Large Bridge Loans for Flint and Genesee County Rental Packages

In Flint, a $1 million bridge loan buys a lot of houses. With many rentals trading between $90,000 and $180,000, a seven-figure deal here is a portfolio of a dozen or more homes, a group of small buildings, or the buyout of a landlord who spent decades accumulating property.

In short: LendingStreet's residential investor bridge loans range from $150,000 to $5M+, and Flint-area balances of $1M and up are reviewed case by case. Rates start from 7.99%, the loans are short-term and interest-only, and a complete file can close in as little as 10 days. In this market, large balances almost always mean packages of homes or small buildings, which usually need a full valuation on each property. The exit is usually a blanket DSCR refinance or a sale.

What a large balance means in Genesee County

Be realistic about scale. A single Flint-area home almost never needs a seven-figure loan, even in Grand Blanc or Fenton. Large bridge loans here finance packages: 10 to 25 rentals across Flint, Burton, Flint Township, Mt. Morris and Swartz Creek, groups of duplexes and fourplexes, or a mix of homes and 5-8 unit buildings bought from one seller.

Every property must be residential, 1 to 8 units. Larger apartment complexes go through our commercial or multifamily programs.

Mixed packages are normal. A seller's list may include solid Burton and Flint Township rentals alongside city homes with little value and a fourplex that needs a new roof. Underwriting looks at each property, so sort the list early into keepers, fix-and-hold homes and homes you may sell, and price the package with that in mind.

Why bridge financing fits Flint portfolios

Portfolios that come to market in Flint often have problems a long-term lender will not accept at purchase: vacant homes, below-market rents, missing rental registrations, deferred maintenance or messy leases. A bridge loan finances the purchase while you fix those issues, then a blanket DSCR refinance replaces it once the rent roll is clean.

Speed matters too. A seller with 20 houses usually wants one buyer and one closing, and the buyer who can close quickly often gets the better price.

Worked example: an 18-home portfolio

This example is illustrative and not a quote. An investor buys 18 rentals in Flint, Burton and Mt. Morris from one seller for $1,980,000, about $110,000 per home. Four are vacant, several rents are below market and a few city homes need registration inspections. The bridge loan is $1,386,000, 70% of the price. Estimated interest-only payments are about $12,128 a month, or about $97,024 over an 8-month hold.

After repairs and re-leasing, all 18 homes rent at about $1,200, or $21,600 combined, and the portfolio values at $2,200,000. A blanket DSCR refinance at 70% of value is $1,540,000. Estimated principal and interest is about $10,506. Taxes, budgeted at non-homestead rates on uncapped values, are about $5,500 a month, and insurance is $1,700, for a total of about $17,706. The portfolio DSCR is about 1.22x.

Michigan taxes will reset after the purchase

When you buy a portfolio in Michigan, each property's taxable value uncaps the year after the sale, and as rentals they pay non-homestead millage. The seller's tax bills are not a guide to yours. Build the refinance numbers on uncapped values, or the portfolio DSCR at exit can come in lower than planned. The state and county transfer taxes are usually paid by the seller, but confirm how your contract splits them.

Due diligence on a Flint package

Larger balances usually need a full valuation on each property, and a package of 18 homes means 18 valuations, title searches and insurance quotes. Walk every property. Check roofs, furnaces, electrical, basements and, in the city, the water service line status. Confirm rental registration for each City of Flint home and the legal unit count for each multi-unit building.

Low-value city homes may add little to the loan amount. Price them accordingly, and do not count on them to carry the deal.

Experience matters on a package this size. Show the rentals you already own and manage, name your property manager and repair contractors, and bring a realistic budget for each vacant home. An investor with a track record in Genesee County usually gets a clearer answer and more leverage than someone buying a first portfolio.

Exiting into long-term debt

Most Flint packages exit into a blanket portfolio loan, because many individual homes are below the $150,000 per-loan minimum and could not be refinanced one by one. A blanket loan qualifies on combined rent, with one payment and release provisions for future sales. Some investors sell the weakest homes after repairs to pay down the bridge, then refinance the rest.

Jumbo DSCR loans are rarely the exit here, since single properties seldom reach that size in Genesee County. Our Flint jumbo DSCR page explains when they might.

Paying off a maturing loan

Many Flint portfolios are financed with short-term local bank or private loans that come due. If a long-term refinance is not ready, a bridge loan can pay off the maturing debt and buy time to finish repairs, lease vacancies and clean up registrations. Start 60 to 90 days before the maturity date so valuations on many properties do not run into the deadline.

Common questions

Can I get a $1.5M bridge loan for Flint rentals?

Yes, when the package and exit support it. In Flint, balances that size usually cover 10 or more homes or several small buildings.

What rates apply to large bridge loans?

Rates start from 7.99%. Pricing depends on leverage, property condition, experience and the exit.

Do all homes in the package need appraisals?

Larger balances usually need a full valuation on each property.

Why not refinance each home separately afterward?

Many Flint homes are below the $150,000 per-loan minimum. A blanket loan finances them together.

Will my taxes change after buying the portfolio?

Yes. Michigan uncaps taxable value after a sale, and rentals pay non-homestead millage. Plan the exit on the new bills.

How fast can a Flint portfolio close?

In as little as 10 days when the file is complete, though large packages often take longer for valuations and title.

Can a bridge loan fund a home for my family?

No. Our investor loans are business-purpose loans on non-owner-occupied property, used for rentals and investment purchases.
