Oklahoma City is a moderately priced, fast-growing market where investors build portfolios. Jumbo-size rental loans here usually cover many homes or small buildings, and insurance is the line that most often surprises newcomers.

In short: LendingStreet finances jumbo DSCR loans from about $1.5M to $5M+ on 1-8 unit investment property in Oklahoma City, Edmond, Norman, Moore, Yukon and Mustang, qualified on rent with no W-2s or tax returns. In this market a jumbo balance usually means a portfolio or several small buildings, and hail and tornado insurance can be a large part of the payment. Max LTV varies by program.

Oklahoma City properties that make up large loans

Nichols Hills, Heritage Hills, Mesta Park and Crown Heights have the city's larger homes. Midtown, the Plaza District and Deep Deuce have newer townhomes and small multifamily.

Edmond, Yukon, Mustang and Moore have newer subdivisions popular with investors, and Norman adds University of Oklahoma rentals.

Duplexes and fourplexes are common around Oklahoma City University, the Paseo and the near northwest side, while newer townhome communities have gone up near the Bricktown and Midtown districts.

How OKC investors reach jumbo size

A typical OKC rental trades well under $300,000, so a $1.5M+ loan usually covers a portfolio. Builders in the suburbs make it easy to buy similar homes in groups.

Tinker Air Force Base, the energy sector and healthcare drive steady demand.

Large historic homes in Nichols Hills and Heritage Hills lease to executives and physicians, but rents are modest compared with price. Those homes usually need lower leverage or a sub-1.0 program.

Many investors buy groups of similar new homes from the same builder in Yukon, Mustang and Moore. That makes appraisals easier, but it also concentrates risk in one area, so the underwriter will look at local rent and vacancy.

Oklahoma taxes and doc stamps

Oklahoma property taxes are moderate. Counties assess residential property at a percentage of fair cash value set by each county, and homestead exemptions apply only to an owner's residence.

Oklahoma charges documentary stamp tax on deeds of $1.50 per $1,000 of price, usually a seller cost.

A sale can lead the county assessor to revalue a property closer to its price. Budget taxes on your purchase price and current millage rather than on the seller's bill.

Norman, Moore and the Cleveland County side of the metro have different school district levies than Oklahoma County, so tax bills on similar homes can differ across county lines.

Hail, tornadoes and insurance

Central Oklahoma is in the heart of Tornado Alley, and hail is frequent. Insurance premiums and wind and hail deductibles are often the biggest variable in a portfolio's ratio.

Roof age and material on every home matter.

Worked example: a 10-home Yukon and Mustang portfolio

This example is illustrative and not a quote. An investor refinances ten newer single-family rentals in Yukon and Mustang into one blanket loan. Average rent is about $1,650 a month. The combined appraised value is $2,300,000 and rent totals $16,500 a month. Taxes are budgeted at $2,400 a month and insurance at $2,200.

Run at 75% LTV, the numbers are a $1,725,000 loan, about $11,622 in estimated principal and interest, a total payment around $16,222 and a DSCR of about 1.02x, just at the standard minimum. Run at 65% LTV, they become a $1,495,000 loan, about $10,072 in principal and interest, a payment around $14,672 and a DSCR of about 1.12x. The difference in loan proceeds is $230,000.

Insurance is nearly as large as the tax line in this example, which is common in central Oklahoma.

Local rules

Oklahoma City enforces property maintenance codes, and short-term rentals require registration. Edmond, Norman and other suburbs have their own rules.

Most jumbo files rely on long-term leases.

Many suburban subdivisions have HOA covenants with leasing rules. If you plan to buy several homes in one community, read the covenants first.

Jumbo DSCR terms at a glance

Loan size runs from about $1.5M to $5M+ for purchase, rate-and-term or cash-out on 1-8 unit rentals. Qualification is the property's rent against the full payment, with no W-2s or tax returns. The credit floor is 620, LLCs are standard and 30-year terms are available.

On a larger balance, plan for a lower maximum LTV than standard DSCR loans, a more detailed appraisal review and higher reserves. A ratio under 1.0x is not always the end of the file, since sub-1.0 programs exist, but leverage and pricing vary by program.

Getting to a jumbo balance with more than one door

Two routes lead to a large residential balance besides one expensive house: a 5-8 unit building, qualified on all of its rent, or a blanket portfolio loan on five or more rentals with one payment and release provisions. Above 8 units in one building, the loan becomes commercial.

OKC investors often combine suburban homes in Yukon, Mustang and Moore into a blanket loan once they own five or more.

Documents that speed up a big loan

A large loan moves faster when the file is complete on day one.

Common questions

Why is insurance such a big line in Oklahoma City?

Hail and tornado risk push premiums and deductibles up across central Oklahoma. Newer roofs and impact-resistant shingles can help, so collect roof details for every home before you request quotes.

Who pays Oklahoma documentary stamp tax?

It is usually paid by the seller at $1.50 per $1,000 of price. Buyers still pay title, recording and lender costs, which rise with the loan size.

Can I combine Yukon, Mustang and Moore rentals in one loan?

Yes. A blanket portfolio loan can cover five or more properties, each with 1-8 units, qualified on combined rent, with release provisions if you sell individual homes.

Can one loan cover rentals in more than one state?

On some blanket programs, yes. Multi-state portfolio loans can combine five or more rentals across state lines under one note.

Can I take cash out on a jumbo DSCR refinance?

Yes. Cash-out goes up to 75% LTV on standard programs and is often lower on large balances. Seasoning varies by program; see our cash-out seasoning guide.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property. We do not finance a home you live in, full time or part time.

How long does a jumbo DSCR loan take to close?

It depends on the appraisal, title and how complete the file is. Large balances take more review than standard loans, so starting with a full file is the best way to shorten the timeline.
