverage is typically lower than on a purchase, and at jumbo balances the gap can be wider. Run the DSCR at the leverage you expect, then check whether the cash you need is still available. Seasoning rules for cash-out vary by program.
Whichever route you take, the property must stand on its own rent. On a large Cedar Rapids area building, that usually means modest leverage, a full tax budget and solid reserves.
If the property is a single 5-8 unit building under about $1.5M, our standard 5-8 unit DSCR program covers it. If you own several Cedar Rapids rentals worth $1.5M together, a blanket portfolio loan may be simpler than one jumbo loan. Jumbo fits when one high-value property carries the whole balance.
