Large Bridge Loans for Bakersfield Investors: $1M to $5M+

With typical Bakersfield homes selling well under the California median, a $1M+ bridge loan here rarely finances one house. It finances a package: a long-time landlord's dozen homes, several fourplexes on the same street, or a builder's group of new rentals.

In short: LendingStreet offers residential investor bridge loans in the Bakersfield area from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%, interest-only terms and closings in as little as 10 days. In Bakersfield, balances that large usually mean packages of homes or small buildings, though a few luxury homes in Seven Oaks and the southwest qualify on their own. Larger balances usually need a full valuation, and most borrowers exit through a blanket DSCR refinance, separate DSCR loans or a sale.

What large Bakersfield deals look like

Many Bakersfield rentals are owned by local landlords who built portfolios over decades, along with out-of-area investors from Southern California. When an owner retires or an estate settles, the homes often sell as a group. A bridge loan lets a buyer close quickly, deal with vacancies and deferred maintenance, and then refinance.

Other large deals include several fourplexes bought together in southwest Bakersfield, new rental homes from a builder in the northwest or southwest, and the occasional luxury home in Seven Oaks, Stockdale Estates or the northeast bluffs.

Honest expectations

Bakersfield has relatively few single homes that need a $1M+ loan, and that is not a criticism of the market; lower prices are why rents can carry long-term debt here. Most large requests here are packages. That means underwriters review every property, the rent roll, the condition of the group and the plan for each home. A package of 12 homes is twelve appraisals, twelve title searches and twelve insurance quotes, so start early.

Experience also matters more on a package. Underwriters will ask how many rentals you have owned and managed, whether you have handled renovations at this scale and who will manage the homes. A local property manager with a record in Kern County can strengthen the file, especially for out-of-area buyers.

Uses for large bridge loans in Kern County

Bridge money fits when speed matters or the properties are not ready for long-term financing. It is short-term and interest-only, so it is built to be replaced, not held for years.

Worked example: a 12-home package

This example is illustrative and not a quote. An investor buys 12 single-family rentals in Northeast Bakersfield, Oildale and south Bakersfield from a retiring owner for $3,000,000. Four homes are vacant and need updates. The bridge loan is $2,250,000, interest-only, with estimated monthly interest of about $18,750.

After renovation and lease-up, the homes rent for $1,900 each, $22,800 a month in total, and appraise at $3,350,000. A blanket DSCR refinance of $2,345,000, 70% of value, pays off the bridge. Estimated principal and interest on a 30-year term is about $15,997, plus $2,860 in taxes (reassessed at the purchase price) and $1,560 in insurance, for about $20,417 a month. Portfolio DSCR is about 1.12x.

Valuation and Prop 13 on a package

Larger balances usually need a full valuation, often an appraisal for each property. When a package sells, every home is reassessed at its share of the purchase price under Proposition 13, so the seller's old tax bills do not carry over. Ask how the purchase price will be allocated across the properties, since it affects each home's new assessed value.

Package discounts are common, and lenders generally size loans on the lower of purchase price and appraised value.

Expect the appraiser to walk vacant homes and to need access to occupied ones. Give tenants notice under California rules and coordinate access through the seller or property manager so the valuation does not stall the closing.

Exit options

For a package of rentals, the usual exit is a blanket portfolio DSCR loan, or separate DSCR loans on each home. Some investors sell weaker homes and refinance the rest. A luxury Seven Oaks home might exit into a jumbo DSCR loan, but in Bakersfield large single-home rents often fall short of what the ratio needs, so a sale is more common. See /bridge-to-dscr-loan-guide.html.

Whatever the exit, give yourself time. Contractor schedules, permit sign-offs for any unit work and California notice rules for tenants can all add weeks, and bridge interest runs every month the loan is open.

Insurance quotes for twelve homes take time too. Start with an agent who writes investor portfolios in Kern County, and ask for a quote on the whole package before you remove contingencies.

Rent caps and tenants in place

Many homes in a landlord's package will have long-term tenants paying below market. California's Tenant Protection Act limits rent increases on covered properties, and single-family homes owned by LLCs with corporate members are generally covered. Plan your exit on realistic rent growth, not on immediate jumps to market.

Vacant homes are where most of the upside sits. Renovating and re-leasing them at market rent is usually what lifts the package's value and DSCR enough to support the refinance, so prioritize those units in your schedule.

Common questions

Can I get a $1M+ bridge loan on one Bakersfield house?

It is possible on a luxury home, but most large Bakersfield bridge loans finance packages of homes or small buildings.

What rates apply?

Rates start from 7.99%. Pricing depends on leverage, experience and the exit plan.

Is an appraisal required?

Usually yes. Larger balances normally need a full valuation of each property.

Will each home be reassessed after I buy a package?

Yes. Under Proposition 13, each home is reassessed at its share of the purchase price.

How fast can a large bridge loan close?

In as little as 10 days when title, valuation and documents are ready, though big packages can take longer.

Can the package include fourplexes or a 6-unit building?

Yes. Properties with 1 to 8 units qualify. Nine or more units are commercial.

What is the usual exit?

A blanket DSCR refinance or separate DSCR loans after lease-up, or a partial sale.

Can an out-of-area investor buy a Bakersfield package?

Yes. Many buyers are from elsewhere in California. A local property manager and contractor plan help the file.
