Jacksonville's jumbo rental market lives near the water: the beaches, Ponte Vedra, the St. Johns River in San Marco and Ortega, and newer master-planned communities in St. Johns County. Insurance and flood exposure shape these loans more than anything else.
In short: LendingStreet finances jumbo DSCR loans from about $1.5M to $5M+ on 1-8 unit investment property across Duval, St. Johns, Clay and Nassau counties, qualified on rent with no W-2s or tax returns. On high-value coastal and riverfront homes, wind and flood insurance often decide how much leverage the rent can carry. Max LTV on large balances varies by program.
Jacksonville Beach, Neptune Beach and Atlantic Beach have oceanfront and near-beach homes, while Ponte Vedra Beach and Nocatee in St. Johns County have large newer homes. Along the river, San Marco, Avondale, Riverside and Ortega have historic and waterfront homes.
Fernandina Beach and Amelia Island in Nassau County add another high-value coastal market.
| Property type | Typical areas | Main cost issue |
|---|---|---|
| Oceanfront or near-beach home | Jacksonville, Neptune and Atlantic Beach | Wind and flood premiums |
| Riverfront or historic home | San Marco, Ortega, Avondale | Flood zone; older systems |
| Newer executive home | Ponte Vedra, Nocatee | HOA and CDD assessments |
Jacksonville is geographically huge and mostly mid-priced, but its coastal and riverfront pockets have plenty of homes that need $1.5M+ financing. Those homes lease to executives, Navy officers stationed at NAS Jacksonville and Mayport, and families relocating for work.
At this price, long-term rent is often a modest share of value, so a lower LTV or a sub-1.0 program is common for single homes.
Inland, Mandarin, Deerwood and the Southside near the St. Johns Town Center also have larger homes, and those often pencil better than oceanfront homes because insurance is lower and rents are close to beach levels for families tied to local schools.
Florida's homestead exemption and Save Our Homes cap apply only to a primary residence. Non-homestead property has a separate cap on annual assessment increases for most levies, but a purchase resets the value. Budget taxes on your price and the full millage.
Florida charges documentary stamp tax on deeds, normally a seller cost, plus doc stamps on the new note and intangible tax on the new mortgage, typically paid by the buyer. On a jumbo loan those add up, so ask your title company for figures early.
Coastal and riverfront homes face hurricane wind and storm surge exposure. Many carriers use percentage wind deductibles, and flood coverage is generally required in mapped zones. Wind mitigation features such as roof straps, impact windows and shutters can lower premiums.
Older homes typically need a four-system inspection (roof, electrical, plumbing and HVAC) and a wind mitigation report before a carrier will quote.
This example is illustrative and not a quote. An investor buys a near-beach home in Jacksonville Beach that leases year-round for $10,500 a month. The price is $2,000,000 and rent totals $10,500 a month. Taxes are budgeted at $2,900 a month and insurance at $1,100, plus $350 for flood insurance.
At 60% LTV the loan is $1,200,000. Estimated principal and interest is about $8,085, so the full monthly payment is about $12,435 and DSCR is about 0.84x, below the 1.0x standard minimum. At 45% LTV the loan falls to $900,000, principal and interest to about $6,063, the payment to about $10,413 and DSCR rises to about 1.01x, just at the standard minimum. The lower-leverage version takes $300,000 more cash at closing.
Insurance and flood together are nearly as large as the tax line in this example. Shopping carriers and documenting wind mitigation features are among the most effective ways to improve the ratio.
| Item | 60% LTV | 45% LTV |
|---|---|---|
| Loan amount | $1,200,000 | $900,000 |
| Estimated principal and interest | $8,085 | $6,063 |
| Property taxes (budgeted) | $2,900 | $2,900 |
| Insurance | $1,100 | $1,100 |
| Flood insurance | $350 | $350 |
| Total monthly payment | $12,435 | $10,413 |
| DSCR at $10,500 rent | About 0.84x | About 1.01x |
| Down payment before costs | $800,000 | $1,100,000 |
Florida limits how far cities can restrict vacation rentals, but local registration, occupancy and parking rules still apply, and the beach cities and St. Johns County have their own requirements. Condo and HOA documents frequently set minimum lease terms.
For oceanfront condos, Florida's milestone inspection and reserve rules can bring special assessments; review the association's budget and reserves before you commit.
The core rules do not change above $1.5M. The property's rent has to cover the full payment, usually at 1.0x or better; you document assets and credit (620 minimum), not income; and you can close in an LLC on a 30-year term. Purchase, rate-and-term and cash-out are all available up to about $5M+.
The differences are in degree. Underwriters look harder at value and rent on a big balance, ask for larger reserves and often cap leverage below the 80% purchase and 75% cash-out levels used on smaller loans. Treat any leverage figure as varies by program until you see a term sheet.
Residential DSCR financing covers buildings up to 8 units; 9 units and up is commercial (see /multifamily-loans.html). If you own five or more rentals, a blanket portfolio loan can put them under one closing and one payment, qualified on combined cash flow, with release provisions when a property sells.
Jacksonville investors with single-family rentals on the Westside, Arlington and the Northside often combine them into a blanket loan once they own five or more.
Underwriting on a big balance goes smoother with these in hand.

Coastal wind and flood premiums are part of the payment. On a high-value home, a higher quote can drop the ratio by a meaningful amount.
Doc stamps on the note and intangible tax on the mortgage are typically buyer costs. Your title company will estimate them.
On some programs, yes, using projected short-term rental revenue, if local rules and the HOA allow it.
Yes, 30-year terms are available on jumbo DSCR loans. Maximum LTV and reserves are what usually tighten as the balance grows.
On some programs a third-party projection of short-term rental revenue can stand in for a lease, but only where local permit, zoning and HOA rules allow the use.
At LendingStreet it is roughly $1.5M to $5M+ on a 1-8 unit rental. DSCR loans start at $150,000 with no stated maximum, and the larger balances get extra review.
