In Chattanooga, a seven-figure bridge loan rarely means one house. It usually means a landlord selling eight or ten rentals at once, a small apartment building near downtown, or a high-end lake or mountain property that needs to close before a slower loan can.
In short: LendingStreet offers residential investor bridge loans in the Chattanooga area from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99% and closings in as little as 10 days when the file is ready. Loans are short-term and interest-only, larger balances are reviewed case by case and usually need a full valuation, and the exit is a sale or a refinance into a DSCR, jumbo DSCR or blanket portfolio loan.
Chattanooga is a moderately priced market, so most single rentals here sit well under $1M. Large bridge loans come up when an investor buys several properties at once, takes out a portfolio from a retiring owner, or buys at the top of the market on Lookout Mountain, Signal Mountain, Riverview or the lakeshore.
Packages are common because many local landlords built portfolios over decades and prefer to sell in one transaction. A bridge loan lets you close fast, then renovate, stabilize and refinance on your own schedule.
| Deal type | Typical Chattanooga example | Likely exit |
|---|---|---|
| Rental package | 8 to 12 houses in East Ridge, Brainerd and Red Bank | Blanket DSCR loan |
| Small building | A 5 to 8 unit building near Highland Park or North Chattanooga | DSCR loan for 5-8 units |
| High-value home | Riverview, Lookout Mountain or lakefront property | Sale or jumbo DSCR |
| Loan payoff | Maturing private or bank loan on several rentals | DSCR or blanket refinance |
Larger balances usually need a full valuation, and packages often need an appraisal or valuation for each property. Chattanooga's mix of renovated and unrenovated older homes can make comparable sales uneven, especially in neighborhoods changing quickly like Highland Park, Avondale and St. Elmo. Bring your renovation budget and any recent comparable sales you rely on.
For mountain and lake properties, unique lots, views, docks and private roads can limit comparables. Expect that review to take longer than a typical subdivision home.
On a package, the lender may also look at how the value is spread across addresses. A package where two houses carry most of the value is reviewed differently from eight similar houses, and the release amounts on a later blanket refinance will follow that allocation.
This example is illustrative and not a quote. An investor agrees to buy eight single-family rentals from a retiring landlord for $1,840,000. The bridge loan covers 75% of the price, or $1,380,000. The estimated interest-only payment is about $12,075 a month during the bridge term.
After renovating the weakest houses and re-leasing, the package appraises at about $2,240,000 with rents of about $14,600 a month. A blanket DSCR refinance at 70% of value is $1,568,000. Estimated principal and interest is about $10,830, taxes about $1,650 and insurance about $1,150, for a total of $13,630. DSCR is about 1.07x, and the refinance pays off the bridge loan.
| Stage | Amount |
|---|---|
| Package price | $1,840,000 |
| Bridge loan (75% of price) | $1,380,000 |
| Estimated monthly interest-only payment | $12,075 |
| Value after renovation | $2,240,000 |
| Blanket refinance (70% of value) | $1,568,000 |
| Monthly rent after re-leasing | $14,600 |
| Refinance total payment | $13,630 |
| Refinance DSCR | About 1.07x |
Most Chattanooga large bridge loans exit through a refinance. Packages often move into a blanket portfolio loan, small buildings into a 5-8 unit DSCR loan, and high-value homes into a jumbo DSCR loan or a sale. Plan the exit before you close: know what rent each property needs and what value the refinance requires.
Timing matters too. A refinance usually needs the renovations finished, leases signed and, on some programs, a seasoning period before the new value can be used. Our bridge to DSCR guide explains how those steps fit together, and building a few extra months into the bridge term protects you if a contractor or a tenant runs late.
Bridge loans close in as little as 10 days when title, insurance and valuation are ready. That matters when a seller wants a fast close, a package is being offered to several buyers, or an existing loan is maturing. Larger files take longer when multiple appraisals or titles are involved, so start early.
Payoffs are another common use. Some Chattanooga investors carry several rentals on a short-term bank or private loan that is coming due. A bridge loan can retire that debt, give you time to finish renovations and re-lease, and set up a cleaner long-term refinance.
Tennessee charges a recordation tax on deeds and a separate tax on recorded mortgage indebtedness, so a large bridge loan carries a meaningful recording cost at closing. Your title company will give exact figures. Property taxes use a 25% assessment ratio, and Chattanooga parcels pay both city and Hamilton County taxes.
Budget those costs, plus insurance on every property in a package, into the bridge period. They also matter for the refinance, since the exit loan will record new mortgage tax.
Our investor loans are business-purpose loans on non-owner-occupied property. A lake home you plan to use yourself does not qualify. A property bought to rent, renovate and refinance, or to resell, does.
The borrower is usually an LLC or other entity, and the person or people behind it sign for the loan personally. We do not need W-2s or tax returns to size the loan, but we do review experience, liquidity and the property plan.
On large balances, we look closely at your experience with similar properties, the condition of each property, the renovation budget and the realism of the exit. Someone who has managed a dozen rentals in East Ridge and Brainerd is in a different position from a first-time buyer taking on ten houses at once.
We also look at liquidity. Interest-only payments, insurance, taxes and renovation costs during the bridge term all need to be covered until the refinance or sale closes, so plan reserves for a few months longer than you expect to need.
