Charlotte's larger rental loans usually fall into two groups: executive homes in south Charlotte and its suburbs, and waterfront houses on Lake Norman and Lake Wylie. The lake homes can qualify on short-term rental income, which changes the math a lot.
In short: LendingStreet finances $500K to $1M+ rentals across the Charlotte region with DSCR loans that qualify on the property's rent, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, rates start at 6.125% for well-qualified borrowers and short-term rental DSCR starts at 6.49%. Purchases go up to 80% LTV and cash-out up to 75%, often less on large balances. The things that decide most large Charlotte files are whether a lake home can legally operate as an STR, which state the property is in, since South Carolina taxes investment property differently, and the HOA's leasing rules.
The property type usually sets the rent type, and the rent type sets the loan. This table shows how the common paths compare. Details vary by program and location.
| Item | In-city executive home | Suburban home, NC or SC | Lake Norman or Lake Wylie waterfront |

Charlotte's most expensive in-city homes are in Myers Park, Eastover, Foxcroft and Dilworth, with newer construction around SouthPark and Cotswold. Tenants at the top end include banking and finance professionals, health care executives and families relocating with large employers headquartered in the city.
Many of these homes are older and on large, tree-covered lots, which can mean higher insurance and repair questions. Newer infill homes in Dilworth, Plaza Midwood and NoDa often insure more cleanly. South End has luxury condos and townhomes near the light rail that lease to young professionals.
At $1M+, one rent has to cover a large payment, so many of these homes need more equity than the program maximum to reach a 1.0x ratio.
Lake Norman, north of the city, is lined with waterfront homes in Cornelius, Davidson, Huntersville and Mooresville. Lake Wylie, to the southwest, straddles the North Carolina and South Carolina line. Both draw vacation renters in summer and corporate tenants year-round.
Our STR DSCR program qualifies on projected revenue, with rates from 6.49% for qualified borrowers. Whether a lake home can run as a nightly rental depends on the town's zoning, any registration rules and, most often, the HOA. Many lake communities restrict or ban rentals under 30 days. Confirm the rules in writing before you count on STR income.
Waterfront homes also bring items an inland house does not. Docks and shoreline work on these lakes generally require permits from Duke Energy, which manages the reservoirs. Ask the seller for dock permits and check whether any structures were built without them.
This example is illustrative and not a quote. An investor buys a waterfront home on Lake Norman for $1,600,000. A long-term lease would bring about $8,500 a month. Where STR use is allowed, projected revenue is about $150,000 a year, or $12,500 a month. Taxes are budgeted at $900 a month, insurance at $450 and HOA dues at $100.
At 70% LTV the loan is $1,120,000. At a sample rate of 7.75% on a 30-year fixed, principal and interest is about $8,024. The total payment is about $9,474.
On projected STR revenue, DSCR is $12,500 divided by $9,474, or about 1.32x. On the long-term lease, DSCR is about 0.90x, below the 1.0x standard minimum. The same house only qualifies at this leverage if STR use is legal and the projection holds up in review. Some lenders also apply expense or vacancy factors to STR revenue, so the ratio used can be lower than this simple version.
| Item | Long-term lease | Projected STR revenue |
|---|---|---|
| Loan amount (70% LTV) | $1,120,000 | $1,120,000 |
| Principal and interest at 7.75% | $8,024 | $8,024 |
| Taxes, insurance and HOA | $1,450 | $1,450 |
| Total monthly payment | $9,474 | $9,474 |
| Monthly income used | $8,500 | $12,500 |
| DSCR | About 0.90x | About 1.32x |
Charlotte's suburbs spill across the state line into York and Lancaster counties in South Carolina, including Fort Mill, Tega Cay, Rock Hill, Indian Land and Lake Wylie. Many investors buy there for newer homes and strong schools.
South Carolina generally assesses owner-occupied homes at 4% of value and other property, including rentals, at 6%. That means a rental can carry a noticeably higher tax bill than the same house would for an owner-occupant. In North Carolina, Mecklenburg County and its neighbors reappraise periodically, and a reappraisal can change your bill.
Either way, base the tax figure on your purchase price and investor status, not the seller's bill. The county assessor or your closing attorney can confirm.
Charlotte sits well inland, but remnants of tropical storms, severe thunderstorms and falling trees cause claims. Some homes along Sugar Creek, McAlpine Creek, Briar Creek and other streams are in mapped flood zones. Waterfront homes on the lakes may need flood coverage depending on elevation and mapping.
Get a real quote during due diligence, including any flood coverage, and use it in your ratio. On older homes in Myers Park and Eastover, roof age and large trees near the house often drive the premium.
A large share of Charlotte rental financing falls between $500K and $1M. Typical properties include South End townhomes and condos, renovated homes in Plaza Midwood, NoDa and Wesley Heights, and suburban rentals in Matthews, Mint Hill, Huntersville, Concord, Indian Trail and Fort Mill.
On these balances, leverage is often nearer the program maximums: up to 80% LTV on a purchase and up to 75% on a cash-out refinance. Reserves are often lighter than on a $1M+ file, but both vary by program, and the rent still has to clear the 1.0x standard minimum.
HOA leasing rules are common in newer suburban communities on both sides of the state line. Some cap the number of rented homes. Check before you buy.
Above $1M, the loan still qualifies on rent, with no W-2s or tax returns, a 620 minimum credit score and 30-year fixed options. Maximum LTV is often lower, reserve requirements are often higher and some programs require a second appraisal or a more detailed review.
Waterfront and estate homes can have few close comparable sales, and appraisers may need to look further afield or across a longer time period. Pricing on large balances is set case by case.
If you own five or more Charlotte-area rentals, a blanket portfolio loan can finance them on one closing with portfolio pricing, qualifying on the portfolio's combined cash flow.

Yes, if the town and HOA allow STR use. STR DSCR loans qualify on projected revenue, with rates from 6.49% for qualified borrowers. Get the rental rules in writing first.
South Carolina generally assesses rentals at 6% of value versus 4% for owner-occupied homes, so a Fort Mill or Tega Cay rental can carry a higher tax bill than the seller paid. That bill goes into your payment.
Our DSCR programs have no stated maximum. Loans start at $150,000, and larger balances are reviewed and priced case by case. On larger loans, maximum LTV is often lower and reserves higher.
It depends on the home's elevation and FEMA mapping. If the property is in a special flood hazard area, flood insurance is generally required, and the premium counts in the payment.
It can. Lenders and insurers may ask for dock permits. Docks on Lake Norman and Lake Wylie generally require approval from Duke Energy, so ask the seller for the permit.
Yes. Cash-out goes up to 75% LTV, often lower on large balances, and the rent must still clear the program minimum at the new, larger payment.
No. LendingStreet finances non-owner-occupied investment property only, so personal-use vacation homes do not qualify.
Common fixes are more equity or a sub-1.0 DSCR program, which can work when the ratio lands just under 1.0x. The financing team can show the options side by side.
Yes. DSCR loans start at $150,000 with no stated maximum, and $500K to $1M loans are common for South End townhomes, in-town renovated homes and suburban rentals on both sides of the state line.
