Charlotte produces large bridge requests of every kind: Myers Park and Eastover renovations, Lake Norman waterfront homes, packages of new townhomes, and long-held rental portfolios whose bank loans are coming due.
In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ in the Charlotte region, on 1-8 unit properties, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, larger balances usually need a full valuation, and the exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan. Common uses include high-value purchases, packages of homes, quick-close acquisitions and payoff of maturing loans.
Charlotte has enough high-value housing that single-property large loans are common, and enough investor activity that portfolio deals are too.
Many Charlotte investors built portfolios between 2012 and 2020, financing them with bank or private loans on short terms. Values have risen a lot since then, and some of those loans are maturing. When a few homes are vacant or mid-renovation at maturity, a permanent refinance may not size well. A large bridge loan can pay off the maturing debt, cash out some equity for renovations and give time to lease up before a blanket DSCR refinance.
The appreciation that makes this possible also raises carrying costs. Mecklenburg County's 2023 revaluation lifted tax bills across many investor neighborhoods, and insurance premiums have risen. Build the takeout on current costs, not the costs you had when you bought the homes, and leave room in the ratio for another reassessment.
This example is illustrative and not a quote. An investor owns ten single-family rentals in west and east Charlotte, now worth about $3,100,000. A $1,600,000 loan matures, and three homes need turnover work. A bridge loan of $1,800,000, about 58% of value, pays off the maturing loan and funds the renovations. Estimated interest-only payments are about $15,375 a month.
Once all ten are leased at about $1,950 each, or $19,500 a month, the investor refinances into a blanket DSCR loan at 60% of value, $1,860,000, which retires the bridge. Estimated principal and interest is about $12,688, taxes about $2,400 and insurance about $1,300, for a total of $16,388 and a DSCR of about 1.19x.

In Myers Park, Eastover and along Lake Norman, a single home can justify a $1M+ bridge loan on its own. Investors use these loans to buy quickly, renovate and either sell or hold as an executive rental. Long-term rents on luxury homes are often thin relative to price, so if you plan to hold, test a jumbo DSCR refinance at moderate leverage before you buy. Larger balances usually need a full valuation, and appraisers may have few direct comparables for unique waterfront or estate properties.
Local historic district rules in Dilworth, Plaza Midwood and Wesley Heights can add design review to exterior changes, so plan renovation timelines accordingly.
Charlotte's suburbs have seen large numbers of new townhomes and houses, and some builders sell several units at once to investors. A bridge loan can fund the purchase while the units are leased, then each home or the whole group can refinance into DSCR or blanket loans, typically after the homes have signed 12-month leases. Check HOA leasing rules in new communities, since some limit the number of rentals.
Bulk purchases often come with a builder discount, and that discount can create equity at the refinance. But appraisers will look at retail sales in the same community, and a cluster of investor-owned units can affect how a lender views the project. Get the builder's sales history and the HOA's rental rules before you sign.
Mecklenburg County's 2023 revaluation raised assessed values sharply, and new construction may not have a full tax bill yet, so budget taxes on your purchase price. North Carolina's deed excise tax is customarily paid by the seller, which matters when your exit is a sale. North Carolina does not tax rentals at a higher rate than owner-occupied homes, so the exit math is more straightforward than across the South Carolina line.
Before closing, decide the exit and test it: a blanket DSCR loan for five or more rentals, individual DSCR loans, a jumbo DSCR loan for a high-value home or small building, or a sale. Build the numbers on current taxes, insurance and realistic rents.
For a sale exit, check recent sold prices for similar renovated homes nearby and allow for holding time; the Charlotte market moves, and a renovation that runs long can eat into the margin. For a refinance exit, confirm the combined rent can carry a 30-year payment at about 1.0x after the bridge is repaid.
Experience counts on large balances. Expect questions about the renovations and rentals you have completed, your contractor's track record and who will manage the properties after the work is done.
