Large Bridge Loans for Dover and Kent County Investors

Single homes in Kent County rarely cost $1 million. When a Dover investor needs a seven-figure bridge loan, it is almost always for a package: a retiring landlord's rentals, a group of small buildings, or several properties that have to close together.

In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ in the Dover area, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1 to 8 unit properties, and larger balances usually need a full valuation. Exits are a sale or a refinance into a DSCR, blanket or jumbo DSCR loan.

What a large balance means in Kent County

Dover prices are moderate, so large bridge loans here tend to involve many properties at once. The most common case is a long-time landlord selling 8 to 20 homes across Dover, Camden, Smyrna and Milford, where the seller wants one buyer and one closing. Others involve groups of downtown duplexes and fourplexes, a few 5-8 unit buildings, or a builder's finished homes that an investor buys together.

Investors also use large bridge loans to pay off maturing local bank loans on a whole portfolio, buying time to finish repairs and lease vacant units before moving to long-term financing.

Program basics at large balances

Bridge loans are short-term and interest-only, so the monthly payment stays low while you work. Rates start from 7.99%, and pricing on large balances is set case by case. Closings can happen in as little as 10 days when the file is complete.

Larger balances usually need a full valuation on each property. On a package, plan for an appraisal on every address and schedule access early, since tenant-occupied homes take coordination.

Worked example: an 11-property Kent County package

This example is illustrative and not a quote. An investor agrees to buy nine single-family rentals and two duplexes from a retiring Kent County landlord for $2,150,000. Several homes are vacant or under market rent. A bridge loan at 75% of price is $1,612,500, with estimated interest-only payments of about $12,766 a month.

Over the next six months the investor renovates the vacant homes and renews leases. With nine homes at $1,800 and two duplexes at $2,400 per building, rent totals $21,000 a month, and the package appraises at $2,600,000.

A blanket DSCR refinance at 70% of value, $1,820,000, pays off the bridge loan and returns part of the renovation money. Estimated principal and interest is about $12,416; with $1,700 of taxes and $1,400 of insurance, the payment is about $15,516 and the portfolio DSCR is about 1.35x.

Delaware transfer tax on a package

Delaware's realty transfer tax is commonly about 4% of the price combined, usually split between buyer and seller. On a $2,150,000 package, the buyer's share alone is a large number, so negotiate the split and have the cash ready alongside the down payment. A later refinance generally does not trigger the tax.

Closings are usually handled by a Delaware attorney. On a package, title work covers every parcel, so start it the day the contract is signed.

Paying off maturing loans

Many Kent County portfolios were financed by local banks with five- or ten-year balloon dates. When several come due at once and some properties are not yet ready for long-term financing, a large bridge loan can pay them all off. That gives you time to finish repairs, raise rents to market and season the properties before a blanket or individual DSCR refinance.

Start early. A balloon date that arrives during a slow appraisal can force an expensive extension.

Bring each payoff letter, the current rent roll for every property and recent tax bills. Kent County's reassessment changed many bills, so use the latest figures when you test the eventual refinance.

Exits: sale, blanket or jumbo DSCR

Most Dover packages exit into a blanket portfolio loan, which qualifies on combined rent and lets you release properties later. Investors who want to sell part of the package can sell some homes and refinance the rest. A single high-value property, which in this region usually means a beach-area home in Sussex County rather than one in Dover, may fit a jumbo DSCR loan.

Before you sign, run the exit with current Kent County taxes, real insurance quotes and realistic rents. Our bridge-to-DSCR guide covers timing and seasoning.

Licensing and inspections

Every rental inside Dover city limits needs a license and may be inspected. On a package, some homes will have lapsed licenses or open repairs. Build inspection fixes into your renovation budget and timeline, since the refinance lender will want licensed, leased properties.

Properties outside the city follow Kent County or town rules, so a package that spans Dover, Camden, Smyrna and Milford can involve several offices. Make a simple list of each property, its jurisdiction, its license status and any open code items, and share it with us early. It speeds up underwriting and keeps surprises out of the final weeks.

How to request a large bridge quote

Our investor loans are business-purpose loans on non-owner-occupied property. Send the property list, contract price, current rents, your repair budget and the exit you plan. Rates start from 7.99%, and pricing on large balances is set case by case based on the properties, leverage and your experience.

How fast can a large Dover bridge loan close?

In as little as 10 days with a complete file, though appraisals and title on many parcels can take longer. Start both immediately.

Do large bridge loans need an appraisal?

Larger balances usually need a full valuation on each property, so plan access to every home in the package.

Does the transfer tax apply to each property in a package?

Yes. Delaware's realty transfer tax applies to each property purchased, commonly about 4% combined and often split between buyer and seller.
