Jumbo DSCR Loans for El Paso Rental Investors

El Paso is a large, steady rental market with modest prices, driven by Fort Bliss, UTEP, the medical center and cross-border trade. Few single homes here reach $1.5M, so jumbo loans usually finance portfolios built over years.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ in El Paso, qualified on rent with no W-2s or tax returns. In this metro, those balances usually come from refinancing many single-family rentals, a 5 to 8 unit building near UTEP or a high-end home in the Upper Valley or on the Westside. Texas property taxes, with no homestead exemption for investors, are usually the biggest cost after principal and interest.

How El Paso investors reach a jumbo balance

The Eastside, Northeast and far east communities near Fort Bliss, including the Montwood and Tierra del Este areas, have newer single-family homes that lease to soldiers, civilian staff and their families. Horizon City and Socorro add lower-priced newer homes.

Kern Place, Sunset Heights and the area around UTEP have older homes and small apartment buildings. The Upper Valley and the Westside along the Franklin Mountains have the city's larger custom homes, some on acreage.

Because typical values are modest, an investor usually needs 12 or more homes to reach $1.5M. That makes portfolio refinances the most common jumbo request here.

What qualifies a large El Paso rental loan

Think of a jumbo DSCR loan as the same rent-based loan investors already use, sized for higher-value property. LendingStreet offers these from about $1.5M up to $5M+ on 1 to 8 unit rentals, for purchase, rate-and-term or cash-out.

There are no W-2s or tax returns. The lender divides rent by the full housing payment and generally looks for 1.0x or more, with sub-1.0 programs for some files. A 620 credit score is the floor, LLC ownership is normal and 30-year terms are available. Expect leverage below the 80% purchase and 75% cash-out maximums on the largest loans, since it varies by program.

El Paso property taxes and no homestead for investors

Texas has no state income tax, so local property taxes carry much of the load, and El Paso's combined rates are high compared with many Texas metros. City, county, school district, community college and hospital district rates all apply, and some newer east-side subdivisions add a municipal utility district.

Homestead exemptions and the homestead appraisal cap only apply to a primary residence. When you buy from an owner-occupant, expect the bill to reflect full value. The El Paso Central Appraisal District sets values each year, and many investors protest them.

Texas has no real estate transfer tax, so closing costs are mostly title and lender fees.

Worked example: refinancing 14 El Paso rentals

This example is illustrative and not a quote. Here is how the portfolio refinance works at two loan sizes. An investor owns 14 single-family rentals on the east side, worth $2,100,000 together. It rents for $21,000 a month. Taxes are budgeted at $4,400 a month, insurance at $1,300.

At 75% LTV the loan is $1,575,000 and estimated principal and interest is about $10,878, for a total payment of about $16,578 and a DSCR of about 1.27x. At 65% LTV the loan is $1,365,000, estimated principal and interest is about $9,428, the payment is about $15,128 and DSCR is about 1.39x.

Taxes are the largest cost after principal and interest here, even more than insurance. A blanket loan pulls all 14 homes into one closing and one payment.

Heat, monsoon storms and insurance

El Paso's desert climate means intense summer heat, and the July to September monsoon brings sudden heavy rain and flash flooding in arroyos and low streets. Hail occurs too. Insurers look at roof age, cooling systems and drainage. Many homes use refrigerated air or evaporative coolers, which need upkeep.

Military tenants and El Paso leasing

Fort Bliss is one of the largest Army installations in the country, and many tenants are soldiers who may end leases early under the Servicemembers Civil Relief Act when they receive orders. Basic allowance for housing shapes what they can pay.

Most jumbo files here are underwritten on 12-month leases. El Paso regulates short-term rentals locally; confirm current rules before relying on nightly income. Sunland Park and Santa Teresa across the line are in New Mexico and follow that state's rules.

What changes when the balance passes $1.5M

Single rentals at $1.5M+ are rare in El Paso. Jumbo here usually means a portfolio, sometimes a small building or an Upper Valley estate.

Large balances get more scrutiny. Reserve requirements are often higher, the appraisal review is more detailed and some programs ask for a second appraisal. Comparable sales and comparable leases can be thin at the top of a market, so be ready to support both value and rent.

If the ratio comes up short, the usual fixes are a larger down payment, a different loan amount or a sub-1.0 DSCR program where one fits.

On a cash-out refinance, maximum LTV is up to 75% and often lower on a big balance, and how long you must own the property first varies by program. Rate-and-term refinances can go up to 80% LTV on some programs.

Common questions

Why are taxes so high on my El Paso rentals?

Texas relies heavily on property taxes, El Paso's combined rates are relatively high and investors do not get homestead exemptions. Use the full bill for each home.

Is there a cap on loan size?

No stated cap. Jumbo DSCR loans generally start around $1.5M and go to $5M+, and the bigger the balance, the more review and the lower the typical maximum LTV.

Can I include New Mexico rentals near El Paso?

On some programs, properties in more than one state can be combined under one blanket loan. Each state's rules apply.

Do self-employed investors need two years of returns?

No. DSCR underwriting uses the property's rent instead of personal income. Expect a credit check with a 620 minimum and verification of reserves and down payment funds.

How do Fort Bliss tenants affect my loan?

Underwriting uses the lease or market rent. Plan reserves for turnover when soldiers receive orders.

Can the loan close in my LLC?

Yes. LLC borrowers are standard. You will usually sign for the loan personally as well, and we will ask for the LLC's formation documents and operating agreement.

Do you finance second homes or primary residences?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the property must be a rental, not a home you occupy.
