Connecticut Large Bridge Loans for 1-8 Unit Rentals

Connecticut large-bridge deals come in two shapes: high-value homes in Greenwich, Westport and Darien, and multi-family buildings in New Haven, Hartford, Stamford and Bridgeport, where several two- and three-family houses together pass $1M.

In short: LendingStreet provides Connecticut bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Connecticut investors use them to buy multi-family packages and high-value Fairfield County homes, then refinance into DSCR or jumbo DSCR loans.

Where large Connecticut bridges are used

Fairfield County has the state's highest prices. Greenwich, Darien, New Canaan and Westport homes often pass $2M, and Stamford and Norwalk have newer rentals and small multifamily near Metro-North stations used by New York commuters.

New Haven, Hartford, Bridgeport and Waterbury have deep stocks of two-, three- and four-family houses, many built over a century ago. Investors buy several at a time, and 5-8 unit buildings appear in New Haven near Yale and in Hartford's West End and Asylum Hill. New London and Groton have military and shipyard demand.

Why Connecticut investors use large bridges

Common Connecticut cases at this size include:

Sizing, valuation and speed on a $1M+ bridge

The program covers 1-8 unit investment property from $150,000 to $5M+, with rates from 7.99% and interest-only payments. We size large balances deal by deal rather than off a rate sheet, looking at value, cost, experience and the exit.

Plan on a full valuation for a large balance. That is the main item that sets the calendar; when it is ordered right away and the title work is clean, closings can happen in as little as 10 days.

Conveyance tax and Connecticut property taxes

Connecticut charges a state conveyance tax that rises in tiers for higher-priced residential sales, plus a municipal conveyance tax. By custom the seller usually pays it, but it affects pricing on large deals.

Property taxes are high in many towns and vary widely by mill rate. Towns revalue on a five-year cycle, so a recent revaluation can move a bill sharply. Use the town assessor's current figure for the DSCR refinance.

Some cities also have their own blight, vacant property or registration rules that add costs while a building is empty, so check before a long renovation.

Worked example: four New Haven three-family houses

This example is illustrative and not a quote. An investor buys four three-family houses in New Haven, twelve units in all across four 1-8 unit properties, for $1,600,000. Three units are vacant.

The bridge loan is $1,200,000. Estimated interest-only payments are about $10,500 a month during the 7-month hold. Vacant units are renovated and leased, the city inspections are completed, and the four buildings refinance together.

The property then values at $1,700,000. A DSCR refinance at 75% LTV is $1,275,000, which repays the $1,200,000 bridge balance and returns about $75,000. Estimated principal and interest on a 30-year term is about $8,806. Adding taxes of $2,600, insurance of $1,100, the monthly payment is about $12,506. Rent of $19,200 divided by $12,506 gives a DSCR of about 1.54x.

Taxes are the biggest expense after the loan payment, which is typical in Connecticut cities. Each building stays at three units, so all four remain residential 1-8 unit properties.

Old buildings, foundations and rental licenses

Much of Connecticut's multi-family stock is old, with oil or gas heat, older electrical systems and lead paint risk in pre-1978 units. Budget for system updates, and follow lead disclosure and abatement rules.

In parts of northeastern Connecticut, concrete foundations containing pyrrhotite have cracked and failed. Lenders and buyers there often ask for foundation testing. Several cities, including New Haven and Hartford, also have rental licensing or inspection programs; confirm requirements with the city.

Commuter rentals in Stamford and Norwalk

Stamford and Norwalk have strong rental demand from people who work in the area or commute to New York on Metro-North. Rents are among the highest in the state, but so are prices, so the ratio on a large balance can be tight.

For higher-value homes and newer small buildings near the train stations, the jumbo DSCR refinance often needs a lower LTV to reach 1.0x. A bridge helps if the property needs updating or has vacancy, because you refinance once the higher rents are in place rather than on the seller's numbers.

In Greenwich, Darien and New Canaan, executive rentals often lease furnished or for one-year terms. The refinance can use those leases if they are documented, so keep signed copies and payment records.

Planning the exit: sale, DSCR or jumbo DSCR

Every bridge needs a way out. Most large files end in a sale or a refinance into a 30-year DSCR loan that qualifies on rent, with no W-2s or tax returns and LLC borrowers standard. Balances of about $1.5M and up move into jumbo DSCR, where max LTV can be lower and varies by program.

Run the DSCR math before you close the bridge. The standard minimum is 1.0x, meaning rent covers principal, interest, taxes, insurance and any HOA dues.

Common questions

Who pays the Connecticut conveyance tax?

By custom the seller, but it is part of the deal economics on large purchases. Confirm with your attorney.

Do you lend on buildings with older foundations in eastern Connecticut?

We review each property. Testing results and repair status matter where pyrrhotite is a known issue.

Can several 2-4 family houses go on one bridge?

Yes, as long as each property is 1-8 units. Groups can later move into a blanket loan or separate DSCR loans.

How do high Connecticut taxes affect the refinance?

Taxes count in the monthly payment, so a high mill rate lowers the DSCR. Use the current assessor figure, not the seller's old bill.

Do large bridge loans need an appraisal?

Usually, yes. Some smaller bridge programs can skip it, but larger balances usually need a full valuation. Ordering it early keeps the timeline short.

How long does a large bridge take to close?

Often 10 days to a few weeks, depending on valuation scheduling, title and how many properties are in the deal.

How big can a residential bridge loan get?

From $150,000 to $5M+ on 1-8 unit rentals, with the largest balances reviewed individually.

What does the refinance after the bridge look like?

Usually a 30-year DSCR loan that qualifies on rent, or jumbo DSCR for larger balances, with max LTV that varies by program.
