Large Bridge Loans for Chicago Rental Investors

Chicago has plenty of seven-figure residential deals: a vacant eight-flat in Edgewater, a package of two-flats from an estate, a Lincoln Park single-family home that needs a full renovation, or a North Shore house bought quickly to renovate and rent. Bridge financing fits when the deal needs speed, work or both.

In short: LendingStreet offers residential investor bridge loans in the Chicago area from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99%, interest-only payments and closings in as little as 10 days when the file is ready. Larger balances are reviewed case by case and usually need a full valuation. Exits are a sale or a refinance into a DSCR, jumbo DSCR or blanket portfolio loan.

Typical seven-figure Chicago bridge deals

Chicago is a market where a large bridge loan can be a single property or many. Lakefront neighborhoods and the North Shore have high-value single-family homes, while the city's five- to eight-unit buildings and two-flat packages create multi-unit deals at every price level.

Why bridge financing instead of a long-term loan

Many large Chicago deals start with a building that is partly vacant, has units below market or needs systems replaced. A long-term DSCR loan is sized on today's rent, which may be too low. A bridge loan funds the purchase, gives time to renovate and re-lease, and then a DSCR refinance replaces it on the stabilized rent.

Speed matters too. Estate sales, auctions and sellers with competing offers often favor a buyer who can close in days, not weeks.

Payoffs are the third common use. Many Chicago buildings carry short-term bank loans with balloon dates. When one comes due before the building is ready for permanent financing, a bridge loan can retire it and give the owner time to finish leasing or renovation.

Worked example: an Edgewater eight-flat

This example is illustrative and not a quote. An investor buys an eight-unit building in Edgewater for $2,000,000 with several units vacant and dated. The bridge loan covers 70% of the price, or $1,400,000, and the estimated interest-only payment is about $12,250 a month during renovation and lease-up.

After renovation, all eight units lease at about $1,900 each, for $15,200 a month, and the building appraises at about $2,400,000. A DSCR refinance at 65% of value is $1,560,000. Estimated principal and interest is about $10,775, taxes about $2,900 and insurance about $700, for a total payment of about $14,375. DSCR is about 1.06x, and the refinance retires the bridge loan.

Valuation on a large Chicago file

Larger balances usually need a full valuation. For five- to eight-unit buildings, the appraiser looks at comparable building sales and rents, while luxury single-family homes depend on a thinner set of high-end sales. Bring your renovation scope, contractor bids and a rent roll showing current and projected rents.

For packages, expect a valuation on each property. Values can vary block by block in Chicago, so a package spread across several neighborhoods needs careful review.

Some appraisers will provide both an as-is value and a value after the planned renovation. The bridge loan is sized on the purchase and the plan, while the refinance depends on the stabilized value, so both numbers matter.

Transfer taxes and attorney closings

Chicago closings carry layered transfer taxes. The buyer generally pays the city's real property transfer tax, about $3.75 per $500 of price, while the seller typically pays the CTA portion along with the state and Cook County transfer taxes. On a $2,000,000 purchase, the buyer's city tax alone is about $15,000. Confirm current amounts with your attorney.

Illinois closings usually involve attorneys for both buyer and seller, and in Chicago many buildings need a water certification and zoning certification before closing. Start those early on a quick-close deal.

Exit planning

The exit should be set before closing. Know the rent each unit needs, the value the refinance requires, and how Cook County taxes will look after the purchase. A refinance into a 5-8 unit DSCR loan, a blanket loan or a jumbo DSCR loan are the usual paths, and a sale is common for renovated single-family homes.

Taxes and costs during the bridge term

Cook County property taxes are high, and a building bought with exemptions in place will see a larger bill. During renovation, you also carry interest, insurance, utilities on vacant units and permit costs. City permits for major work can take time, so build that into your schedule and reserves.

Winter also affects timing. Exterior masonry, roofing and porch work on Chicago buildings is harder from December through March, and lease-ups tend to be slower than in late spring and summer, when most Chicago leases turn over. A bridge term with some cushion beyond your plan protects the exit.

Experience, entities and personal signatures

On seven-figure loans, we look at your experience with similar buildings, your liquidity and the realism of the renovation and leasing plan. Investors who have renovated and managed Chicago multi-unit buildings are in the strongest position. Borrowers are usually LLCs, with principals signing for the loan personally. We do not need W-2s or tax returns to size the loan.

Common questions

How large a bridge loan can I get in Chicago?

Our residential bridge program runs from $150,000 to $5M+, with larger balances reviewed case by case.

What are the rates?

Rates start from 7.99% and depend on the property, leverage and experience.

Can you finance a six-flat or eight-flat?

Yes. Buildings with 1 to 8 units are residential for our programs. Nine or more units is commercial.

Do large bridge loans need an appraisal?

Larger balances usually need a full valuation, and packages often need one per property.

Who pays Chicago transfer tax?

The buyer generally pays the city portion, while the seller typically pays the CTA portion and state and county taxes. Confirm with your attorney.

How fast can you close?

In as little as 10 days when title, insurance and valuation are ready. Chicago water and zoning certifications, attorney review and multi-property titles can all affect timing, so start them as soon as you have a contract.

Can I refinance into a jumbo DSCR loan?

Yes. High-value single-family rentals in neighborhoods like Lincoln Park, Lakeview or the North Shore suburbs often exit into a jumbo DSCR loan, which covers roughly $1.5M to $5M+ on 1 to 8 unit rentals, with leverage that varies by program.
