Large Bridge Loans for Atlanta Investors: $1M to $5M+

Large residential bridge loans in Atlanta usually fall into two camps: a high-value home or small building in Buckhead, Brookhaven or north Fulton that needs a fast close, or a package of rentals, often new build-to-rent homes, that needs short-term money before long-term financing.

In short: LendingStreet offers residential investor bridge loans in metro Atlanta from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%, interest-only terms and closings in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case. Most borrowers exit by selling or by refinancing into a DSCR, blanket or jumbo DSCR loan once the properties are leased.

Large-balance deals we see around Atlanta

In the northern part of the metro, $1M to $3M purchases are common in Buckhead, Brookhaven, Sandy Springs, Dunwoody, Alpharetta and Milton, where investors buy high-end homes to renovate or lease. Intown, larger loans often finance a group of townhomes or a pair of fourplexes in Midtown, Inman Park or Old Fourth Ward.

To the south and east, the big numbers usually come from packages: 8 to 20 single-family homes bought from a builder or another investor in Henry, Clayton, Newton or Paulding counties. Each home may be $250,000 to $350,000, but together they easily pass $2M.

Why investors use bridge money here

Atlanta has a large build-to-rent pipeline, and builders often sell finished homes in groups before every unit is leased. A DSCR lender needs rent to qualify, so a bridge loan covers the gap between purchase and stabilization.

Other common uses include closing quickly to win a competitive Buckhead listing, buying at a foreclosure sale, and paying off a maturing construction or bridge loan from another lender while leases are signed.

Valuation on large Atlanta loans

On these balances, expect a full appraisal on each property or a portfolio valuation. Buckhead and Milton homes can be hard to value because of unique lots and few recent comparable sales, so give the appraiser recent nearby sales and any renovation budget. For packages, the underwriter looks at each home and at the group.

Bulk pricing is another wrinkle. A builder may sell nine homes for less than the sum of nine retail prices, and an appraiser valuing each home separately may come in above the contract. Lenders generally size the loan on the lower of the purchase price and the appraised value, so a discount helps your equity position but does not automatically raise the loan amount.

Worked example: a nine-home build-to-rent package

This example is illustrative and not a quote. An investor buys nine new homes in Henry County from a builder for $2,700,000. Only three are leased at closing. The bridge loan is $2,025,000, interest-only, with estimated monthly interest of about $16,875 while the other six homes lease up.

After lease-up, the nine homes rent for $20,250 a month in total and appraise at $2,900,000. A blanket DSCR refinance at 70% LTV is $2,030,000, which pays off the bridge loan. Estimated principal and interest on a 30-year term is about $13,848, plus $3,150 in taxes and $1,350 in insurance, for about $18,348 a month. Portfolio DSCR is about 1.10x.

Planning the exit before you close

Know which exit you are aiming for. A package of rentals usually goes to a blanket portfolio loan. A single high-value home that will be leased may move into a jumbo DSCR loan, though large Buckhead and Milton homes often rent for less than the ratio needs, so a sale is the more common exit there. See /bridge-to-dscr-loan-guide.html.

Have a backup exit too. If leasing runs slow, selling two or three homes from a package can pay down the bridge loan and leave the rest to refinance on the leased homes.

For a single high-value home, test the rent before you buy. If a Buckhead home would lease for far less than taxes, insurance and a long-term payment require, plan on a sale or a much smaller jumbo DSCR loan.

Georgia costs on a large closing

Georgia's intangible recording tax on a new note is based on the loan amount, so it adds up on a $2M+ bridge loan, though it generally applies to notes with longer terms; ask your closing attorney how it applies to a short-term bridge. Transfer tax applies to the deed. Investors also lose any homestead exemption, so model the next tax bill on the purchase price.

Experience and liquidity on large balances

Underwriters look harder at the borrower on a $2M+ bridge loan than on a single-house loan. Expect questions about how many properties you have owned and managed, whether you have completed renovations or lease-ups of similar size, and how much cash you will have after closing to cover interest, taxes and vacancy.

A first-time investor buying a nine-home package may still qualify, especially with strong liquidity and a property manager with a track record in that county, but leverage may be lower. Investors with a history of Atlanta rentals and clean exits usually see the most flexible terms. Plan for interest reserves or enough cash to carry the loan for the full lease-up period, plus a cushion if leasing takes longer than expected.
