Large residential bridge loans in Columbus come in two flavors. One is the portfolio deal: a group of doubles around campus or on the South Side, or a landlord's mix of houses across Franklin County. The other is a single high-value home in Upper Arlington, Bexley, German Village, Dublin or New Albany that needs a fast close.
In short: LendingStreet provides large residential investor bridge loans in the Columbus area from $1M to $5M+, within a bridge program that runs from $150,000 to $5M+, with rates from 7.99%. Loans are short-term and interest-only, close in as little as 10 days and exit through a sale or a refinance into DSCR, blanket or jumbo DSCR financing. Larger balances are reviewed case by case and usually need a full valuation.
Portfolios of doubles are the signature large deal here. A landlord who bought around Ohio State decades ago may own fifteen or twenty buildings and want to sell them together. Investors also buy packages of South Side and Near East doubles, groups of Hilltop and Linden houses, or a mix of single-family homes and small apartment buildings.
High-value single homes are more common in Columbus than in many Midwest metros, with homes above $1M in Upper Arlington, Bexley, German Village, Muirfield in Dublin and New Albany. Those can be bridged to a jumbo DSCR loan, but high-end homes often rent for less relative to price, so the rent has to support the exit.
A third category is the build-to-rent or small developer sale: a block of newly finished townhomes or duplexes in Grove City, Hilliard or the eastern suburbs sold to one investor. These often need a quick close while leases are still being signed, then a refinance once the units are stabilized.
This example is illustrative and not a quote. An investor buys nine doubles, eighteen units, in Old North Columbus and Weinland Park for $2,150,000. The bridge loan is 75% of the purchase price, $1,612,500, interest-only, with estimated monthly interest of $14,109. Over a 10-month hold, the investor updates kitchens in several units, fixes deferred items and re-leases for the August cycle.
At exit the buildings are valued at $2,400,000 and rent for $19,600 a month. A refinance at 70% of value is $1,680,000, enough to retire the bridge. Estimated principal and interest is $11,747, and with $3,950 in monthly taxes and $1,150 in insurance the payment is $16,847, a DSCR of about 1.16x.

Some smaller bridge programs close without an appraisal, but at these balances expect a full valuation, with each building in a package valued on its own. Values near campus depend heavily on bedroom count, parking and condition, so appraisers will want unit-by-unit detail.
Order inspections early. Many campus-area doubles are over a hundred years old, and roofs, porches, foundations and electrical are common issues. Check the city's code enforcement records for open orders on each address.
Large balances also bring closer review of the borrower. Lenders look at your experience with similar properties, your liquidity after closing and how many projects you are carrying. On an eighteen-unit student package, a property manager with campus-area experience and a written leasing plan strengthen the file.
Ohio taxes property on 35% of appraised value, and Franklin County's 2023 reappraisal raised many values. Investors do not receive the owner-occupancy credit. Your exit lender will use the current bill, and a package purchase may trigger value changes on the next update. County conveyance fees are customarily paid by the seller; buyers pay title, recording and lender costs.
Ohio requires residential rental property to be registered with the county auditor. Register each building under the LLC after closing.
Insurance on a package of century-old frame buildings needs early attention. Carriers ask about knob-and-tube wiring, roof age, porch condition and vacancy, and some will not write a building that is mostly vacant during renovation. A builder's risk or vacant-property policy may be needed for the bridge period, then a standard landlord policy at exit.
A package of doubles usually exits into a blanket portfolio loan or several DSCR loans once leases are signed. A single high-value home exits into a jumbo DSCR loan, roughly $1.5M to $5M+, where larger balances get more review and max LTV can be lower, or is sold. Test the exit DSCR before you close the bridge using real taxes, real insurance quotes and conservative rents.
Student-lease timing matters: closing in winter or spring gives you time to sign August leases; closing in September can leave units empty for months.
If the plan is a sale instead, check how quickly similar packages have traded. Portfolios of campus doubles have a deep local buyer pool, but high-end single homes above $1M can take longer to sell than the bridge term allows. Ask what an extension costs before you need one.
