South Dakota has no state income tax, which draws residents and investors alike. The tax that matters on a rental is property tax, and owner-occupied homes are taxed in a lower class than investment property.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on South Dakota rentals with 1 to 8 units, qualified on rent with no W-2s or tax returns. In this state those balances usually mean small apartment buildings in Sioux Falls, large Black Hills homes or several rentals together. Budget taxes at the non-owner-occupied class; max LTV on larger loans varies by program.
Sioux Falls is the state's largest rental market, with newer small buildings and townhome rows in the southeast and southwest, and growing suburbs like Harrisburg, Tea and Brandon. Older buildings near downtown, Augustana and the medical campuses also lease well.
In the Black Hills, Rapid City, Spearfish, Hill City, Custer, Keystone and the Lead-Deadwood area have homes and cabins that draw summer visitors near Mount Rushmore and the national parks, plus winter demand near Terry Peak. Brookings and Vermillion have university rentals at smaller values.
Sioux Falls' growth has been steady, driven by health care, finance and a business-friendly tax climate that has drawn credit card and banking operations. That supports demand for newer apartments in the city's expanding south side. In the Black Hills, tourism and Ellsworth Air Force Base near Rapid City add their own sources of tenants and guests.
| Area | Typical high-value property | What to check |
|---|---|---|
| Southeast and southwest Sioux Falls | Newer 5-8 unit buildings, townhomes | Non-owner-occupied tax class, specials |
| Rapid City, Spearfish | Larger homes, small buildings | Comparable leases, hail exposure |
| Hill City, Keystone, Lead-Deadwood | Cabins and vacation homes | County vacation home rules, seasonality, access |
South Dakota taxes owner-occupied homes in a separate class with a lower levy than other residential property. When an investor buys from an owner-occupant, the property moves to the non-owner-occupied class and the bill rises. Budget on that higher figure, and ask the county director of equalization for an estimate.
New Sioux Falls subdivisions can also carry special assessments for streets and utilities, which appear on the tax bill and count in the payment. Get the full specials balance before you buy.
Weather is the other cost. Eastern South Dakota sees severe summer storms and hail, and the Black Hills get heavy snow at higher elevations. Insurers look at roof age and condition, and many apply percentage wind and hail deductibles. For cabins, ask about road maintenance in winter, propane or electric heat, and wildfire exposure in forested areas, since all three affect insurance and tenant demand.
This example is illustrative and not a quote. An investor buys a newer eight-unit building in southwest Sioux Falls for $1,750,000. Units lease for about $1,500 each, so gross rent is $12,000 a month. Taxes at the non-owner-occupied class are budgeted at $2,050 a month and insurance at $550. The table compares two loan sizes; estimated principal and interest assumes a 30-year amortization.
At 75% LTV the loan is $1,312,500, estimated principal and interest is about $8,843, the total payment is about $11,443 and DSCR is about 1.05x. At 70% the loan is $1,225,000, the payment is about $10,853 and DSCR is about 1.11x. At 75% the ratio is just above the 1.0x standard minimum; at 70% it is more comfortable. On 5-8 unit buildings, max LTV is often lower than on a single home and varies by program.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| Purchase price | $1,750,000 | $1,750,000 |
| Loan amount | $1,312,500 | $1,225,000 |
| Down payment | $437,500 | $525,000 |
| Estimated principal and interest | $8,843 | $8,253 |
| Taxes and insurance | $2,600 | $2,600 |
| Total monthly payment | $11,443 | $10,853 |
| Monthly rent | $12,000 | $12,000 |
| DSCR | About 1.05x | About 1.11x |
Black Hills vacation rentals are a real market, especially in summer and during the Sturgis motorcycle rally in August. Pennington, Lawrence and Custer counties and towns in the Hills have vacation home licensing and tax rules, and the state requires sales and tourism tax collection on short stays.
Some programs can qualify on projected STR revenue, but income is seasonal. Check county and city rules before relying on nightly income.
Many South Dakota investors reach jumbo size through several duplexes, fourplexes or single-family rentals. A blanket portfolio loan can combine five or more under one loan with one closing and one payment, qualified on combined cash flow.
Release provisions let you sell a property later. Buildings of 9 or more units go to our commercial programs.
The qualifying idea does not change: rent divided by the full payment of principal, interest, taxes, insurance and any HOA dues, with 1.0x as the standard minimum. The credit floor is still 620, LLC ownership is normal and 30-year terms are available.
What changes is the depth of review. On jumbo balances, max LTV is often below the 80% purchase and 75% cash-out limits, reserve requirements are usually higher and some programs order a second appraisal or a desk review. Pricing on large loans is set case by case.
South Dakota charges a modest real estate transfer fee when a deed is recorded. Title insurance, recording fees and lender costs apply separately. Ask your title company for an estimate early.
Bring these with your first request and the review goes faster.
