Large Bridge Loans for Arkansas Rental Investors

In Arkansas, a bridge above $1M almost always means more than one property or something unusual: a block of Bentonville rentals, a Little Rock portfolio, or a high-value home on Lake Hamilton or Beaver Lake.

In short: LendingStreet makes Arkansas bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Large balances are reviewed case by case and usually need a full valuation. Arkansas investors mostly use them to buy rental packages in Northwest Arkansas or central Arkansas and refinance into DSCR, blanket or jumbo DSCR loans.

Arkansas markets where large bridges make sense

Northwest Arkansas (Bentonville, Rogers, Springdale and Fayetteville) has grown around major corporate headquarters and the University of Arkansas, and investors buy newer homes and townhomes there in groups. Executive homes in Bentonville and the Pinnacle area of Rogers can reach $1M on their own.

In central Arkansas, investors hold rentals in Little Rock, North Little Rock, Conway, Bryant and Benton, and higher-value homes sit in the Heights and Hillcrest. Hot Springs and the Lake Hamilton area attract vacation rental buyers, and Jonesboro and Fort Smith have steady long-term rental demand.

How Arkansas investors use large bridge financing

Because single rentals rarely reach $1M here, bridge files at this size are usually about scale or timing:

How we look at a seven-figure bridge request

Bridge financing here is short-term and interest-only, from $150,000 up to $5M+ with rates from 7.99%. A $1M+ request gets case-by-case review: we want to see the property, a realistic exit and enough cash left after closing to carry the loan.

Larger balances usually need a full valuation rather than a desktop estimate. Getting it scheduled early is what keeps a close in as little as 10 days on the table.

Arkansas property taxes and transfer costs

Arkansas assesses real property at a fraction of market value, and the resulting tax bills are low compared with many states. Counties reappraise on a regular cycle, and homestead credits only apply to a primary residence, so check the bill that will apply to an investor owner.

The state charges a real property transfer tax on deeds, and recording fees apply to each mortgage. On a package of homes, ask the title company to price every deed and mortgage so the total is not a surprise.

Worked example: an eight-home Rogers and Springdale package

This example is illustrative and not a quote. An investor buys eight leased three-bedroom homes in Rogers and Springdale from one seller for $1,720,000, closing quickly so the seller can complete an exchange.

The bridge loan is $1,290,000. Estimated interest-only payments are about $11,287 a month during the 5-month hold. The investor renews leases and refinances all eight homes as one blanket loan.

The property then values at $1,760,000. A DSCR refinance at 75% LTV is $1,320,000, which repays the $1,290,000 bridge balance and returns about $30,000. Estimated principal and interest on a 30-year term is about $9,117. Adding taxes of $1,050, insurance of $1,100, the monthly payment is about $11,267. Rent of $14,400 divided by $11,267 gives a DSCR of about 1.28x.

Low Arkansas taxes help, while storm-driven insurance on eight separate homes is the larger cost. Results for a Little Rock package would differ with older homes and different rents.

Tornadoes, lake rules and appraisal reach

Arkansas sees severe storms and tornadoes, so insurance quotes and roof condition matter on every property in a package. Lake properties may also need flood coverage, and some lakes managed by the U.S. Army Corps of Engineers have rules about docks and shoreline use.

Outside the larger metros, appraisers may need to use comparable sales from farther away, which can affect value and timing. Grouping rural homes with in-town properties can help a package reach the size where the economics work.

Builder bulk purchases in Northwest Arkansas

Builders in Centerton, Cave Springs, Bentonville and Springdale sometimes sell several finished homes to a single investor. These deals can be priced well, but leasing six or eight new homes at the same time takes longer than leasing one.

Before you close, confirm that every home has a certificate of occupancy, that the builder warranty transfers to your LLC, and that the subdivision HOA allows rentals. Then plan the bridge term around a realistic leasing pace, with reserves for the months when some homes are still empty.

Once most homes are leased, the package can refinance into a blanket loan or individual DSCR loans. The DSCR ratio is based on rent from leased homes, so do not refinance until enough are rented to clear 1.0x.

How the bridge gets repaid

There are two common exits: sell the property, or refinance into a long-term DSCR loan that qualifies on rent rather than personal income. For balances around $1.5M and up, that refinance is a jumbo DSCR loan, and leverage on the larger balance varies by program.

Seasoning before a cash-out refinance also varies by program, so ask about it up front if you plan to pull equity out after the bridge.

Common questions

Why are most Arkansas bridges at this size packages?

Typical Arkansas rentals sell well below $1M, so balances this large usually mean several homes, a 5-8 unit building or a high-value lake or executive home.

Can Northwest Arkansas rentals go on one loan?

Yes. They can close together on a bridge and later move into a blanket loan with release provisions or individual DSCR loans.

Do lake homes qualify on vacation rental income?

On some takeout programs they can qualify on projected short-term revenue, if local rules and HOA covenants allow rentals.

Is there a transfer tax in Arkansas?

Yes, a state real property transfer tax applies to deeds. Your title company can give the exact amount.

Do large bridge loans need an appraisal?

Usually, yes. Some smaller bridge programs can skip it, but larger balances usually need a full valuation. Ordering it early keeps the timeline short.

How fast can a $1M+ bridge close?

In as little as 10 days when the valuation, title and entity documents move quickly. Complex packages can take longer.

What is the largest bridge you will consider?

The program runs from $150,000 to $5M+, and larger balances are reviewed case by case.

Can I refinance the bridge into a DSCR loan?

Yes. That is the most common exit. A DSCR loan qualifies on rent, and balances of about $1.5M and up go into jumbo DSCR.
