Oahu is one of the few places where a single-family rental routinely needs a jumbo loan. A house near the water in Kailua or a view home above Diamond Head can cost several million dollars, and the financing has to work around rents that do not scale with those prices.
In short: LendingStreet makes jumbo DSCR loans of about $1.5M to $5M+ on high-value 1-8 unit rentals in Honolulu and across Oahu, for purchase, rate-and-term and cash-out, qualified on rent with no W-2s or tax returns. Larger balances get more review and max LTV varies by program. On Oahu's luxury homes, the rent usually supports a lower loan-to-value, so most jumbo borrowers here put down a larger share or use a sub-1.0 DSCR program.
High-value rentals concentrate along the south and windward shores and in a few established neighborhoods. Kahala, Diamond Head and the slopes above Waialae have estate homes and view properties. Kailua and Lanikai have beach-area homes in high demand, and Hawaii Kai has waterfront homes on the marina. Manoa, Nuuanu and parts of Kaneohe also have large homes on big lots.
Tenants for these homes include executives, physicians, military officers with high housing allowances and families relocating to the island, usually on 12-month leases.
| Area | Typical property | Key underwriting issue |
|---|---|---|
| Kahala, Diamond Head | Estate and view homes | Few comparable leases |
| Kailua, Lanikai | Beach-area homes | Flood zones, STR rules |
| Hawaii Kai | Marina and waterfront homes | Flood insurance, HOA |
| Manoa, Nuuanu | Large homes on big lots | Rent support, older systems |
On Oahu's most expensive homes, rent is a small share of the price. A home worth several million dollars may lease for a monthly rent that covers a payment on only about half the value. That is the main reason jumbo DSCR loans in Honolulu often close well below the program maximum LTV.
Bring signed leases or strong comparable rents. The appraiser's rent estimate on a luxury home can vary, and a better-documented rent directly increases the loan the property can support.
Military officers and senior civilians often rent near Kailua and Kaneohe for access to Marine Corps Base Hawaii, and in East Honolulu for access to town. A lease to a household with a housing allowance can be a stable source of rent, though military moves can mean shorter tenancies.
This example is illustrative and not a quote. An investor buys a Kailua home for $2,800,000 that leases for $12,500 a month on a 12-month lease. Taxes are budgeted at $950 a month and insurance, including hurricane and flood coverage, at $450.
The table shows the payment and DSCR at three loan sizes. At 55% LTV the loan is $1,540,000, the payment is about $11,906 and the DSCR is about 1.05x, above the 1.0x standard minimum. At 65% the ratio falls below 1.0x, which could still work on a sub-1.0 DSCR program with more reserves.
The investor in this example brings a large down payment, but the property still covers its payment from rent. Many Oahu jumbo buyers accept that trade for a high-quality, appreciating asset; the loan simply has to be sized to the lease.
| LTV | Loan | Est. principal and interest | Payment with T&I | DSCR |
|---|---|---|---|---|
| 65% | $1,820,000 | $12,416 | $13,816 | About 0.90x |
| 60% | $1,680,000 | $11,461 | $12,861 | About 0.97x |
| 55% | $1,540,000 | $10,506 | $11,906 | About 1.05x |
Honolulu generally does not allow rentals of less than 30 days outside resort-zoned areas such as parts of Waikiki, Ko Olina and Turtle Bay, apart from a limited number of units with nonconforming use certificates. A 2022 city ordinance that raised the minimum stay to 90 days was challenged in federal court, so confirm the current rule with the Department of Planning and Permitting before you buy.
Most high-value homes outside resort zones are therefore underwritten on long-term leases. For a jumbo loan that relies on nightly income, look at legally permitted properties or at other islands' resort areas where county rules allow it.
Insurance for a large Oahu home includes a landlord policy, a separate hurricane policy and, near the shore in Kailua, Lanikai or Hawaii Kai, flood insurance. Premiums on high-value homes are large, and some carriers have limited new policies in Hawaii. Get quotes early, since they affect the ratio directly.
Ask about roof age, impact-rated windows and any hurricane clips or straps, since those features can help with coverage options on a large Oahu home.
Honolulu taxes residential property without a home exemption in a separate class with higher charges on value above certain tiers, so a multimillion-dollar rental carries a much larger tax bill than an owner-occupied home of the same value. Use the actual non-homeowner figure in your numbers.
Jumbo DSCR loans still require a 620 minimum credit score and offer 30-year terms. Expect higher reserve requirements, a closer appraisal review and sometimes a second appraisal on larger balances. Pricing is set case by case. Leasehold properties and condos in buildings with significant issues are harder to finance at any size.
Allow extra time on a jumbo file. Appraisals of luxury homes on Oahu can take longer because comparable sales are spread out, and reviewing a large loan involves more documentation of reserves and the property.
Owners of high-value Oahu rentals use jumbo refinances to replace maturing loans or pull equity. The same rent limits apply, so cash-out amounts are usually set by the ratio. A blanket portfolio loan can combine a high-value Oahu home with other rentals, including mainland properties on some programs, to qualify on combined cash flow.
Rate-and-term refinances on large rentals are also common when an older adjustable loan is nearing a reset. Starting early lets you compare a DSCR jumbo with renewing the existing loan.

Jumbo programs run from about $1.5M to $5M+, with larger balances reviewed case by case. The rent usually sets the practical limit.
