Large Bridge Loans for Asheville Investors: $1M to $5M+

Asheville is one of the few metros in this part of the country where a single investment home can justify a seven-figure bridge loan. Estates in Biltmore Forest, homes near the Grove Park Inn and mountain properties with views often trade above $1M, alongside packages of rentals across the region.

In short: LendingStreet provides residential investor bridge loans in the Asheville area from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. Exits are a sale or a refinance into a DSCR, blanket or jumbo DSCR loan, and in Asheville the exit plan has to account for STR rules and rents that trail prices.

What large Asheville bridge deals look like

Typical $1M+ requests include high-value single homes in Biltmore Forest, North Asheville, Reynolds Mountain and the Ramble, packages of long-term rentals in West and East Asheville, mountain homes in surrounding counties and properties being repaired after Hurricane Helene.

Because rents in Asheville are modest relative to prices, a high-value home often exits by sale rather than by refinance. Packages of rentals more often exit through a mix of sales and long-term loans.

Why investors use a large bridge here

Bridge loans cover the time between buying or paying off a loan now and selling or qualifying for long-term debt later. In Asheville, that gap is often longer than usual because of permits, contractor schedules and storm repairs. Common uses include:

Worked example: seven homes, sell two, keep five

This example is illustrative and not a quote. An investor buys 7 homes in West and East Asheville for $2,520,000, about $360,000 each, and budgets $180,000 for updates. Leverage varies by program; this example assumes a bridge at 70% of total cost, or $1,890,000, with an estimated interest-only payment of about $15,750 a month.

After renovation, the investor sells two homes for $480,000 each, netting about $902,400 after selling costs, and pays the bridge down to about $987,600. The remaining five homes, valued at $2,400,000 and renting for $2,400 each, refinance into a blanket DSCR loan of $987,600. Estimated principal and interest is about $6,905, taxes about $1,700 and insurance $1,000, for a total of about $9,605 and portfolio DSCR of about 1.25x.

STR rules shape the exit

This is the single most common planning mistake we see on Asheville bridge requests: assuming a home inside city limits can be refinanced on nightly income. It usually cannot.

The City of Asheville prohibits whole-home short-term rentals in residential zoning districts. If your exit depends on nightly income, the property must be in a district or town where STRs are allowed, and a refinance will be underwritten accordingly. Inside the city, plan exits around long-term leases or sale.

Valuation and Helene history

Larger balances usually need a full valuation. High-value Asheville homes often have unique features, steep lots and views that make comparables harder, and storm history now matters to appraisers and insurers. Provide repair records, flood determinations and renovation scope.

Sales of $1M+ homes are less frequent than sales of mid-priced houses, so the appraiser may need to reach farther in time or distance for comparables. A clear description of the view, acreage, outbuildings and recent updates helps. For packages, give each house its own condition summary and rent estimate.

Renovation and draws

Contractor demand rose after Helene, which affected costs and timelines. Renovation funds on larger loans are usually released in stages after inspections. Build in time for permits and contractor availability, and leave room before maturity to sell or lease and season for a refinance.

Steep-slope lots, retaining walls and drainage work are common line items on Asheville renovations and can take longer than interior work. Put them early in the schedule, and keep a contingency for surprises behind walls in older bungalows and Victorians.

Taxes and costs

North Carolina's deed excise tax is $1 per $500 of price, customarily paid by the seller. Buncombe County and the City of Asheville both tax property, and reappraisals can move bills significantly, which matters for the refinance payment.

Experience matters more as balances grow. Show the properties you have bought, renovated, sold or held in the region, and who will manage the work. A first large project in an unfamiliar market is a harder file than a local investor expanding a proven approach.

Exit options

Plan the exit before you close, not after the renovation.

Sales work well for high-value homes and for trimming packages. Five or more rentals can refinance into a blanket portfolio loan, individual properties into DSCR loans, and higher-value long-term rentals into a jumbo DSCR loan if rent supports it. Our bridge-to-DSCR guide explains timing.

Our investor loans are business-purpose loans on non-owner-occupied property. Send the property details, contract or payoff letter, budget and exit plan through the form below, or call (877) 298-1001. See also our North Carolina large bridge page.

Common questions

Do you make $1M+ bridge loans in Asheville?

Yes, on high-value single homes and on packages of rentals. The program range is $150,000 to $5M+, and larger balances are reviewed case by case based on the property, leverage, your experience and the exit.

What are bridge rates?

Rates start from 7.99%. Pricing on larger balances depends on leverage, the property, your experience and the exit.

How fast can you close?

In as little as 10 days, though full valuations on unique mountain homes can take longer.

Do large bridge loans need an appraisal?

Larger balances usually need a full valuation. On unique mountain homes, allow extra time for the appraiser to find comparable sales.

Can my exit be a short-term rental refinance?

Only if the property is in a location where STRs are allowed. Inside Asheville's residential districts, whole-home STRs are prohibited.

Can a bridge help with a Helene-damaged property?

It can fund the purchase or payoff while repairs are completed, if the plan, budget and exit make sense. Expect questions about flood zones, insurance availability and the scope of remaining repairs.

Are payments interest-only?

Yes. Bridge loans are short-term and interest-only, with the balance repaid at sale or refinance. That keeps the monthly carry lower while a property is renovated, listed or leased.

Why do so many Asheville bridge loans exit by sale?

Rents are modest relative to values, so a full refinance on a high-value home may not reach 1.0x. Selling some or all of the properties is often the cleaner exit.
