Large Bridge Loans for Fairbanks Rental Packages and Small Buildings

In Fairbanks, a $2 million deal is almost never one house. It is a retiring landlord's eight homes near Eielson, a group of pipeline-era fourplexes, or a short window to take out a loan that is coming due before a summer moving season.

In short: LendingStreet's residential investor bridge loans run from $150,000 to $5M+, and larger Fairbanks balances of $1M and up are reviewed case by case. Rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days when the file is ready. Larger balances usually need a full valuation, and the exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan.

What a large balance means in Fairbanks

Fairbanks prices are moderate for the West, so a bridge loan above $1M almost always covers more than one property. The common cases are packages of single-family rentals in North Pole and around Badger Road, groups of fourplexes in South Fairbanks and Hamilton Acres, and 5-8 unit buildings close to Fort Wainwright and downtown. A single home above $1M is rare in this market.

Every property in the package must be a residential investment property of 1 to 8 units. Buildings with 9 or more units fall under our commercial and multifamily programs instead.

Packages also tend to be uneven. A seller's list might include well-kept North Pole homes alongside a South Fairbanks fourplex with an aging boiler and two empty units. Underwriting looks at each property, so knowing which ones need work, and what that work costs, makes for a cleaner and faster file.

Why investors use bridge money here

The Fairbanks market has a small pool of buyers for whole portfolios, so sellers who want one clean closing often favor the investor who can move fast. A bridge loan lets you buy the whole package now, turn the vacant units and stabilize rents, then refinance into long-term debt once the rent roll supports it.

Program basics

Bridge terms below are program-level. Your actual leverage and pricing depend on the properties, the valuation, your experience and the exit plan.

Experience matters more on a large balance. An investor who already owns and manages rentals in Fairbanks, and can show how past properties were leased and refinanced, usually gets a clearer answer than a first-time buyer taking on a whole portfolio at once.

Worked example: an eight-home North Pole package

This example is illustrative and not a quote. An investor agrees to buy eight single-family rentals near Eielson for $2,400,000. Three are vacant and need paint, flooring and furnace service. The bridge loan is $1,800,000, or 75% of the price. Estimated interest-only payments are about $15,750 a month, or about $94,500 over a 6-month hold. The investor pays for the turns in cash.

After the turns, all eight homes lease at about $2,350 a month, for $18,800 combined. A new valuation comes in at $2,560,000. The investor refinances into a blanket DSCR loan at 70% of value, or $1,792,000. Estimated principal and interest is about $12,225, taxes are $2,600 and insurance is $950, for a total of about $15,775. The portfolio DSCR is about 1.19x, which clears the 1.0x standard minimum and pays off the bridge loan.

Valuations, timing and the Fairbanks season

A $1M+ file usually needs a full valuation on each property, and Fairbanks has a limited number of appraisers. Order early, especially for packages with homes outside city limits on wells and septic. Winter inspections can be slower and may not show the condition of roofs under snow, so plan for follow-up.

Timing also matters for leasing. Many military moves happen in summer, so finishing turns by late spring can shorten the time the bridge loan is outstanding.

Exit options after the bridge

Most Fairbanks investors exit into long-term DSCR debt. A package of five or more homes or small buildings can move into a blanket portfolio loan with one payment. Individual properties can each take their own DSCR loan, and a large balance on a single high-value property can move to a jumbo DSCR loan. Some investors sell part of the package to pay down the bridge and keep the rest.

Whatever the exit, the rents have to support the new payment. Plan the refinance numbers before you sign the purchase contract, not after.

Paying off a maturing loan

Bridge money can also refinance a portfolio whose existing loan is maturing, when a long-term refinance is not ready yet, for example because units are mid-turn or a valuation is pending. The bridge buys time to finish the work and season the rents, then a DSCR or blanket loan pays it off.

Start early. A maturing loan sets a hard date, and a Fairbanks portfolio with several properties needs time for valuations, title work and insurance. Reaching out 60 to 90 days before the maturity date leaves room to fix any surprises without paying extension fees to the current lender.

Common questions

Can I get a $2M bridge loan in Fairbanks?

Yes, when the collateral and exit support it. In Fairbanks a balance that size usually covers a package of homes or several small buildings, and $1M+ loans are reviewed case by case.

What are the rates on a large bridge loan?

Rates start from 7.99%. Your pricing depends on leverage, the properties, your experience and the exit plan.

How fast can a large Fairbanks bridge loan close?

In as little as 10 days when the file is complete. Valuations on several properties, especially outside city limits, can extend that.

Is an appraisal needed on a $1M+ bridge loan?

Larger balances usually need a full valuation on each property. Plan for it in your contract timeline.

Can a bridge loan include 5-8 unit buildings?

Yes. Each property must be residential, 1 to 8 units. Buildings with 9 or more units go through our commercial or multifamily programs.

What is the most common exit in Fairbanks?

A refinance into a blanket DSCR loan for packages, or individual DSCR loans for each property, once the units are leased.

Can I use a bridge loan to buy a home I will live in while I sell my current one?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the bridge must finance a rental or investment purchase.
