Jumbo DSCR Loans for Pensacola-Area Rentals

Pensacola's high-value rentals sit on the water: Pensacola Beach, Perdido Key and Navarre. Wind insurance and, on Pensacola Beach, leasehold land are the local items that shape these loans.

In short: LendingStreet finances jumbo DSCR loans from about $1.5M to $5M+ on 1-8 unit investment property in Escambia and Santa Rosa counties, qualified on rent with no W-2s or tax returns. On Pensacola Beach, most land is leased rather than owned outright, so lease terms matter, and wind and flood insurance often decide leverage. Max LTV varies by program.

Pensacola properties that reach jumbo size

Pensacola Beach, Perdido Key and Navarre Beach have beach homes and condos. In town, East Hill, North Hill and downtown have historic homes.

Gulf Breeze has larger homes on the water.

Downtown Pensacola has seen redevelopment, with townhomes and renovated historic homes leasing to professionals. Navarre and Gulf Breeze in Santa Rosa County have newer homes popular with families tied to Eglin AFB and Hurlburt Field to the east.

Jumbo loans in a coastal market

Most Pensacola rentals finance well below jumbo size. Large loans come from beach homes and waterfront property.

NAS Pensacola and healthcare employers support long-term demand.

Beach homes on Pensacola Beach and Perdido Key often operate as vacation rentals, with strong summer demand and slower winters. Underwriters look at a full year of projected or actual revenue, not just peak season.

Long-term rentals near NAS Pensacola, NAS Whiting Field and the hospitals tend to be moderately priced, so portfolios of those homes are another path to jumbo size.

Florida taxes and leasehold land

Florida's homestead exemption applies only to a primary residence. On Pensacola Beach, most property sits on land leased from the county, which affects title and lending.

Buyers typically pay doc stamps on the new note and intangible tax on the new mortgage.

On Pensacola Beach, the land lease terms, the remaining lease length and any lease fees affect how lenders view a property. Some programs have specific requirements for leasehold property, so share the lease early.

Florida's homestead exemption and assessment caps do not apply to rentals in the same way, and a sale resets the value. Budget Escambia or Santa Rosa County taxes on your purchase price.

Wind, flood and insurance

Pensacola faces hurricanes, including Ivan in 2004 and Sally in 2020. Wind mitigation features can lower premiums.

Flood coverage is generally required in mapped zones.

Many beach condos face Florida's milestone inspection and reserve rules, which can lead to special assessments. Review the association's budget, reserves and any pending assessments before you commit.

Newer homes with impact windows and current roof construction usually price better for wind coverage.

Worked example: a Perdido Key vacation home

This example is illustrative and not a quote. An investor buys a Perdido Key home near the Gulf. A third-party projection supports about $13,000 a month in short-term rental revenue, averaged over the year. The price is $1,850,000 and rent totals $13,000 a month. Taxes are budgeted at $2,500 a month and insurance at $1,800, plus $450 for flood insurance.

Sized at 70% LTV, the loan would be $1,295,000 with estimated principal and interest of about $8,725. Adding taxes, insurance and the other costs gives a payment near $13,475 and a DSCR of about 0.96x, below the 1.0x standard minimum. Dropping to 60% LTV makes the loan $1,110,000, the payment about $12,228 and the ratio about 1.06x, in exchange for $185,000 more down.

Insurance is a large share of the payment here. If the home sat on Pensacola Beach leasehold land instead, the lease terms would also be part of the review.

Vacation rental rules

Escambia and Santa Rosa counties regulate vacation rentals through registration, and condo associations set their own rules.

Check local rules before relying on nightly income.

Santa Rosa Island Authority rules also apply on Pensacola Beach, and Navarre Beach has its own requirements. Florida limits how far local governments can restrict vacation rentals, but registration and tax collection are required.

Jumbo DSCR basics

LendingStreet's jumbo DSCR programs cover balances from about $1.5M to $5M+ on 1-8 unit investment property. You can buy, refinance to a better structure or pull cash out, and the loan is qualified on the property's rent rather than your income documents. Credit starts at 620 and the borrower can be an LLC.

Expect more scrutiny as the number grows: a deeper appraisal review, more months of reserves and, often, a lower maximum LTV than on a standard DSCR loan. The 1.0x standard minimum DSCR still applies, and sub-1.0 programs exist for some files. Limits vary by program.

When one property is not the whole story

A 5-8 unit building qualifies on its combined rent like any other DSCR property, though max LTV can be lower than on 1-4 units. Investors with five or more rentals can also look at a blanket portfolio loan: one closing, one payment, portfolio pricing and release provisions for sales.

Pensacola investors often combine long-term rentals into a blanket loan once they own five or more.

Common questions

Can I finance a home on Pensacola Beach leasehold land?

Often yes, but lenders review the land lease closely, including its remaining term and fees. Share the lease documents early so the program fit is clear before you are under contract.

Can a Perdido Key vacation home qualify on projected income?

On some programs, yes, using a third-party revenue projection averaged over the year, where county rules and the condo or HOA allow short stays.

Why is insurance so high on Pensacola-area beach property?

Hurricane wind and flood exposure on the barrier islands drive premiums. Impact windows, newer roofs and higher elevation are the features that most often bring quotes down.

Do I need tax returns for a jumbo DSCR loan?

No. The loan qualifies on the property's rent compared with the full payment. You still need a 620 or higher credit score, reserves and entity documents if you close in an LLC.

Can I close a jumbo DSCR loan in an LLC?

Yes. LLC borrowers are standard. You will usually sign for the loan personally as well, and the lender reviews the operating agreement.

Will the lender want a second appraisal?

Some programs ask for a second appraisal or a desk review on larger balances. Budget the time for it, especially when comparable sales or leases are thin.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property. We do not finance a home you live in, full time or part time.
