Jumbo DSCR Loans for $500K to $1M+ Tampa Bay Rentals

In Tampa Bay, two $1M+ homes on the same street can produce very different DSCR loans. After the 2024 storms, elevation, building age and flood history drive insurance costs, and insurance often decides whether the rent covers the payment.

In short: LendingStreet finances $500K to $1M+ rentals across Tampa Bay with DSCR loans that qualify on the property's rent, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, rates start at 6.125% for well-qualified borrowers, and purchases go up to 80% LTV, often less on large balances. On larger Tampa Bay files, the biggest variable is usually wind and flood insurance, which depends heavily on how high the home sits, when it was built and whether it flooded. Property taxes that reset after a sale and condo building rules are the next things to check.

Where large-balance Tampa Bay rentals are

In Tampa, the highest-priced rentals are in South Tampa, including Hyde Park, Davis Islands, Palma Ceia, Beach Park and Bayshore Boulevard, plus luxury condos around Water Street, Channelside and Harbour Island. Westchase, Carrollwood and New Tampa offer large suburban homes, and Apollo Beach adds waterfront homes on canals.

Across the bay, St. Petersburg's Old Northeast, Snell Isle and downtown condo towers draw higher-end tenants, and the Gulf beaches from St. Pete Beach to Clearwater Beach are the region's main vacation rental market. Tenants at the top end include relocating finance, health care and tech professionals, retirees testing the area and seasonal renters.

This table shows how the common paths compare. Details vary by property and program.

After Helene and Milton: why elevation matters so much

In 2024, Hurricane Helene pushed storm surge into low-lying parts of the bay, including areas of South Tampa, Davis Islands, Shore Acres and the Pinellas barrier islands. Hurricane Milton followed two weeks later. Many older ground-level homes flooded, and a wave of rebuilding and elevating followed.

Under FEMA rules that local governments enforce, a home in a flood zone that is substantially damaged or substantially improved, generally meaning repair or improvement costs reaching half the structure's value, may have to be brought up to current flood elevation standards. That can mean elevating or rebuilding the home.

For an investor, this splits the market. A newer, elevated home generally insures for much less than an older ground-level home in the same flood zone. An older home may also carry the risk of a costly rebuild requirement after a future storm. Ask for the elevation certificate, flood history and any substantial damage determination.

Worked example: elevated new build vs older ground-level home

This example is illustrative and not a quote. Two South Tampa homes each cost $1,350,000 and lease for $9,500 a month. Taxes are budgeted at $1,750 a month for both. The first is a newer elevated home with wind and dwelling coverage of $600 a month and flood coverage of $150. The second is an older ground-level home in the same flood zone with wind and dwelling coverage of $1,000 and flood coverage of $650.

At 70% LTV each loan is $945,000. At a sample rate of 7.375% on a 30-year fixed, principal and interest is about $6,527. For the elevated home, the total payment is about $9,027, and DSCR is $9,500 divided by $9,027, or about 1.05x.

For the older home, the total payment is about $9,927 and DSCR is about 0.96x, below the 1.0x standard minimum. Same price, same rent; the $900 a month insurance gap is the difference.

Condos in Tampa and St. Petersburg

Florida's post-Surfside condo laws require milestone structural inspections for many buildings three stories and taller, structural integrity reserve studies and full funding of key structural reserves. Many older waterfront buildings in Pinellas County have faced higher dues and special assessments as a result, and some were damaged in the 2024 storms.

Lenders review the building's inspections, reserves, insurance and any pending assessments, plus its leasing rules. Newer towers in downtown Tampa and St. Petersburg generally review more cleanly. Some programs finance non-warrantable units, often at lower leverage. Ask the association for its documents before you sign.

Vacation rentals on the Gulf beaches

Florida law limits how local governments can regulate vacation rentals, but local registration requirements, older zoning rules and condo or HOA restrictions still apply, and Pinellas beach towns each have their own rules. Many condo buildings set minimum rental periods.

