Jumbo DSCR Loans for High-Value Nebraska Rentals

Nebraska rentals rarely reach jumbo size one house at a time. When an investor here needs $1.5M or more, it is usually for a 5 to 8 unit building in Omaha or Lincoln, a large West Omaha home, or several rentals refinanced at once.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for Nebraska investment property with 1 to 8 units, qualified on rent with no W-2s or tax returns. In Nebraska the property tax bill is usually the line that decides how much a large loan can carry, followed by hail and wind insurance. Max LTV on larger balances varies by program and is often below the 80% purchase limit.

What a jumbo-size rental looks like in Nebraska

In Omaha, larger rental properties cluster in Midtown, Dundee, Benson, Aksarben Village and the Blackstone District, where brick fourplexes and small walk-up buildings lease to hospital, university and downtown office workers. West Omaha, Elkhorn, Papillion and Gretna add newer, larger homes and townhome rows in growing school districts.

Lincoln is driven by the University of Nebraska and state government. Small buildings near campus, the Near South and the Haymarket lease steadily, while south and southeast Lincoln have larger newer homes. Kearney and Grand Island have rental demand but few properties at jumbo values.

Why the Nebraska tax bill drives the ratio

Nebraska relies heavily on local property taxes to fund schools, counties and cities, and many investors find the bill high compared with the purchase price. On a large building, taxes can run several times the insurance premium, and they sit inside the monthly payment the lender compares with rent.

State property tax credits have grown in recent years, but the details change and some relief is aimed at homeowners. Budget on the full current bill for the parcel from the county assessor, not a figure the seller quotes from memory, and ask whether the county has a revaluation coming. Omaha also requires rental properties to be registered with the city, and inspections can follow complaints, so older buildings should be in good condition before you buy.

Hail is the other Nebraska-specific cost. Eastern Nebraska sees frequent spring and summer hailstorms, and many insurers now write percentage-based wind and hail deductibles on rental policies. On a large brick building with a big flat or low-slope roof, ask for the roof age, the deductible in dollars and whether the carrier excludes cosmetic damage. Those answers shape both the premium in your payment and the cash you should hold back for repairs.

Worked example: an eight-unit building in central Omaha

This example is illustrative and not a quote. An investor buys an eight-unit brick building in central Omaha for $1,950,000. Each unit leases for about $1,850, so gross rent is $14,800 a month. Property taxes are budgeted at $3,250 a month and insurance, with a percentage hail and wind deductible, at $700. The table compares two loan sizes; estimated principal and interest assumes a 30-year amortization.

At 75% LTV the loan is $1,462,500, estimated principal and interest is about $9,853, the total payment is about $13,803 and DSCR is about 1.07x. At 70% the loan is $1,365,000, the payment is about $13,146 and DSCR is about 1.13x. At the higher leverage the ratio clears the 1.0x standard minimum with little room; at 70% it is more comfortable. On a 5-8 unit building the program may cap leverage below 75%, so the lower column is often the realistic one.

Short-term rentals in Nebraska

Nebraska is mainly a long-term rental state, and most jumbo-size files here are underwritten on 12-month leases. Omaha and Lincoln have nightly rental demand around the College World Series, university events and medical visits, but it is seasonal.

If you plan to rely on short-term income, check the city or county for registration, zoning and lodging tax rules, and check any HOA covenants. Some programs can qualify on projected revenue, but the property has to be allowed to operate that way.

Being realistic about jumbo balances in Nebraska

A $1.5M single-family rental is unusual in Nebraska. Most loans of that size here are 5 to 8 unit buildings, luxury homes in Omaha suburbs, or a group of rentals.

If you own five or more rentals, a blanket portfolio loan can put them under one loan with one closing, qualified on combined cash flow. For a single building of 9 or more units, see our commercial and multifamily programs instead.

What changes when the balance passes $1.5M

The qualifying idea does not change: rent divided by the full payment of principal, interest, taxes, insurance and any HOA dues, with 1.0x as the standard minimum. The credit floor is still 620, LLC ownership is normal and 30-year terms are available.

What changes is the depth of review. On jumbo balances, max LTV is often below the 80% purchase and 75% cash-out limits, reserve requirements are usually higher and some programs order a second appraisal or a desk review. Pricing on large loans is set case by case.

Nebraska closing costs to plan for

Nebraska charges a documentary stamp tax when a deed is recorded, and it is customarily paid by the seller, though contracts can say otherwise. Title insurance, recording fees and lender costs are separate. Ask your title company for an estimate early, and remember that reserves on a large loan are usually higher than on a smaller one.

Common questions

Can I get a $2M DSCR loan on an Omaha apartment building?

Yes, if the building has 8 or fewer units and the rent supports the payment. Buildings with 9 or more units go to our commercial programs. Leverage on 5-8 unit properties is often lower than on a single home and varies by program.

Why do Nebraska rentals often show a tight DSCR?

Mostly because of property taxes. A high tax bill sits inside the monthly payment, so it lowers the ratio directly. Use the current full bill when you run the numbers.

Does hail affect a Nebraska jumbo DSCR loan?

Mostly through insurance. Many policies carry a percentage wind and hail deductible, and an older roof can raise the premium. Get a quote with the deductible shown before you set your offer.

Can I combine several Lincoln rentals into one large loan?

Yes. Five or more rentals can go under a blanket portfolio loan with one closing and release provisions when a property sells.

Do I need tax returns for a jumbo DSCR loan?

No. The loan qualifies on the property's rent. You still need a 620 or higher credit score, reserves and entity documents if you buy in an LLC.

Can I do a cash-out refinance on a large rental?

Yes. Cash-out goes up to 75% LTV on standard programs, often lower on jumbo balances, and seasoning varies by program.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
