Large Bridge Loans for Grand Rapids and West Michigan Investors

Grand Rapids investors who need $1M or more on a residential deal are usually doing one of two things: buying a high-value home in East Grand Rapids, Ada or on the Lake Michigan shore to renovate, or buying a package of rentals from an owner who is ready to exit.

In short: LendingStreet makes residential investor bridge loans in West Michigan from $1M to $5M+ on 1-8 unit properties, including high-value homes, packages of rentals, Heritage Hill buildings and payoffs of maturing loans. Rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days. Larger balances usually need a full valuation, and the exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan.

Where large balances show up

Inside Kent County, the highest-priced homes are in East Grand Rapids around Reeds Lake, Ada, Cascade and parts of Forest Hills, with historic mansions in Heritage Hill. Along Lake Michigan, homes in Spring Lake, Grand Haven, Holland, Saugatuck and the surrounding townships regularly exceed $1M, especially with frontage.

Most other large requests are packages: ten or more single-family rentals in Wyoming, Kentwood and the city, or several converted multi-unit houses bought from one owner.

Grand Rapids prices are moderate for a metro of its size, so a single in-city rental rarely reaches $1M. Being clear about whether your request is one high-value home or a group of modest ones helps the lender review it correctly.

Worked example: renovating a lakeshore home for sale

This example is illustrative and not a quote. An investor buys a dated Lake Michigan-area home for $1,900,000. The bridge loan is $1,235,000, 65% of the price, with estimated interest-only payments of about $10,806 a month. The investor funds a $250,000 renovation and holds the home for 9 months, so interest totals about $97,256.

The home sells for $2,500,000. After about $150,000 in selling costs, the bridge payoff, interest and renovation, and returning the investor's $665,000 down payment, the remaining profit before taxes is about $102,744. Every extra month adds about $10,806 in interest, so a realistic timeline matters.

Seasonality on the lakeshore

Lakeshore homes sell and rent best from late spring through summer. Renovations that run into winter face weather delays, and a home listed in November may sit until spring. Time the purchase so the finished home reaches the market in its best season, and budget interest for a possible slower sale.

Shoreline homes also raise erosion, high-water and flood questions that affect both insurance and value.

Packages and the blanket refinance exit

For a package of Grand Rapids-area rentals, the usual exit is a blanket portfolio refinance once homes are repaired and leased. Michigan uncaps taxable value when a property sells, so a buyer of a package will pay higher taxes than the seller did. Size the bridge loan around a refinance that clears 1.0x with those higher taxes.

A high-value home that will be leased rather than sold can exit to a jumbo DSCR loan.

Executive relocations to the Medical Mile, Ada and Grand Rapids' corporate offices create demand for leased high-end homes. If you plan to lease, check that market rent supports the jumbo DSCR payment with uncapped taxes before you commit to the purchase price.

Valuation and timing

Larger balances usually need a full valuation. Lakefront homes can be hard to value because frontage, bluff height and beach access vary widely, and a package may need an appraisal for each home. Bridge loans can close in as little as 10 days with a complete file, but complex deals often take longer, so build that into your purchase agreement.

Michigan closing costs and taxes

Michigan charges state and county transfer taxes on sales, customarily paid by the seller, and buyers file a property transfer affidavit after closing. On a renovation-for-sale plan, those transfer taxes come out of your proceeds when you sell. Property taxes uncap at your purchase, and the principal residence exemption does not apply.

Rental certification on packages

If a package includes Grand Rapids city rentals, each property needs current rental certification, and some suburbs run their own programs. Homes with lapsed certificates may need inspection and repairs before they can be leased, which affects your timeline and the refinance. Ask the seller for certificates and inspection reports early, and schedule any needed inspections as soon as you control the properties so repairs do not stall the refinance.

Experience and review on larger loans

Balances above $1M are reviewed case by case. Underwriters look at your experience, liquidity and reserves, renovation scope, the property's condition and how credible the exit is. Contractor bids, a schedule and recent comparable sales help. Michigan-wide context is on our Michigan large bridge page.

For a renovation-for-sale plan, underwriters also want to see a realistic sale price based on recent nearby sales and a cushion in your budget for cost overruns. On the lakeshore, permits for work near the water can take longer, so ask the local building department early.

Common questions

How large can a Grand Rapids bridge loan be?

Our residential bridge program runs from $150,000 to $5M+, with balances above $1M reviewed case by case.

What are the rates?

Bridge rates start from 7.99%. Large balances are priced based on leverage, experience, the property and the exit plan.

Does a large bridge loan need an appraisal?

Larger balances usually need a full valuation, and lakefront homes can take longer to appraise because frontage and bluff conditions vary so much from one parcel to the next.

Can I use a bridge loan to renovate a lakeshore home for sale?

Yes. Plan the timeline around the summer selling season and budget interest for a slower sale. Permits for work near the shoreline can add time, so start that process early.

Can one loan cover a package of rentals?

Yes. Packages of 1-8 unit rentals are a common use, usually exiting to a blanket refinance once homes are repaired, certified where required and leased.

How do Michigan taxes affect my exit?

Taxable value uncaps when you buy, so budget the refinance on the higher non-homestead tax figure. The local assessor can help estimate the new bill before you close.

How fast can you close?

In as little as 10 days with a complete file, though large or complex deals often take longer. Lakefront valuations and multi-property title work are the usual reasons.

Do you finance my primary home or cottage?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
