Jumbo DSCR Loans for Idaho Rental Investors

Idaho's high-value rentals split into two worlds: executive homes around Boise and resort properties in Sun Valley, McCall, Coeur d'Alene and Sandpoint. Each needs a different approach to income, insurance and value.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on high-value 1-8 unit rentals in Idaho, qualified on the property's rent with no W-2s or tax returns. In Idaho, jumbo balances come from Boise's North End and Eagle, resort homes in Ketchum and Sun Valley, lake homes in Coeur d'Alene, Sandpoint and McCall, and 5-8 unit buildings in the Treasure Valley. Idaho has no transfer tax and is a non-disclosure state, and wildfire coverage is a growing issue.

Where large Idaho rental loans come from

In the Treasure Valley, Boise's North End, East End and Harris Ranch and the suburbs of Eagle and Meridian have larger homes leased to professionals and relocating families. Small multi-unit buildings near downtown Boise and Boise State add another route to a large balance.

Resort Idaho is where single properties most often reach jumbo size. Ketchum and Sun Valley have ski homes, McCall has homes on Payette Lake, and Coeur d'Alene and Sandpoint have lakefront homes popular with summer visitors. Driggs and Teton Valley draw renters visiting Grand Targhee and Jackson.

Value and income questions on resort properties

Idaho is a non-disclosure state, so sale prices are not recorded publicly. In resort areas with few recent sales, appraisals take more work, and large balances get closer review.

Resort homes also earn unevenly. A Ketchum home may book heavily in ski season and summer, then sit quiet in spring and fall. Underwriting uses the full year.

Idaho property taxes and closing costs

Idaho's homeowner's exemption only applies to an owner's primary residence, so a rental is taxed on its full assessed value and the bill can rise after an investor buys. Levies vary by county, city and taxing district; pull the current record for the exact parcel.

Idaho has no real estate transfer tax, which keeps closing costs down on large purchases. Title, recording and lender costs still apply.

Wildfire, snow and insurance

Much of Idaho's resort housing sits in forested areas where wildfire risk affects insurance availability and price. Some insurers have pulled back in high-risk areas, so get a quote early. Mountain homes also face heavy snow loads, and many rural properties rely on wells and septic systems.

Worked example: a Boise North End rental

This example is illustrative and not a quote. An investor buys a renovated home in Boise's North End for $1,550,000 that leases for $8,600 a month. Taxes are budgeted at $900 a month and insurance at $350.

At 70% LTV the loan is $1,085,000 and estimated principal and interest is about $7,402, for a total monthly payment of about $8,652 and a DSCR of about 0.99x. At 60% LTV the loan is $930,000, estimated principal and interest is about $6,344, the payment is about $7,594 and DSCR is about 1.13x.

Boise rents trail prices at the top end, so lower leverage or a sub-1.0 DSCR program are common choices. Newer homes in Eagle and Meridian sometimes show better coverage than older North End homes at the same price because taxes and insurance are lower.

Short-term rentals in Idaho

Idaho state law limits cities and counties from banning short-term rentals outright, though they can regulate them for health, safety and neighborhood issues. Ketchum, McCall and other towns require permits and collect local option taxes. Confirm current rules locally.

Some programs qualify a short-term rental on projected revenue, such as a third-party projection. Boise-area jumbo loans are usually underwritten on 12-month leases.

How jumbo DSCR terms work in Idaho

A jumbo DSCR loan is the same rent-based loan investors use on smaller rentals, sized for higher-value property. The lender divides the monthly rent by the full housing payment: principal, interest, taxes, insurance and any HOA dues. The standard minimum is 1.0x, and sub-1.0 programs exist for some files.

What changes with size is the level of review. On larger balances, maximum LTV is often lower than the headline limits, reserve requirements are often higher and some programs ask for a second valuation. Exact limits vary by program.

When a single jumbo loan is not the best fit

Sometimes the better answer is a different structure. A blanket portfolio loan combines five or more rentals, each 1-8 units, under one loan with portfolio pricing and release provisions, and some programs allow properties in more than one state. A 5-8 unit building qualifies on combined rent and often shows stronger coverage than a single home at the same price.

If the ratio is close, a larger down payment or a sub-1.0 DSCR program may work. For 9+ unit buildings, see our commercial loans page.

Common questions

Does Idaho charge a transfer tax?

No. Idaho has no real estate transfer tax, though recording, title and lender costs still apply.

Why does a resort property in Idaho take longer to appraise?

Idaho is a non-disclosure state and resort areas have few recent sales, so appraisers have less data to work with. Large balances also get more review.

Can an Idaho city ban my short-term rental?

State law limits outright bans, but cities and counties can require permits and set safety and operating rules. Check the city's current rules.

Is there a maximum loan size?

DSCR programs have no stated maximum. Jumbo loans generally run from about $1.5M to $5M+, and larger balances get more review and often a lower maximum LTV.

Can I buy in an LLC?

Yes, LLC ownership is routine on DSCR loans. Members usually sign for the loan personally, and we will review the operating agreement.

Is cash-out available on jumbo DSCR loans?

Yes. Cash-out is available up to 75% LTV, often lower at the top end, as long as the ratio works at the new payment.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the property must be a rental.
