Charlottesville punches above its size on property values, thanks to the University of Virginia, a strong healthcare sector and the estate country around Ivy, Keswick and Farmington. Short-term rental rules, though, tie most nightly rentals to a resident host.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for Charlottesville-area rentals, qualified on rent rather than personal income. Large files here include estate homes in Albemarle County, homes near UVA and small multi-unit buildings close to the Corner. Both the city and Albemarle County generally require short-term rentals to have a resident host, so most jumbo loans here run on long-term leases.
Close to UVA, the Venable, Lewis Mountain, Rugby Road and Fry's Spring areas have large older homes and multi-unit buildings that lease to graduate students, faculty and hospital staff. Belmont and the Downtown Mall area add renovated homes and small buildings.
In Albemarle County, Ivy, Farmington, Keswick and Free Union have estate homes, often on acreage with wells and septic. Crozet and Earlysville have newer subdivisions with larger homes that lease to UVA and medical families.
| Property | Where | Question |
|---|---|---|
| 5 to 8 unit building | Near the Corner, Venable, Fry's Spring | Zoning, parking and student lease cycles |
| Estate home on acreage | Ivy, Farmington, Keswick, Free Union | Well, septic, land use taxation and comparables |
| Large newer home | Crozet, Earlysville, Glenmore | HOA leasing rules |
Think of a jumbo DSCR loan as the same rent-based loan investors already use, sized for higher-value property. LendingStreet offers these from about $1.5M up to $5M+ on 1 to 8 unit rentals, for purchase, rate-and-term or cash-out.
There are no W-2s or tax returns. The lender divides rent by the full housing payment and generally looks for 1.0x or more, with sub-1.0 programs for some files. A 620 credit score is the floor, LLC ownership is normal and 30-year terms are available. Expect leverage below the 80% purchase and 75% cash-out maximums on the largest loans, since it varies by program.
Virginia charges a state recordation tax on deeds and deeds of trust, with the city or county adding a local share, and the seller usually pays a grantor tax. On a jumbo loan, the recordation tax on the deed of trust is a real closing cost, so ask your settlement agent for the figure.
Both Charlottesville and Albemarle County reassess annually. Rates differ between the city and county, and some Albemarle properties are in land use programs that can carry rollback taxes if the use changes. Check the parcel record before you buy acreage.
This example is illustrative and not a quote. Here is how the single high-value rental works at two loan sizes. An investor buys a home on several acres in Ivy for $2,100,000 and leases it to a relocating physician's family. It rents for $11,000 a month. Taxes are budgeted at $1,490 a month, insurance at $500.
At 75% LTV the loan is $1,575,000 and estimated principal and interest is about $10,878, for a total payment of about $12,868 and a DSCR of about 0.85x. At 60% LTV the loan is $1,260,000, estimated principal and interest is about $8,703, the payment is about $10,693 and DSCR is about 1.03x.
High-value homes here rarely rent for enough to cover a 75% loan, which is why many Charlottesville estate files come in near 60% LTV. A small building near UVA usually shows stronger coverage per dollar.
| Item | 75% LTV | 60% LTV |
|---|---|---|
| Loan amount | $1,575,000 | $1,260,000 |
| Estimated principal and interest | $10,878 | $8,703 |
| Property taxes | $1,490 | $1,490 |
| Insurance | $500 | $500 |
| Total monthly payment | $12,868 | $10,693 |
| Monthly rent | $11,000 | $11,000 |
| DSCR | About 0.85x | About 1.03x |
Estate homes in Albemarle often rely on wells and septic, private roads and older outbuildings. Insurers ask about distance to fire hydrants and the fire department, roof age and wood stoves. Storms and ice can bring down trees.
Charlottesville and Albemarle County both regulate short-term rentals as homestays and generally require the host to live on the property. That does not fit an investor loan, so plan on long-term leases. Check current rules before you buy.
Near UVA, leases often run August to August, and many are signed months ahead. Underwriting uses current leases or market rent, so bring signed leases for the coming year if you have them.
Executive and medical relocations are the other big source of high-end tenants. UVA Health and the university recruit faculty and physicians who often rent for a year or two before buying, which supports demand for larger homes in Ivy, Crozet and Glenmore.
Charlottesville can produce true jumbo-value single rentals, but long-term rents on estate homes usually limit leverage.
Underwriting tightens as the loan grows. Reserves are typically higher, appraisals are reviewed more closely and a second valuation may be required on some programs. At the top end, few nearby sales and leases match the subject property, so documentation of rent matters.
If coverage falls short, you can bring more cash, resize the loan or look at a sub-1.0 DSCR program.
For refinances, the same rules apply with a few changes: cash-out is capped at 75% LTV and frequently set lower for big balances, rate-and-term goes to 80% LTV on some programs, and the ownership period required before cash-out varies by program.
Having these ready shortens the back-and-forth.

No stated cap. Jumbo DSCR loans generally start around $1.5M and go to $5M+, and the bigger the balance, the more review and the lower the typical maximum LTV.
