In a metro where most rentals sell well under $400,000, a $1.5M-plus DSCR loan is unusual. When it happens around Jackson, it is almost always one of three things: a newer 5-8 unit building, a rare executive home, or several rentals financed together.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for purchase, rate-and-term and cash-out on high-value 1-8 unit rentals in the Jackson metro, qualifying on rent with no tax returns or W-2s. Larger balances get more review, and maximum LTV can be lower; it varies by program. In practice, most jumbo files here are small multifamily buildings or portfolios.
Being honest about the market helps you pick the right structure. Single-family homes above $1.5M exist in Eastover, Annandale in Madison and along the Ross Barnett Reservoir, but few of them are rented, and comparable leases are thin. That makes rent and value hard to support.
More often, jumbo balances here come from newer townhome or apartment-style buildings of five to eight units in Madison, Ridgeland or Flowood, or from an investor combining several rentals.
That does not mean a large single-family rental cannot work. It means the file needs strong support: signed leases or credible rent comparables, recent sales of similar homes and enough reserves to satisfy a larger-balance review.
| Property type | Where | Main underwriting issue |
|---|---|---|
| Newer 6-8 unit building | Madison, Ridgeland, Flowood | Rent roll and leverage |
| Executive home | Eastover, Annandale | Few comparable leases |
| Reservoir waterfront home | Ross Barnett Reservoir area | Leasehold land, flood zone |
| Several rentals | Across the metro | Blanket structure may fit better |
This example is illustrative and not a quote. An investor buys a newer eight-unit townhome building in Madison County for $2,240,000. Each unit leases for $2,350, for $18,800 a month. Taxes are $2,350 a month and insurance is $1,250.
At 70% LTV the loan is $1,568,000, in jumbo territory. Estimated principal and interest is about $10,964, the total payment about $14,564 and the DSCR about 1.29x. At 65% LTV the loan is $1,456,000 and the DSCR rises to about 1.36x.
The trade-off is the same as on any DSCR loan: more leverage means less cash in the deal but a thinner cushion. At this size, the difference between the two scenarios is more than $100,000 of equity, so it is worth deciding deliberately.
| Item | 70% LTV | 65% LTV |
|---|---|---|
| Loan | $1,568,000 | $1,456,000 |
| Estimated principal and interest | $10,964 | $10,181 |
| Taxes and insurance | $3,600 | $3,600 |
| Total payment | $14,564 | $13,781 |
| Gross rent | $18,800 | $18,800 |
| DSCR | About 1.29x | About 1.36x |
Many lots around the Reservoir sit on land leased from the Pearl River Valley Water Supply District rather than owned outright. A home on leasehold land needs the lease reviewed, including its term and transfer rules, and some programs treat leasehold differently. Low-lying areas near the Reservoir and the Pearl River can also be in flood zones. Check both early.
Waterfront homes on the Reservoir are sometimes used as furnished or seasonal rentals. If you plan to rely on short-term income, confirm the rules with the water supply district, the local jurisdiction and any HOA before you buy.
Above about $1.5M, expect more review: maximum LTV can be lower, reserve requirements can be higher and the appraisal may get extra scrutiny. The loan still qualifies on rent with a 620 minimum credit score and 30-year terms available.
Underwriters also look harder at concentration risk. An eight-unit building with one employer's workers as most of its tenants, or a luxury home with a single corporate lease, may need extra explanation. Diversified tenancy and longer lease terms help.
A small number of high-end homes in Eastover, Annandale and northeast Madison County are leased to executives, physicians and relocating professionals, sometimes through corporate housing arrangements. These can qualify, but rent support is the challenge.
Bring the signed lease, any corporate lease terms and evidence of comparable rentals. If comparable leases are scarce, the appraiser's market rent estimate may be lower than your lease, and the loan will be sized on the number that can be supported.
A furnished corporate lease may command higher rent than an unfurnished one, but underwriters often look at the unfurnished market rent, so plan for that.
Mississippi taxes rentals at a 15% assessment ratio, and millage varies by city, county and school district. On a $2M building, the difference between Madison, Ridgeland and Flowood millage can move the payment by hundreds of dollars a month. Get the exact tax estimate from the county.
Insurance on a newer building is usually more straightforward than on older stock, but the wind and hail deductible on a large building can be a significant dollar amount. Read it carefully and keep reserves to match.
If your jumbo balance comes from several properties, a blanket portfolio loan may fit better than one large loan. It qualifies on the combined cash flow of five or more rentals, closes once and has release provisions when you sell one.
Blanket loans also help investors who own lower-priced Jackson houses that would not reach our $150,000 minimum individually. Combining them with larger suburban rentals can create one loan with a single payment.
Rent roll and leases, purchase contract or current mortgage statement, insurance quote with wind and hail deductible, county tax estimate, any leasehold documents and LLC documents.
For a building, include a trailing 12-month operating statement if available. It helps the underwriter see how the rent roll has performed, not just what it shows today.
