Jumbo DSCR Loans for Cincinnati and Hamilton County Rentals

In Cincinnati, the detail that most often changes a large rental loan is a tax abatement. Many renovated buildings in Over-the-Rhine and other city neighborhoods were bought with abated taxes, and when the abatement ends, the payment can rise sharply.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for Cincinnati-area rentals, qualified on rent with no W-2s or tax returns. Large files here include 5 to 8 unit buildings in Over-the-Rhine and Mount Adams, homes in Hyde Park and Indian Hill and portfolios. Check whether a property has a tax abatement and when it ends, and check hillside stability on sloped lots.

Cincinnati property that reaches jumbo size

Over-the-Rhine, Pendleton and Mount Auburn have Italianate brick buildings, many renovated into apartments. Mount Adams, Columbia Tusculum and Clifton near the University of Cincinnati add smaller multi-unit buildings and townhouses.

Hyde Park, Mount Lookout, Oakley and East Walnut Hills have larger homes, and Indian Hill and Terrace Park offer estate properties. Across the river, Covington and Fort Thomas are in the metro but follow Kentucky law.

Jumbo DSCR basics before you shop Cincinnati

LendingStreet's jumbo DSCR program covers loans of roughly $1.5M to $5M+ for investors buying or refinancing 1 to 8 unit rental property, including cash-out.

Your income is not the test; the property's is. Divide the monthly rent by the full payment, including taxes, insurance and HOA dues, and most programs look for at least 1.0x. Credit starts at 620, title can sit in an LLC and 30-year terms are available. Maximum LTV is 80% on purchases and 75% on cash-out, and a large balance usually means a lower ceiling than that, which varies by program.

Abatements, levies and Hamilton County taxes

Ohio taxes property on a 35% assessment ratio, and Hamilton County bills vary by school district and levies. The city has long offered Community Reinvestment Area abatements on renovated and new residential buildings, which can reduce taxes for years.

When an abatement ends, the tax bill jumps to the full amount. If you buy a building with an abatement, find out how many years remain and run your ratio on both the abated and full tax. Lenders underwrite on the current bill but will notice a short remaining term.

Outside the city, suburbs such as Indian Hill, Wyoming and Mariemont have their own levies and school districts, so two homes at the same price can carry very different bills. Ohio also charges a county conveyance fee on transfers, usually paid by the seller.

Worked example: an eight-unit building in Over-the-Rhine

This example is illustrative and not a quote. Here is how the 5 to 8 unit building works at two loan sizes. An investor buys a renovated eight-unit building in Over-the-Rhine for $2,050,000, with full taxes and no remaining abatement. It rents for $15,200 a month. Taxes are budgeted at $2,400 a month, insurance at $950.

At 75% LTV the loan is $1,538,000 and estimated principal and interest is about $10,623, for a total payment of about $13,973 and a DSCR of about 1.09x. At 65% LTV the loan is $1,332,000, estimated principal and interest is about $9,200, the payment is about $12,550 and DSCR is about 1.21x.

If the building still had an abatement, the tax line would be lower today, but you should still test the ratio on the full tax to see where you land when it ends.

Hills, landslides and old buildings

Cincinnati's hillsides are prone to landslides, and some streets and lots have a history of slope movement. Older brick buildings may have foundation and drainage issues. Standard insurance generally excludes earth movement.

Cincinnati STR registration and long-term leases

Cincinnati requires short-term rentals to register with the city and pay applicable taxes. Rules continue to evolve, so check current requirements before relying on nightly income.

Most jumbo files here are underwritten on 12-month leases. Near UC, many leases run on the academic year, so expect a summer gap in some units and bring signed leases for the coming year if you have them.

Over-the-Rhine and other historic districts require approval before exterior changes, and some buildings carry deed restrictions from past redevelopment programs. Ask the seller for any recorded agreements, and confirm the legal unit count with the city before you rely on the rent roll.

Underwriting a big balance in Cincinnati

Cincinnati does have large homes and buildings at jumbo values, but many requests are multi-unit buildings or portfolios rather than single homes.

Underwriting tightens as the loan grows. Reserves are typically higher, appraisals are reviewed more closely and a second valuation may be required on some programs. At the top end, few nearby sales and leases match the subject property, so documentation of rent matters.

If coverage falls short, you can bring more cash, resize the loan or look at a sub-1.0 DSCR program.

For refinances, the same rules apply with a few changes: cash-out is capped at 75% LTV and frequently set lower for big balances, rate-and-term goes to 80% LTV on some programs, and the ownership period required before cash-out varies by program.

Common questions

What happens when my Cincinnati tax abatement ends?

Taxes rise to the full amount. Test your ratio on the full tax before you buy.

How big a loan can a single rental support?

As big as its rent supports. Jumbo DSCR loans run about $1.5M to $5M+, with no stated maximum, but the property still has to cover the full payment, usually at 1.0x or better.

Does hillside risk affect my loan?

It can affect value and insurance. A geotechnical review can help on steep lots.

Do I need tax returns or W-2s?

No. Jumbo DSCR loans qualify on the property's rent compared with its payment. You still need a 620 minimum credit score, reserves and documentation of your down payment.

Can I include Covington rentals in a Cincinnati portfolio?

On some programs, properties in more than one state can be combined under a blanket loan. Each state's rules apply.

Can I hold title in an entity?

Yes. Most of our jumbo DSCR borrowers close in an LLC. Bring the articles, operating agreement and EIN letter, and expect to sign for the loan personally.

Could I live in one unit of a fourplex?

No. Our investor loans are business-purpose loans on non-owner-occupied property, and that applies to every unit.