Our STR DSCR program qualifies on projected revenue, with rates from 6.49% for qualified borrowers, where the property can legally operate. Florida vacation rentals also collect state sales tax and county tourist development tax. Beachfront homes carry the highest insurance costs in the region, so get quotes before relying on a revenue projection.

Property taxes after a Tampa Bay purchase

Homestead protections only apply to an owner's primary residence. Investment property is non-homestead, and its assessed value generally resets to market value after a sale. Non-homestead property then has its own annual cap on assessment increases for most taxes, but the starting value is your purchase price.

If the seller lived in the home, your bill will likely be much higher than theirs. Use the Hillsborough or Pinellas County Property Appraiser's estimator, and base your ratio on your price, not the seller's bill.

Tampa Bay loans from $500K to $1M

Much of the region's rental financing falls between $500K and $1M. Typical properties include homes in Seminole Heights, Tampa Heights and Westchase, townhomes in Westshore and Channel District, St. Petersburg homes in Crescent Lake and Kenwood, and suburban rentals in Brandon, Riverview, Wesley Chapel and Lutz.

On these balances, leverage is often nearer the program maximums: up to 80% LTV on a purchase and up to 75% on a cash-out refinance. Reserves are often lighter than on a $1M+ file, but both vary by program, and the rent still has to clear the 1.0x standard minimum.

The insurance lesson holds at every size. Inland homes on higher ground in Wesley Chapel or Lutz often insure very differently from a similarly priced home near the bay.

What changes on $1M+ Tampa Bay loans

Above $1M, the loan still qualifies on rent, with no W-2s or tax returns, a 620 minimum credit score and 30-year fixed options. Maximum LTV is often lower, reserve requirements are often higher and some programs require a second appraisal or a more detailed review.

Waterfront and bayfront homes can be harder to appraise after storms, since recent sales may mix damaged, repaired and rebuilt homes. Pricing on large balances is set case by case.

If you own five or more Tampa Bay rentals, a blanket portfolio loan can finance them on one closing with portfolio pricing, qualifying on the portfolio's combined cash flow.

Common questions

Can I get a DSCR loan on a Tampa home that flooded in 2024?

It can work if the home was repaired or rebuilt, appraises and can be insured. Expect questions about the flood history, elevation and any substantial damage determination.

What is the FEMA 50% rule?

In flood zones, if repair or improvement costs reach about half of a structure's value, local rules may require the home to meet current flood elevation standards. That can mean elevating or rebuilding. Confirm details with the city or county.

Is flood insurance required for a Tampa Bay DSCR loan?

If the property is in a FEMA special flood hazard area, flood insurance is generally required. Many bayfront and low-lying homes are in mapped zones.

How large a DSCR loan can I get in Tampa?

Our DSCR programs have no stated maximum. Loans start at $150,000, and larger balances are reviewed and priced case by case. On larger loans, maximum LTV is often lower and reserves higher.

Can I finance a Clearwater Beach or St. Pete Beach vacation rental?

Yes, if it can legally operate as an STR under local and building rules. STR DSCR loans qualify on projected revenue, with rates from 6.49% for qualified borrowers.

Why is my tax estimate higher than the seller's bill?

Investment properties are non-homestead, and assessed values generally reset after a sale. Base your numbers on your purchase price.

Can I do a cash-out refinance on a Tampa Bay rental?

Yes. Cash-out goes up to 75% LTV, often lower on large balances, and the rent must still clear the program minimum at the new payment. Condos still need to pass the building review.

Do you finance second homes on the Gulf?

No. LendingStreet finances non-owner-occupied investment property only, not homes you use yourself.

Do you finance $500K to $1M rental loans in Tampa?

Yes. DSCR loans start at $150,000 with no stated maximum, and $500K to $1M loans are common for Tampa and St. Petersburg homes, townhomes and condos and for suburban rentals in Brandon, Riverview and Wesley Chapel.
