In Frederick County, a $1M+ bridge loan can mean a single estate home in the Middletown Valley, a mixed group of downtown rowhouses or, more often than people expect, a block of townhomes bought from a builder or a departing investor in one closing.
In short: LendingStreet makes residential investor bridge loans in the Frederick area from $1M to $5M+ on 1-8 unit properties, including townhome packages, high-value homes, downtown small buildings and payoffs of maturing loans. Rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days. Larger balances usually need a full valuation, and the exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan.
Frederick prices sit between rural Maryland and Montgomery County. A single home over $1M usually means an estate property in the Middletown Valley, around Jefferson or New Market, or a large newer home in Urbana or Lake Linganore. Downtown, a group of rowhouses or a small apartment building can reach the same balance.
The most common large requests, though, are packages: several townhomes in one community, a mix of single-family rentals across the county, or a set of downtown buildings bought from one owner.
This example is illustrative and not a quote. An investor contracts to buy eight townhomes in a Frederick County community for $2,800,000, several vacant after a previous owner's leases ended. The bridge loan is $1,820,000, 65% of the price, with estimated interest-only payments of about $15,925 a month while the homes are refreshed and leased.
After lease-up at $2,550 per home, the group rents for $20,400 a month and appraises at about $2,900,000. A blanket DSCR refinance at 65% of value, about $1,885,000, retires the bridge loan. Estimated principal and interest is about $13,180, taxes about $3,625, and insurance and HOA dues $1,400, for a payment of about $18,205 and portfolio DSCR of about 1.12x.

|---|---|
| Purchase price, 8 townhomes | $2,800,000 |

| Estimated monthly interest | $15,925 |

| Refinance payment with taxes, insurance and HOA | $18,205 |
| Portfolio DSCR | About 1.12x |
Before you sign, read the association's documents. Some Frederick County HOAs cap the share of homes that can be rented, require leases to be registered or limit how many units one owner can hold. A package that exceeds a rental cap may not be fully leasable, which undermines the exit.
Ask the association for a resale package for each home, including dues, special assessments and leasing rules, and share it with the lender early.
Maryland charges state transfer tax and county recordation tax, and these are calculated on the price or loan amount. On a multimillion-dollar package, they can add a meaningful sum to cash needed at closing. Some refinances may qualify for partial recordation tax exemptions. Ask your title company for an estimate before you finalize the loan amount.
Property taxes are also a factor in the exit. Maryland reassesses on a three-year cycle, and the homestead credit does not apply to rentals.
Larger balances usually need a full valuation. A package may need an appraisal for each home, and an estate property may need more time for an appraiser to find comparable sales. Bridge loans can close in as little as 10 days when the file is complete, but complex packages often take longer, so set contract dates with that in mind.
Rural estate homes add their own questions: wells, septic systems, outbuildings and acreage. Have well and septic inspections done early, since appraisers and insurers may ask about them, and note any land in agricultural preservation or easements.
Townhome packages usually exit to a blanket portfolio loan, which keeps one payment across the group. Investors who plan to sell some homes to owner-occupants often keep those out of the refinance and release them as they sell.
An estate home that will be leased to an executive or a federal contractor family can exit to a jumbo DSCR loan. A downtown 5-8 unit building can exit to an individual DSCR loan with more detailed underwriting.
Whichever exit you choose, run it before you close the bridge loan, using realistic rents, full investor tax bills, HOA dues and insurance. If the refinance only works at aggressive rents, lower the bridge amount or plan to sell part of the package.
Downtown packages often include pre-1978 buildings. Maryland's lead law requires registration and lead risk reduction inspections for those rental units, and some buildings need paint stabilization before tenants move in. Budget the time and cost in your bridge period, since an unregistered unit can delay leasing and the refinance.
Balances above $1M are reviewed case by case. Underwriters look at your experience with similar properties, liquidity and reserves, the condition and occupancy of each property and how credible the exit is. Maryland-wide context is on our Maryland large bridge page.
For a townhome package, a property manager with local leasing experience and a realistic lease-up schedule strengthen the file. For an estate renovation, contractor bids, a timeline and a sale or lease plan help the underwriter size the loan.
Send the property list or address, purchase price or payoff, rents, HOA documents, renovation budget and planned exit. Call (877) 298-1001 or use the form below, and the team will size the bridge loan against the exit so the refinance or sale can retire it.

Bridge rates start from 7.99%. Large balances are priced based on leverage, experience and the exit plan.
Larger balances usually need a full valuation, and a package may need one per property. Estate homes with acreage can take longer to appraise.
Yes, if the association's leasing rules allow it. Check rental caps, lease registration rules and any limits on how many units one owner can hold before you sign, and share the HOA documents with the lender early.
State transfer tax and county recordation tax add to cash at closing. Get an estimate from title early.
A sale, a blanket portfolio or DSCR refinance, or a jumbo DSCR refinance on a high-value home. Many townhome packages combine a partial sale with a blanket refinance of the homes the investor keeps.
