Rochester is not a city of $2 million rental houses. A jumbo DSCR loan here almost always means a newer or fully renovated 6-8 unit building near Mayo Clinic, a high-value property with several legal units, or a group of rentals financed together.
In short: LendingStreet's jumbo DSCR loans run from about $1.5M to $5M+ for purchases, rate-and-term refinances and cash-out on high-value 1-8 unit rentals in Rochester. They qualify on the property's rent without tax returns, and larger balances get more review, with max LTV that can be lower and varies by program. In Rochester, the files that work are usually well-leased 7-8 unit buildings close to the clinic.
Executive homes in Baihly Woodland, near Pill Hill and on large lots outside the city can be valuable, but their rent rarely covers a $1.5M+ payment at a 1.0x DSCR. Most Rochester investors who need jumbo financing are buying or refinancing small apartment buildings, often newer ones built as downtown has grown under the Destination Medical Center initiative, or they are financing several properties.
If you have five or more properties, a blanket portfolio loan may be a better tool than one large loan.
Destination Medical Center has brought new apartment buildings and mixed-use projects to downtown, and that has created a market for high-quality rentals near the clinic. Smaller investors usually compete for the 6-8 unit buildings at the edges of that growth, where rents are strong but the buildings are still residential in size.
This example is illustrative and not a quote. An investor buys a newer eight-unit building a short drive from the downtown Mayo campus for $2,300,000. Each unit rents for $2,050, or $16,400 a month in total. Taxes are budgeted at $2,300 a month and insurance at $750.
At 70% LTV the loan is $1,610,000, estimated principal and interest is about $11,120, the total payment is about $14,170 and the DSCR is about 1.16x. At 75% LTV the loan would be $1,725,000 and the DSCR about 1.10x. Both clear 1.0x; the leverage actually offered depends on the program and the review.
| Item | 70% LTV | 75% LTV |
|---|---|---|
| Loan amount | $1,610,000 | $1,725,000 |
| Estimated principal and interest | $11,120 | $11,914 |
| Taxes and insurance | $3,050 | $3,050 |
| Total payment | $14,170 | $14,964 |
| DSCR at $16,400 rent | 1.16x | 1.10x |
Larger balances get a closer look. Expect questions about your experience owning similar buildings, reserves after closing, lease quality and how the appraiser supports both rent and value. Some programs order an additional valuation review on large loans.
Experience counts more on large loans. If you have owned and managed multi-unit buildings before, include a schedule of real estate owned with addresses, loan balances and rents. Investors moving up from single-family homes can strengthen a jumbo file with an experienced local property manager and a larger reserve.
Newer buildings near the clinic tend to lease to residents, fellows, nurses and professionals. Many leases follow the academic and contract calendar, so summer turnover can be concentrated. Underwriters see the rent roll on the day you apply, so a fully leased building gives the strongest result. If several leases expire within weeks of closing, be ready to explain your re-leasing plan.
Concentration risk is also worth weighing. A single eight-unit building means one roof, one parking lot and one block's worth of demand. Some investors spread the same capital across several smaller buildings in different parts of Rochester, then finance them together under a blanket loan, which also spreads turnover across more leases.
Newer buildings are valued closer to their recent cost, and Minnesota classifies apartment buildings differently from smaller rentals. A purchase at a jumbo price can also lead to a new valuation. Use the current Olmsted County statement and ask whether the county is likely to reassess after your purchase.
If the building was recently completed, ask whether the county has assessed it as finished, since a partial assessment can understate the future tax bill.
Owners who built or bought Rochester buildings earlier sometimes refinance at jumbo balances to pull equity or replace a construction or bridge loan. Cash-out goes up to 75% LTV on standard programs but is often lower on large balances, and seasoning varies by program. Minnesota's mortgage registry tax applies to the new loan amount.
When refinancing, the appraisal and the rent roll matter equally. A building that has raised rents over several years and kept vacancy low will show that in both the value and the income, which supports a larger loan.
If some units in the building are used for furnished stays, the program may size the loan on long-term rent for those units. Confirm local rules for short-term and furnished rentals, and tell us how each unit operates before we quote.
Our residential DSCR program covers up to 8 units per property. A larger Rochester apartment building is a commercial or multifamily loan. Our investor loans are business-purpose loans on non-owner-occupied property.
For investors who want to stay within residential underwriting, two or three 6-8 unit buildings financed separately or under a blanket loan can reach the same total investment as one large commercial building, while keeping each property's loan tied to its own rent.

Yes, if the rent supports the payment. In Rochester that usually means a newer or renovated 6-8 unit building or several properties. Bring signed leases and an operating history to support the rent.
High-value homes usually rent for too little relative to their price to cover a jumbo payment at a 1.0x DSCR.
It varies by program and is often lower than on smaller loans. Ask for the limit on your property early so you can plan the down payment.
No. Jumbo DSCR loans qualify on the property's rent.
Underwriting uses the rent roll when you apply, so a fully leased building gives the best result. Plan re-leasing well ahead of closing if many leases expire at once.
Yes, once the building is finished and leased.
Yes. Five or more properties can be combined under a blanket portfolio loan with one payment. It also allows release provisions when one property sells.
