Bismarck prices are moderate, so a bridge loan above $1M here almost never means a single home. It means a pair of eight-plexes, a package of fourplexes and twin homes, or a portfolio from an owner who built it during the oil boom.
In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ in Bismarck and Mandan, with rates from 7.99%, interest-only payments and closings in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case. In this market, large balances usually mean packages of homes or 2-8 unit buildings, with exits by sale or a DSCR, blanket or jumbo DSCR refinance.
Many Bismarck investors who built portfolios of six- and eight-plexes during the 2010s are now selling, retiring or consolidating. Buyers often need to close on several buildings at once, sometimes with below-market rents or deferred maintenance, before long-term financing makes sense.
A bridge loan funds the purchase and the stabilization period, then the buildings move into a DSCR or blanket loan once rents and condition support it.
Sellers of large portfolios often prefer one buyer and one closing date. Having bridge financing lined up for the whole package can matter as much as price in those negotiations.
Residential investor bridge loans run from $150,000 to $5M+, with rates from 7.99%. They are short term and interest-only, keeping the monthly cost lower while you renovate and re-lease.
Above $1M, expect a full valuation of each property, review of your experience and liquidity and leverage set per deal. Buildings with five to eight units are residential, but their long-term loans can carry lower maximum LTV, which affects how the exit is sized.
Experience with similar buildings matters. If you have owned or managed fourplexes or eight-plexes before, include that history; it can affect leverage and how the request is reviewed.
This example is illustrative and not a quote. An investor buys two eight-plexes in Bismarck, 16 units in all, for $1,900,000. Rents are below market and several units need updates. A bridge loan of $1,425,000, 75% of the price, funds the purchase, with an estimated interest-only payment of about $12,469 a month.
After updates, the buildings are valued at $2,050,000 and rent for $15,800 a month. A DSCR refinance at 70% of value, $1,435,000, has estimated principal and interest of about $10,034. With taxes and special assessments of $2,400 and insurance of $900, the payment is about $13,334 and DSCR is about 1.18x. At 65%, DSCR is about 1.25x.
| Stage | Amount | Monthly cost |
|---|---|---|
| Purchase, two eight-plexes | $1,900,000 | - |
| Bridge loan (75% of price) | $1,425,000 | About $12,469 interest-only |
| Value after updates | $2,050,000 | - |
| DSCR refinance (70%) | $1,435,000 | About $13,334 with taxes and insurance |
| Rent after stabilization | $15,800 | DSCR about 1.18x |
Bismarck has a steady but modest number of multi-unit sales, so appraisers may use older sales or sales from Mandan and Fargo. Rent comparables are usually easier: many fourplexes and eight-plexes have similar layouts. Bring a rent roll and recent leases, plus the renovation scope for any units you plan to update, so the appraiser can see the plan behind the projected rents.
Condition matters. Boilers, roofs and parking lots on 1970s and 80s buildings can be expensive, and appraisers will note them. Price repairs before closing.
Plan an inspection of every building, including sewer lines and roofs. A package that looks uniform on paper can include one building that needs far more work than the others.
Special assessments for street and utility projects are common in Bismarck. On a package of several buildings, the combined balance can be significant. Ask the city for every parcel's balance and any pending projects, and decide whether to pay them at closing or carry them.
Either way, include the installments in the exit DSCR, since they are part of the property tax bill.
Paying off assessments at closing raises the cash needed but removes the installment from the long-term payment, which can improve the refinance ratio. We can model both approaches.
A stabilized pair of eight-plexes typically refinances into individual DSCR loans for 5-8 units or a blanket loan if combined with other properties. Larger portfolios may fit jumbo DSCR terms.
Some investors sell one building to repay part of the bridge. Ask about partial release terms at the start so they are written into the loan.
Run the exit before you buy. Use the full tax and assessment figure, a hail-aware insurance quote and rents supported by comparable leases, and leave room for a few units to sit vacant during renovation.
Renovations in Bismarck slow in deep winter, and exterior work may wait until spring. Size the bridge term with the season in mind; a purchase in November may not stabilize until summer.
Hail, wind and frozen-pipe claims shape insurance costs on multi-unit buildings. Get quotes for each building and check flood zones near the Missouri and Heart rivers.
Lease-up timing follows the seasons too. Many tenants move in late spring and summer, so a building renovated over the winter can often be re-leased quickly once warmer weather arrives. Factor that into the length of the bridge and the interest you carry while units are empty.
Send the property list with addresses and unit counts, purchase price or payoff letter, current and projected rents, the renovation budget, special assessment balances and your exit plan. LendingStreet will size the bridge and model the refinance so you can see both stages.
