Omaha is not a city where a single rental house usually needs a $1.5M loan. When a jumbo DSCR loan does come up here, it is almost always a newer 8-unit building, a group of rentals, or one of the few high-end homes that rent at the top of the market.
In short: LendingStreet's jumbo DSCR loans run from about $1.5M to $5M+ for purchase, rate-and-term and cash-out on high-value 1-8 unit rentals, qualified on rent rather than personal income. Larger balances get more review and maximum LTV can be lower, varying by program. In the Omaha market, that usually means a newer 8-unit building in west Omaha or Sarpy County, several properties financed together, or a luxury home in an area like Regency, Loveland or Elkhorn.
Prices in Omaha are moderate compared with coastal metros, so most rental loans here fall well below jumbo size. A $1.5M+ loan typically comes from one of three situations.
That realism matters because it changes how the loan is underwritten. A newer multi-unit building is judged mostly on its rent roll; a luxury single-family on a single lease and a thin set of comparables; a group of rentals on combined cash flow. Tell us which one you have at the start.
| Situation | Example | Key question |
|---|---|---|
| Newer 7-8 unit building | Townhome-style rentals in west Omaha or Sarpy County | Does rent cover a large tax bill? |
| Luxury single-family rental | Regency, Loveland, Elkhorn, Fairacres | Are there comparable leases? |
| Several rentals together | Duplexes and homes across the metro | Blanket loan or separate loans? |
On a $2M+ property, the Nebraska tax bill is large in absolute terms, and in newer areas an SID levy can push it higher. On jumbo files, taxes often decide leverage more than the LTV cap does. Pull the actual statement from the county treasurer, ask whether the SID has outstanding debt or special assessments, and model the ratio at more than one loan amount.
This example is illustrative and not a quote. An investor buys a newer 8-unit townhome-style building for $2,300,000. Each unit rents for about $2,100, or $16,800 a month. Taxes, including an SID levy, are budgeted at $3,800 a month and insurance at $950.
With a $1,600,000 loan, about 70% of the price, estimated principal and interest on a 30-year term is about $10,915. The full payment is about $15,665, and the DSCR is about 1.07x.
With a $1,500,000 loan the payment is about $14,983 and the DSCR improves to about 1.12x. The difference is almost entirely the tax line; the same building with a lower levy would carry more debt.
High-end homes in Regency, Loveland, Fairacres and parts of Elkhorn do rent, often to executives on relocation, but the rental market at that price is thin. Appraisers may find few comparable leases, and rent at the top of the market often does not keep pace with price. A luxury home can be a fine investment, but the DSCR math is usually tighter than on a multi-unit building. A signed lease helps a great deal.
Before buying a luxury home as a rental, look at how long similar homes have sat on the rental market and what they actually leased for. If the rent at your price level is thin, a lower loan amount may be needed to reach the 1.0x minimum, or a sub-1.0 program may be worth discussing.
Many Omaha investors reach a jumbo-size balance through a portfolio, not a single property. A blanket portfolio loan can combine five or more rentals into one closing and one payment, qualified on combined cash flow, with release provisions when a property sells. Compare that with separate DSCR loans to see which gives better leverage and flexibility.
Release provisions let you sell one property from the blanket loan without refinancing the rest, which suits investors who expect to trim or reshape a portfolio over time.
The loan still qualifies on rent with a 620 minimum credit score, no W-2s or tax returns and 30-year terms available. Expect more reserves, a closer review of leases and operating history, and on some programs a second appraisal or a more detailed valuation review.
If the property is owned by a partnership or an LLC with several members, expect each significant owner to provide credit and identification, and have the operating agreement ready so it is clear who can sign for the entity.
Hail and wind are the main concerns. On a large building or a luxury home, the wind and hail deductible can be a percentage of the insured value, which adds up quickly. Ask about roof material and age, and get the quote early, since it goes directly into the ratio.
Ask your agent for roof age and any prior claims, and request the seller's insurance history if possible. A roof replaced with impact-resistant material can improve the quote. Flood zones near the Missouri River and Papillion Creek also matter on some properties.
Buildings with 9 or more units are commercial loans. If you are looking at a larger apartment complex in Omaha, see our multifamily loans page.

Include whether the property sits in an SID and any special assessments, since those can change the answer on a large file more than any other single item.
