Large Bridge Loans for Albuquerque Investors: $1M to $5M+

Albuquerque is not a market where one rental house usually needs a seven-figure loan. When a $1M to $5M bridge comes up here, it is almost always a group: several fourplexes near the university, a package of Heights rentals from one owner or a few small buildings being repositioned at once.

In short: LendingStreet provides residential investor bridge loans in Albuquerque from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. The usual exit is a refinance into a blanket, DSCR or jumbo DSCR loan, or a sale of some or all of the properties.

Large balances in a moderate-price market

Because Albuquerque prices are moderate, large bridge loans here are mostly about buying many units at once. Typical packages include several fourplexes around UNM and Nob Hill, a group of duplexes in the Southeast Heights, or ten or more single-family rentals across the Heights and Westside sold by a retiring landlord.

Single homes that justify a large balance on their own exist in Sandia Heights, High Desert, Tanoan, Los Ranchos and Corrales, but they are a small share of investor activity. If you are buying one, be ready to show how it will lease or sell.

When Albuquerque investors use a large bridge

Bridge financing fits situations where a long-term loan cannot close yet, usually because the properties are not yet leased at market rents or the seller needs a faster close than a long-term lender can offer. Common Albuquerque uses include:

Worked example: four fourplexes near UNM

This example is illustrative and not a quote. An investor buys four fourplexes, 16 units in total, for $1,760,000 and budgets $240,000 for unit renovations and roofs. Leverage varies by program; this example assumes a bridge at 75% of total cost, or $1,500,000, with an estimated interest-only payment of about $12,500 a month.

After renovation, the buildings are valued at $2,240,000 and the units rent for about $1,200 each, $19,200 a month. A refinance at 70% of value produces $1,568,000, enough to retire the bridge. Estimated principal and interest is about $10,964, taxes about $1,750 (budgeted on the new purchase basis) and insurance $1,300, for a total of about $14,014 and DSCR of about 1.37x.

Valuation in a non-disclosure state

Larger balances usually need a full valuation. New Mexico does not publicly disclose sale prices, so appraisers rely on MLS data and their own research for comparable sales. For a multi-building package, provide rent rolls, unit mixes, renovation scope and any recent sales you know of.

Confirm legal unit counts under the IDO for every building. Unpermitted casitas or garage conversions will not be valued as separate units.

Values also vary sharply over short distances in Albuquerque. A fourplex a few blocks north of Central near UNM can be valued very differently from one closer to the corridor's rougher stretches, so the appraiser will look for comparable sales and rents close to each building. Give them a clean package to work from.

Taxes after the purchase

New Mexico limits annual increases in taxable value for residential property only while ownership is unchanged. A package bought from a long-time owner can be revalued to market after the sale, so the tax line at refinance may be much higher than the seller's. The example budgets taxes on the new basis for that reason.

New Mexico has no real estate transfer tax, which keeps closing costs lower than in many states on a large purchase. Title, valuation and lender costs still apply, along with any HOA transfer fees on newer properties.

Renovation scope and draws

Albuquerque's dry climate is easy on some building materials and hard on others. Sun-baked roofing, cracked stucco and aging evaporative coolers show up in nearly every older package, and buyers who replace them up front usually see fewer surprises during lease-up and a stronger appraisal at refinance.

Common Albuquerque scopes include flat roof replacement, refrigerated air, kitchens and baths, stucco repair and parking lot work on courtyard fourplexes. On larger loans, repair funds are usually released in stages after inspections.

Plan the sequence so some units keep producing rent while others are renovated, and leave time before the bridge matures to lease up and season for the refinance.

Experience and the size of the deal

Local knowledge matters in a market where values and rents change block by block along Central Avenue and across the Heights.

As balances grow, track record matters more. Show the rentals you own in the metro, the renovations you have completed and who manages your units. A first-time buyer taking on 16 units is a harder file than a local operator adding to an existing portfolio, though a strong management partner can help.

Exits: refinance, sell or split

Five or more properties can refinance into a blanket portfolio loan with release provisions. Individual buildings can move into separate DSCR loans, and higher-value homes or large portfolios may fit a jumbo DSCR loan. Some investors sell one building after renovation to pay down the bridge and refinance the rest. Our bridge-to-DSCR guide covers timing.

Common questions

Do you make $1M+ bridge loans in Albuquerque?

Yes. Most cover packages of fourplexes, duplexes or single-family rentals rather than one house. The program range is $150,000 to $5M+, and larger balances are reviewed case by case.

What are bridge rates?

Rates start from 7.99%. Pricing on larger balances depends on leverage, the properties, your experience and the exit plan.

How quickly can you close?

In as little as 10 days. Multi-property packages and full valuations can take longer, so build time into the contract.

Do large bridge loans require an appraisal?

Larger balances usually need a full valuation, often for each property in a package.

Will taxes change after I buy a package?

Likely. New Mexico can revalue residential property after a sale, so budget taxes on your purchase price.

Can I use a bridge to pay off a maturing loan?

Yes. Send the payoff letter, rent roll and plan for the properties so we can review the numbers.

Are payments interest-only?

Yes. Bridge loans are short-term and interest-only, with the balance repaid at sale or refinance. That keeps the monthly carry lower while units are being renovated and leased.

Can the exit be a blanket loan?

Yes. Packages of five or more properties often refinance into a blanket portfolio loan qualified on combined cash flow.
