Northwest Arkansas now has a real luxury market: modern homes near downtown Bentonville, estates in Pinnacle Hills, lake houses on Beaver Lake and executive homes in Fayetteville. Even so, most $1.5M-plus DSCR loans here finance income buildings rather than single-family homes.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for purchase, rate-and-term and cash-out on high-value 1-8 unit rentals across Fayetteville, Bentonville, Rogers and the rest of Northwest Arkansas. Loans qualify on rent with no tax returns or W-2s. Larger balances get more review and maximum LTV can be lower, varying by program.
Three kinds of properties come up. Executive homes in downtown Bentonville, Pinnacle Hills in Rogers and parts of Fayetteville lease to relocating executives and vendor leadership, often on corporate terms. Lake homes on Beaver Lake can work as long-term or short-term rentals. And newer 6-8 unit townhome and apartment buildings in Bentonville, Rogers and Fayetteville reach jumbo prices on income.
Being candid helps: luxury homes rarely rent for enough to support high leverage. Income buildings do it far more easily, which is why they make up most jumbo files in this metro.
That does not mean a large single-family rental cannot work. It means the file needs lower leverage, strong rent support and enough reserves to satisfy a larger-balance review.
| Property | Where | Main issue |
|---|---|---|
| Executive home | Downtown Bentonville, Pinnacle Hills, Fayetteville | Rent rarely supports high leverage |
| Lake home | Beaver Lake shoreline | Rental rules, access, seasonal income |
| Newer 6-8 unit building | Bentonville, Rogers, Fayetteville | Rent roll quality and leverage |
| Several rentals | Across the metro | A blanket loan may fit better |
This example is illustrative and not a quote. An investor built an eight-unit townhome building in Bentonville and still owes $1,320,000 on short-term financing. The building now appraises at $2,480,000 and each unit leases for $2,350, or $18,800 a month. Taxes are $1,700 and insurance $950 a month, and closing costs are about $22,000.
At 70% LTV the new loan is $1,736,000. Estimated principal and interest is about $12,138, the payment about $14,788 and the DSCR about 1.27x. After the payoff and costs, the investor takes out about $394,000. At 65% LTV the loan is $1,612,000, the DSCR about 1.35x and the cash about $270,000.
The difference between the two scenarios is more than $100,000 of cash, so it is worth choosing deliberately rather than defaulting to the maximum.
| Item | 70% LTV | 65% LTV |
|---|---|---|
| New loan | $1,736,000 | $1,612,000 |
| Estimated principal and interest | $12,138 | $11,271 |
| Taxes and insurance | $2,650 | $2,650 |
| Total payment | $14,788 | $13,921 |
| Gross rent | $18,800 | $18,800 |
| DSCR | About 1.27x | About 1.35x |
| Estimated cash to investor | $394,000 | $270,000 |
Relocations to the Walmart Home Office and supplier offices create demand for high-end rentals, sometimes on corporate leases. These can qualify, but the rent has to support the payment. Bring the signed lease, any corporate terms and comparable rentals. If comparable leases are scarce, the appraiser's market rent may be lower than your lease, and the loan will be sized on the supportable figure.
At lower leverage, or with a sub-1.0 DSCR program in some cases, an executive home can work. At high leverage it usually does not.
Beaver Lake is a U.S. Army Corps of Engineers reservoir, and private docks and shoreline use follow Corps rules. Some lake homes rent well to summer visitors and groups, and on some programs an STR can qualify on projected revenue. Check county rules, any HOA limits and how seasonal the income is before you buy, and confirm dock permits transfer with the property.
Lake homes often have private wells, septic systems and steep driveways. Expect inspections of those systems and questions about access in ice storms.
Larger balances get more review: maximum LTV can be lower, reserves can be higher and the appraisal may get extra scrutiny. The loan still qualifies on rent, with a 620 minimum credit score and 30-year terms available. Pricing on large balances is set case by case.
Underwriters also look at tenant concentration. A building leased mostly to employees of one company, or a home with a single corporate tenant, may need more explanation. Diverse tenants and longer leases help.
Arkansas assesses property at a 20% assessment ratio. A newly built building may jump in value at its first full assessment, so model taxes on the finished value. Insurance on large properties carries wind and hail deductibles that can be a significant dollar amount; read them carefully and keep reserves to match.
Ask the seller or builder for the current policy and any claims history, and confirm whether the roof is impact-rated.
Newer townhome and small apartment buildings in Bentonville, Rogers and Fayetteville tend to lease well to professionals new to the region. Garages, in-unit laundry and walkable locations near downtown squares and the Razorback Greenway all support rent.
Bring a rent roll with lease dates, a trailing operating statement, the tax record and an insurance quote. If the building is new and lease-up is still underway, a bridge loan until it is fully leased may be the better first step before the jumbo refinance.
If your large balance comes from several rentals, a blanket portfolio loan can combine five or more properties on one closing, qualify on portfolio cash flow and release individual properties when sold.
That structure can also combine a larger building with smaller rentals that would be modest loans on their own, under one payment and one set of documents.
Send the rent roll and leases, a trailing operating statement if available, the purchase contract or payoff letter, the tax record, an insurance quote and LLC documents. For a lake home, include dock permits and any rental history.
