A $1M-plus bridge loan in Colorado Springs usually means one of two things: a high-value home near the Broadmoor or in Flying Horse, or a package of rentals bought in a single closing. Both need speed, and both need a clear plan for the refinance.
In short: LendingStreet provides large residential investor bridge loans in Colorado Springs from $1M to $5M+, within a bridge program that runs from $150,000 to $5M+, with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days and exit through a sale or a refinance into a DSCR or jumbo DSCR loan. Larger balances are reviewed case by case and usually need a full valuation.
Colorado Springs prices sit below Denver and the mountain resort towns, so a single home above $1M is a narrower slice of the market. Those homes cluster in the Broadmoor and Cheyenne Mountain area, Broadmoor Bluffs, Flying Horse, Kissing Camels and the Black Forest acreage north of town, plus Monument and the Palmer Lake area.
More often, a large balance here is a package: six to ten single-family rentals bought from a retiring landlord in Security-Widefield or Fountain, a set of duplexes near downtown, or a small 5-8 unit building plus a few houses. Say it plainly when you apply. A package needs every property valued and every lease reviewed.
Newer build-to-rent communities on the east side, around Banning Lewis Ranch and the Marksheffel corridor, are another source of large deals. A builder or small fund selling a block of finished rentals often wants one buyer and a quick close, which is where a bridge loan fits before the homes are refinanced on their lease income.
This example is illustrative and not a quote. An investor buys eight rentals near Fort Carson from one seller for $1,720,000. The bridge loan is sized at 70% of the purchase price, $1,204,000, interest-only, with estimated monthly interest of $10,535. Over an 8-month hold, the investor turns two vacant homes, raises below-market rents and signs new leases.
At exit the homes are valued at $1,900,000 together and rent for $11,150 a month. A refinance at 70% of value is $1,330,000, which pays off the bridge with room for closing costs. Estimated principal and interest on the new loan is $9,300, and with $640 in taxes and $820 in insurance the payment is $10,760, a DSCR of about 1.04x.
| Stage | Amount |
|---|---|
| Package purchase price | $1,720,000 |
| Bridge loan (70% of price) | $1,204,000 |
| Estimated monthly interest-only payment | $10,535 |
| Interest over 8 months | $84,280 |
| Value at exit | $1,900,000 |
| Refinance loan (70% of value) | $1,330,000 |
| Monthly rent at exit | $11,150 |
| Exit DSCR | About 1.04x |
Some smaller bridge programs can close without an appraisal, but at these balances expect a full valuation. For a luxury home, appraisers may have to reach across the Broadmoor area, Flying Horse and Monument for comparable sales, and acreage, views and custom finishes make values less precise. For a package, each address is valued on its own.
Order inspections early. Large balances also get closer review of the borrower: lenders look at your experience with similar properties, your liquidity after closing and how many projects you are carrying at once. Many older Colorado Springs homes have had hail claims, and a roof issue can change the value and the insurance quote at the same time.
A package of homes usually exits into a blanket portfolio loan or several DSCR loans. A single high-value home usually exits into a jumbo DSCR loan, roughly $1.5M to $5M+, where larger balances get more review and max LTV can be lower. Run the exit DSCR before you close the bridge, using the El Paso County tax estimate and a real insurance quote, not the seller's numbers.
If the plan is to sell instead, check recent absorption for homes above $1M; that segment moves more slowly here than the entry-level market.
Timing matters on both exits. Lease-up in a military market follows the summer transfer season, when most families arrive on new orders, so a package bought in the fall may take longer to fill vacant homes than one bought in spring. Build that into the term you request, and ask what an extension costs before you need one.
Colorado charges only a small state documentary fee on deed transfers, so closing costs are mostly title, recording and lender fees. Newer subdivisions on the north and east sides may carry metropolitan district taxes. El Paso County reappraises in odd-numbered years, which can change the tax figure your exit lender uses.
Insurance is the other variable. Hail and wildfire exposure have pushed premiums up across the Front Range, and a package of eight homes needs a quote for each address. A high-value home in the foothills may need a specialty carrier, which takes time to arrange.

Rates start from 7.99%. Pricing on large balances depends on the property, leverage, experience and exit.
At these balances, expect a full valuation. Some smaller bridge programs skip the appraisal, but large loans usually do not.
