On Maui, a jumbo rental loan is not exotic. Single-family homes in South Maui, Upcountry and along the North Shore regularly trade above $1.5M. The challenge is that long-term rents on those homes often do not rise as fast as prices, so leverage has to fit the rent.
In short: LendingStreet's jumbo DSCR loans finance high-value 1-8 unit Maui rentals from about $1.5M to $5M+ for purchase, rate-and-term and cash-out, qualifying on the property's rent. Larger balances get more review, and maximum LTV is often lower than on smaller loans and varies by program. Because luxury rents on Maui are low relative to prices, many jumbo files work at 60% to 65% LTV rather than the program maximum.
South Maui's Wailea and Makena neighborhoods have the island's highest-priced homes, with Kihei offering larger single-family homes at lower but still jumbo prices. Upcountry, Kula and Olinda estates sit on large lots with views across the isthmus. On the North Shore, Spreckelsville, Paia and Haiku attract buyers who want privacy close to Kahului Airport.
In Central Maui itself, jumbo balances usually mean a 5-8 unit building or a large Waikapu or Maui Lani home. West Maui's Kapalua and Napili also have high-value homes, with rebuild and insurance questions after 2023.
| Area | Typical jumbo property | Key question |
|---|---|---|
| Wailea and Makena | Luxury homes and resort-area condos | HOA rules and vacation rental status |
| Kihei | Larger single-family homes | Long-term rent versus price |
| Upcountry (Kula, Olinda) | Estate homes on acreage | Acreage limits, water and septic |
| Spreckelsville, Paia, Haiku | North Shore homes | Flood zone and coastal setbacks |
| Central Maui | 5-8 unit buildings, large new homes | Unit count and legal ohana |
The program still qualifies on rent, with no W-2s or tax returns, a 620 minimum credit score, LLC borrowers and 30-year terms. On larger balances, expect lower maximum LTV, higher reserve requirements and closer review of the appraisal and rent estimate. Pricing is set case by case.
Upcountry estate homes can raise acreage and property-type questions; limits vary by program.
Expect closer review of the down payment source and larger reserve requirements than on a typical Central Maui rental loan.
This example is illustrative and not a quote. An investor buys a Kihei single-family home for $2,400,000 and signs a 12-month lease at $11,800 a month. Taxes are budgeted at $690 a month and insurance at $640.
At 65% LTV the loan is $1,560,000, with estimated principal and interest of about $10,642 and a total payment of about $11,972. DSCR is about 0.99x, under the 1.0x standard minimum. At 60% LTV the loan is $1,440,000, the total payment about $11,153 and DSCR about 1.06x, which clears. The investor brings $120,000 more to closing.
| Item | 65% LTV | 60% LTV |
|---|---|---|
| Loan amount | $1,560,000 | $1,440,000 |
| Estimated principal and interest | $10,642 | $9,823 |
| Taxes and insurance | $1,330 | $1,330 |
| Total payment | $11,972 | $11,153 |
| DSCR at $11,800 rent | 0.99x | 1.06x |
Many high-value Maui homes were bought with nightly rental income in mind. Today, new single-family vacation rental permits are capped and hard to obtain, and the county's 2024 law targets vacation rental use in apartment-zoned districts. If a property already holds a valid permit, our STR programs can qualify on projected revenue on some programs. Otherwise, plan the loan around a long-term lease.
Resort-area HOAs in Wailea have their own rental rules. Read them before you assume either kind of income.
Maui County's tax rates step up for higher-value non-owner-occupied homes, so the tax line on a luxury rental can be meaningful. A year-round lease may qualify for the long-term rental class; confirm with the county. Hawaii's conveyance tax also rises with price and is higher on many sales to buyers who will not live in the home, which affects resale math.
Insurance on large coastal or Upcountry homes is a real cost, and wildfire exposure is now part of every Maui quote.
Long-time owners of high-value homes often use a jumbo cash-out refinance to fund other investments. Cash-out goes up to 75% LTV on standard programs, but on jumbo balances leverage is often lower, and the rent still has to support the payment. See our Kahului cash-out page for how the ratio caps the loan.
A signed lease or market rent analysis, the insurance quote including wildfire and hurricane coverage, HOA documents, the Maui County tax class, entity documents and statements showing down payment and reserves.
Some Maui investors reach jumbo balances by refinancing several rentals rather than one luxury home. If you own five or more rentals, each with one to eight units, a blanket portfolio loan can put them under one loan with one closing and one payment, qualified on the portfolio's combined cash flow. Release provisions let you sell a property later without refinancing the rest.
Separate jumbo DSCR loans on individual high-value homes can still be the better fit when each property stands on its own and you want flexibility to sell or refinance one at a time. We can price both structures side by side.
Whichever structure you choose, plan for the larger reserve requirements that come with larger balances. Lenders want to see that the property can carry its payment through a vacancy, a big insurance renewal or a hurricane deductible without strain.
Appraisals on unique Maui homes can also take longer, because the appraiser may need to look farther afield for comparable sales and leases. Order the appraisal early and share any recent rental listings or signed leases on similar homes to support the rent estimate.
Allow extra time for escrow and insurance binders on high-value coastal homes as well.
Large-balance files also tend to need clear documentation of where the down payment and reserves come from, so keep recent statements ready for every account you plan to use.

Our jumbo DSCR range runs from about $1.5M to $5M+ on 1-8 unit rentals, for purchase, rate-and-term and cash-out.
Larger balances get more review and lower maximum leverage, and luxury rents on Maui are often low relative to price, so the ratio limits the loan.
Only if the property can legally operate as a vacation rental. New permits are scarce, and apartment-district rentals face the county's phase-out law.
