Idaho Falls is a moderately priced market, so a $1.5M rental loan is not common on a single-family home. When investors here need a jumbo balance, it is almost always for a new eightplex, a high-end property in a recreation area, or a group of rentals refinanced together.
In short: LendingStreet's jumbo DSCR loans finance high-value 1-8 unit rentals from about $1.5M to $5M+ for purchase, rate-and-term and cash-out, qualifying on the property's rent. In Idaho Falls, Ammon and Rexburg, that usually means a 5-8 unit building or several properties rather than one house. Larger balances get more review, and maximum LTV is often lower and varies by program.
The most common jumbo property in this market is a newer six- to eight-unit building in Ammon, Idaho Falls or Rexburg. Older buildings rarely reach the jumbo range on their own. Luxury single-family homes exist in neighborhoods near the river and golf courses and in the foothills east of town, but long-term rents on those homes seldom support a jumbo loan.
For investors with several duplexes and fourplexes, a blanket portfolio loan often reaches a jumbo balance by combining five or more properties.
Being honest about this up front saves time. If you are looking at a single luxury home in Idaho Falls as a long-term rental, run the rent against the price before you assume jumbo leverage. Most of these homes do better with a lower loan amount or are better held as part of a larger portfolio.
| Property | Jumbo fit | Comment |
|---|---|---|
| New eightplex in Ammon or Idaho Falls | Common | Rents support the loan at moderate leverage |
| Luxury single-family home | Rare | Rent is usually low relative to price |
| Several duplexes and fourplexes | Often via blanket loan | Five or more properties under one loan |
| Recreation-area home with STR history | Case by case | Depends on legal STR use and revenue |
The loan qualifies on rent, with no W-2s or tax returns, a 620 minimum credit score, LLC borrowers and 30-year terms. On larger balances, expect lower maximum LTV, higher reserves and closer review of the appraisal and rent roll. Pricing is set case by case.
Appraisals on new 5-8 unit buildings rely on rent comparables as well as sales. Signed leases at market rent and the building's certificate of occupancy are the strongest support. For buildings still in lease-up, a bridge loan may carry the property until it is fully occupied.
This example is illustrative and not a quote. An investor buys a newly built Ammon eightplex for $1,760,000. Each unit rents for $1,325, for $10,600 a month. At 70% LTV the loan is $1,232,000.
Estimated principal and interest on a 30-year term is about $8,404. Taxes, based on the full assessed value of the finished building, are $640 a month, and insurance is $440. The total payment is about $9,484 and DSCR is about 1.12x.
At this size, leverage often lands below program maximums, and that is normal. A 70% loan keeps the ratio comfortable and leaves room for a vacancy or two without strain, which lenders like to see on a large balance in a mid-sized market.
| Item | Monthly |
|---|---|
| Combined rent (8 units) | $10,600 |
| Estimated principal and interest | $8,404 |
| Property taxes | $640 |
| Insurance | $440 |
| Total payment | $9,484 |
| DSCR | 1.12x |
When a new building is first fully assessed, the tax bill can rise sharply from the lot-only assessment. Rentals do not receive Idaho's homeowner's exemption, and Bonneville County reassesses annually. Budget on the full value of the finished building, not on the most recent bill if it reflects a partial year or the vacant lot.
Ask the seller or builder for the assessor's latest valuation and when the building was first fully assessed. If the full assessment has not happened yet, budget on the purchase price times the current levy rate.
If you own five or more rentals, each with one to eight units, a blanket portfolio loan can put them under one loan with one closing and one payment, qualified on combined cash flow. Release provisions let you sell individual properties later. For many eastern Idaho investors, this is the more practical path to a large balance than a single jumbo loan.
Blanket loans can also hold properties in different eastern Idaho towns, such as a fourplex in Idaho Falls, duplexes in Ammon and a building in Rexburg, as long as each meets program requirements. Ask how release provisions would work if you plan to sell one property in the next few years.
Some high-value homes in eastern Idaho's recreation areas operate as short-term rentals for visitors heading to Yellowstone and Grand Teton. Our STR programs can qualify on projected revenue on some programs, if the property can legally operate as a short-term rental under county and HOA rules. Confirm that first.
Recreation-area revenue is seasonal, peaking in summer. Programs that use projected revenue typically average it across the year, so a strong summer has to carry the winter months.
If a property's revenue comes mostly from summer visitors, keep enough reserves to carry the payment through the slower winter months without relying on new bookings.
Larger buildings face higher premiums, and insurers look at roofs, heating and fire protection. Newer construction usually insures more affordably. Winter freeze protection and snow removal are routine costs for any large rental here.
Large-balance files also need clear documentation for down payment and reserves. Keep recent statements ready for every account you plan to use, and expect reserve requirements to be higher than on a smaller loan.
Rent roll and leases, the certificate of occupancy for new buildings, insurance quotes, the county assessment, entity documents and statements showing down payment and reserves.
On a large building, insurance carriers may ask for fire extinguisher and smoke detector service records and a recent roof inspection. Having them ready keeps the quote moving and the closing on schedule.

Less than in high-cost markets. They usually finance new 5-8 unit buildings or a portfolio of rentals.
Possibly, but long-term rent is often low relative to price, so leverage may need to be modest.
