In Duluth, a seven-figure bridge loan almost never buys one ordinary house. It buys a landlord's whole collection of student rentals, a cluster of hillside buildings, or, occasionally, a lakefront home on London Road or the North Shore.
In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ in Duluth, within a program range of $150,000 to $5M+. Rates start from 7.99%, closings can happen in as little as 10 days, and loans are short-term and interest-only on 1 to 8 unit properties. Larger balances usually need a full valuation. Most Duluth exits are a blanket or individual DSCR refinance, or a jumbo DSCR loan on a single high-value home.
Duluth's prices are moderate, so large balances usually mean volume. A long-time owner of student houses near UMD sells eight or ten at once. A hillside landlord sells several duplexes and fourplexes with deferred repairs and lapsed licenses. An investor buys a group of 5-8 unit buildings in Endion and the Central Hillside. These deals need speed and flexibility that a local bank's schedule often cannot match.
The exceptions are high-value single properties: large lakefront homes along London Road and in Congdon, or North Shore homes in Lake and Cook counties. Those can reach seven figures on their own.
Bridge loans are short-term and interest-only. Rates start from 7.99%, and pricing on large balances is set case by case. A complete file can close in as little as 10 days, though packages with many appraisals often take longer.
Larger balances usually need a full valuation on each property. In Duluth, comparable sales for older multi-unit buildings and lakefront homes can be thin, so an appraiser may need more time.
This example is illustrative and not a quote. An investor buys six student houses near UMD and two Central Hillside fourplexes from a retiring landlord for $2,400,000. Three houses need repairs to pass rental inspections, and several fourplex units are vacant. A bridge loan at 70% of price is $1,680,000, with estimated interest-only payments of about $13,300 a month.
The investor completes repairs over the winter, renews the licenses and signs leases for the next school year. The houses rent for $2,600 each and the fourplex units for $1,100, or $24,400 a month in total, and the package appraises at $2,900,000.
A blanket DSCR refinance at 65% of value, $1,885,000, pays off the bridge. Estimated principal and interest is about $12,859; with $2,700 of taxes and $1,900 of insurance the payment is about $17,459, and the portfolio DSCR is about 1.40x.

Student leases in Duluth are often signed months before the fall term. If you buy a package in late fall or winter, the bridge period lines up with repair season inside the buildings and leasing season for the next year. Exterior work, roofs and masonry are best done in summer, and contractors book early.
Build the bridge term around those cycles. A loan that matures in the middle of winter, with repairs half done, is a hard place to be.
Line up contractors before closing. Duluth crews who handle boilers, egress windows and masonry on old buildings are in demand, and a package with several buildings needs a realistic schedule, not a best case.
Duluth requires rental licenses and inspections, with occupancy limits that matter most near the colleges. On a large package, expect some properties to have lapsed licenses, failed items or more tenants than the license allows. Budget for repairs and for the time it takes to schedule re-inspections. The refinance lender will want current licenses and signed leases.
Minnesota's deed tax applies to each property on a purchase, and the mortgage registry tax applies to the loan amount at recording. On a multi-million-dollar package both are meaningful, so get estimates from your title company early. On the later refinance, the registry tax applies again to the new loan.
Taxes are classified non-homestead for rentals. Use current St. Louis County statements when you test the exit.
Many Duluth landlords financed their buildings with local banks on five- or ten-year balloon terms. When several mature in the same year and some properties still have vacant units or open inspection items, a large bridge loan can pay them all off at once and give you room to finish the work.
Bring every payoff letter and maturity date, the current rent roll and the license status for each property. If the bridge is only meant to cover a few months before a blanket refinance, say so, and we will size the bridge with the refinance in mind.
Packages usually exit into a blanket portfolio loan, which tests the ratio on combined rent and allows releases. Some investors refinance part of the package and sell the rest. A single lakefront or North Shore home of high value can exit into a jumbo DSCR loan, though STR income only counts where a permit allows nightly rentals. Our bridge-to-DSCR guide covers timing and seasoning.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the property list, price, current rents, license status, repair budget and planned exit. LendingStreet will size the bridge and test the refinance. Call (877) 298-1001 or use the form below. See also our Minnesota large bridge page.

Bridge loans focus on acquisition and payoff with light work. For heavier renovation with draws, a fix and flip loan may fit better.
