Manchester is not a luxury rental market, and most rental loans here are well under $1M. A jumbo DSCR loan of $1.5M or more usually means one specific kind of property: a newer 7 or 8 unit building, or a long-held small apartment building being refinanced.
In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ on high-value 1-8 unit rentals in Manchester and nearby towns for purchase, rate-and-term and cash-out. Loans qualify on the property's rent with no W-2s or tax returns, a 620 minimum credit score and LLC borrowers welcome. Larger balances get more review and max LTV can be lower, varying by program. In this market, being honest about what qualifies saves time: most jumbo files are 5-8 unit buildings, and several smaller rentals are often better financed with a blanket loan.
In Manchester, the property types that reach a $1.5M loan are limited.
If your property is a $700,000 three-family, our standard Manchester DSCR program is the right starting place. The jumbo process described here only applies once a single loan reaches roughly $1.5M.
| Property | Fit for a jumbo DSCR loan | Notes |
|---|---|---|
| Newer 7-8 unit building | Good fit | Strong rents, newer systems, separate meters |
| Long-held 6-8 unit building, cash-out | Possible fit | Depends on value and rents after any revaluation |
| Large single-family in Bedford or the North End | Hard fit | Rent is usually low compared with price |
| Several smaller rentals | Better as a blanket loan | One loan across 5+ properties |
| Mixed-use or 9+ units | Not residential | See commercial or multifamily loans |
This example is illustrative and not a quote. An investor buys a newer eight-unit building on the edge of the city for $2,100,000. Each two-bedroom unit leases for $1,900, or $15,200 a month, with tenants paying their own heat and electric. Taxes are budgeted at $2,800 a month and insurance at $850.
At 75% LTV the loan is $1,575,000, estimated principal and interest is about $10,744, and the total payment is about $14,394, a DSCR of about 1.06x. At 72% LTV the loan is $1,512,000, the payment is about $13,965 and the DSCR about 1.09x. Both loans are in jumbo territory and clear 1.0x, but notice how large the tax line is: in New Hampshire, property tax is often the deciding number on a big building.
| Item | 75% LTV | 72% LTV |
|---|---|---|
| Loan amount | $1,575,000 | $1,512,000 |
| Estimated principal and interest | $10,744 | $10,315 |
| Taxes and insurance | $3,650 | $3,650 |
| Total monthly payment | $14,394 | $13,965 |
| DSCR at $15,200 rent | 1.06x | 1.09x |
Bedford, the North End and parts of Londonderry have large homes that sell for well over $1M. They do rent, often to relocating executives, but rents on those homes are low compared with their prices and New Hampshire taxes add a large monthly cost. At normal leverage, the ratio usually falls under 1.0x.
If you want to hold one, plan on a much larger down payment or ask about a sub-1.0 DSCR program. A home with a legal ADU that produces a second rent can help.
New Hampshire's reliance on property taxes means the tax bill on a $2M building is a major monthly expense. Municipalities revalue at least every five years, and the state publishes equalization ratios that show how close assessments are to market. On a jumbo file, ask the assessor for the current assessment and any planned revaluation, and budget on a realistic figure.
On a purchase, remember the transfer tax as well: $0.75 per $100 of price for the buyer, which on a jumbo purchase is a meaningful closing cost.
Jumbo loans get a closer look. Expect a careful appraisal review, higher reserve requirements and max LTV that can be lower than on smaller loans, varying by program. Experience owning and managing multi-unit buildings strengthens the file, and a professional property manager helps on a building this size.
Some jumbo programs require a second appraisal or a desk review on larger balances. Small apartment building sales are reasonably frequent in Manchester, but newer buildings trade less often, so the appraiser may reach into Nashua, Concord or other southern New Hampshire cities for comparables. Provide the rent roll, expenses and any recent sales you know of.
Many Manchester investors own a handful of two- and three-families rather than one large building. A jumbo DSCR loan finances one property. A blanket portfolio loan can combine five or more rentals under one loan, qualified on portfolio cash flow with one closing and one payment, and release provisions when a property sells. For a portfolio worth $1.5M or more, that is often the better tool.
A blanket loan can also include rentals outside Manchester, such as a single-family in Hooksett or a duplex in Nashua, and on some programs properties in more than one state. Compare it with individual DSCR loans: separate loans keep each property independent, while a blanket simplifies payments and can carry portfolio pricing.
Owners of Manchester apartment buildings bought years ago may have enough equity for a jumbo cash-out. Cash-out limits on large balances are often lower and vary by program, and the rent must cover the new payment. Because there is no transfer tax on a refinance, a cash-out can be a more efficient way to access equity than selling.
Before you plan a large cash-out, look at how the building's assessment has changed. A revaluation that raised the tax bill will lower the loan the rent supports, and on a building of this size the difference can be substantial. Run the ratio with your current bill and with a modest increase to see how much room you have.
A complete package speeds the review.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the property, price, rent roll and target leverage, and we will run the ratio at a few sizes and explain what a jumbo review needs. Call (877) 298-1001 or use the form below.
A DSCR loan from about $1.5M to $5M+ on one high-value 1-8 unit rental, for purchase, rate-and-term or cash-out.
Not very. Most are newer 7-8 unit buildings or cash-out refinances of long-held small apartment buildings.
It is possible, but rent on large homes is usually low compared with price, so the ratio often falls short at normal leverage.
Often lower than on smaller loans, varying by program. Many Manchester jumbo files land between 70% and 75% on strong buildings.
If you have five or more smaller rentals, a blanket portfolio loan is often a better fit than a jumbo loan on one property.
