Las Vegas investors financing larger rentals usually buy in master-planned communities in Summerlin, Henderson and the southwest valley, or in high-rise condos near the Strip. In both, association costs and rental rules shape the loan as much as the rent.
In short: LendingStreet finances $500K to $1M+ rentals across the Las Vegas Valley with DSCR loans that qualify on the property's rent, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, rates start at 6.125% for well-qualified borrowers, and purchases go up to 80% LTV, often less on large balances. Most large Las Vegas homes sit inside HOAs, and many guard-gated communities carry high dues and leasing rules, while high-rise condos face a building review. Short-term rentals are tightly limited in Clark County, the City of Las Vegas and Henderson, so most large loans here qualify on long-term rent. Confirm local rules for your property.
On the west side, Summerlin is a large master-planned community with villages ranging from entry-level homes to guard-gated enclaves like The Ridges. To the southeast, Henderson includes Anthem, Seven Hills, Green Valley, MacDonald Highlands and Lake Las Vegas. In the southwest valley, Southern Highlands and newer areas in Enterprise and Mountain's Edge add large homes, and Skye Canyon covers the northwest.
Near the Strip and downtown, luxury high-rise condos lease to executives, entertainers and seasonal residents. Tenants at the top of the market also include people relocating from California and other high-cost states, since Nevada has no state income tax.
This table shows how the main paths compare. Details vary by program and community.
| Item | Guard-gated or luxury community home | Standard master-planned home | High-rise condo |
|---|---|---|---|
| Example areas | The Ridges, MacDonald Highlands, Southern Highlands, Seven Hills | Summerlin villages, Anthem, Mountain's Edge, Skye Canyon | Towers near the Strip and downtown |
| HOA in the payment | Yes, often high, sometimes with a master and sub-association | Yes, usually moderate | Yes, often large |
| Special assessments | Some communities have SID or LID assessments | Some communities have SID or LID assessments | Building-level assessments possible |
| Building or HOA review | Leasing rules and tenant approval | Leasing rules | Full building review; condo-hotels often non-warrantable |
| Leverage on a large balance | Often lower; varies by program | Varies by program | Often lower, especially if non-warrantable |
Nearly every newer Las Vegas home is in an HOA. Many have a master association plus a sub-association for a gated village, and both sets of dues count in the DSCR payment. Guard-gated communities with staffed gates, private amenities and landscaped common areas often carry much higher dues than a standard subdivision.
Some communities also sit inside special improvement districts (SIDs) or local improvement districts (LIDs) that pay off infrastructure costs over time. Those assessments typically show up on the tax bill or as a separate line, and they count in your payment too.
HOAs also set the leasing rules. Some require tenant registration or approval, set minimum lease terms, or limit the number of homes that can be rented. Read the CC&Rs and rules before you sign.
This example is illustrative and not a quote. Two Henderson homes each cost $1,100,000 and lease for $6,800 a month. Taxes are budgeted at $450 a month and insurance at $150 for both. The first is in a guard-gated community with combined HOA dues of $650 a month. The second is in a standard master-planned neighborhood with dues of $150.
At 75% LTV each loan is $825,000. At a sample rate of 7.25% on a 30-year fixed, principal and interest is about $5,628. In the guard-gated home, the total payment is about $6,878, and DSCR is $6,800 divided by $6,878, or about 0.99x, just under the 1.0x standard minimum.
In the standard neighborhood, the total payment is about $6,378 and DSCR is about 1.07x. The $500 difference in dues is the whole gap. For the gated home, more equity or a sub-1.0 DSCR program are the usual fixes.
| Item | Guard-gated community | Standard community |
|---|---|---|
| Loan amount (75% LTV) | $825,000 | $825,000 |
| Principal and interest at 7.25% | $5,628 | $5,628 |
| Taxes and insurance | $600 | $600 |
| HOA dues | $650 | $150 |
| Total monthly payment | $6,878 | $6,378 |
| DSCR at $6,800 rent | About 0.99x | About 1.07x |
Short-term rental rules in Southern Nevada are restrictive and depend on which jurisdiction the home is in. Unincorporated Clark County, which covers much of the valley including the Strip area, adopted a licensing system with limits and spacing requirements. The City of Las Vegas and the City of Henderson have their own permit rules. On top of that, many HOAs prohibit rentals under 30 days.
Our STR DSCR program qualifies on projected revenue, with rates from 6.49% for qualified borrowers, but only for properties that can legally operate. Confirm the jurisdiction, license availability and HOA rules before you count on nightly income. For most large Las Vegas homes, the plan is a 12-month lease.
Las Vegas has a large supply of luxury high-rise condos, and some towers operate as condo-hotels with rental programs, front desks and short-term stays. Lenders treat these differently from a standard condo, and many condo-hotel units are considered non-warrantable.
Some programs finance non-warrantable and condotel units, often at lower leverage. The building's budget, reserves, litigation, investor share and any rental pool agreement all go into the review. HOA dues in full-service towers can be large, so run the ratio with the real figure.
Nevada has no state income tax, and property taxes are moderate. Nevada limits how fast a property's tax bill can rise each year, with a lower cap for an owner's primary residence and generally a higher cap for other property, including many rentals. The Clark County Assessor and Treasurer can confirm the figures for a parcel.
Insurance is generally less volatile than in coastal markets. The bigger desert issues are summer heat, monsoon flash flooding near washes, and leased solar panels, which can complicate title. Check the flood map and confirm whether any solar system is owned or leased.
Much of the valley's rental financing falls between $500K and $1M. Typical properties include single-family homes in Summerlin, Henderson, Centennial Hills, Spring Valley and Enterprise, newer homes in Skye Canyon and Cadence, and condos in mid-rise and high-rise buildings.
On these balances, leverage is often nearer the program maximums: up to 80% LTV on a purchase and up to 75% on a cash-out refinance. Reserves are often lighter than on a $1M+ file, but both vary by program, and the rent still has to clear the 1.0x standard minimum.
HOA dues still matter at this size. On a $600,000 home, a $300 difference in monthly dues can move the ratio by several hundredths.
Above $1M, the loan still qualifies on rent, with no W-2s or tax returns, a 620 minimum credit score and 30-year fixed options. Maximum LTV is often lower, reserve requirements are often higher and some programs require a second appraisal or a more detailed review.
Custom homes in The Ridges, MacDonald Highlands or on golf course and view lots can have few direct comparables, which can slow the appraisal. Pricing on large balances is set case by case.
If you own five or more valley rentals, a blanket portfolio loan can finance them on one closing with portfolio pricing, qualifying on the portfolio's combined cash flow.
