Large Bridge Loans in Iowa: Packages and Student Rentals

Iowa rental prices are moderate, so a bridge above $1M almost always means scale: a group of Des Moines-area homes, student rentals in Iowa City or Ames, or a few 5-8 unit buildings bought together.

In short: LendingStreet makes Iowa bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Iowa investors mostly use them for rental packages and student housing, then refinance into blanket or DSCR loans, and occasionally jumbo DSCR on the largest groups.

Where large Iowa bridges make sense

In metro Des Moines, investors buy in Beaverdale, Drake and the east and south sides, and in suburbs such as Ankeny, Urbandale, Johnston, Waukee and West Des Moines. Insurance and financial services employers support steady rental demand.

Iowa City and Coralville have strong demand around the University of Iowa, and Ames around Iowa State. Cedar Rapids, Davenport and the Quad Cities, Waterloo-Cedar Falls and Dubuque have older housing at lower prices. The Okoboji lakes area has vacation rentals.

West Des Moines, Waukee and Ankeny have newer homes and townhomes, some in HOAs that limit leasing, while older Des Moines neighborhoods have more duplexes and lower prices. Packages often mix the two.

Typical uses for a large Iowa bridge

Common Iowa situations include:

How we look at a seven-figure bridge request

Bridge financing here is short-term and interest-only, from $150,000 up to $5M+ with rates from 7.99%. A $1M+ request gets case-by-case review: we want to see the property, a realistic exit and enough cash left after closing to carry the loan.

Larger balances usually need a full valuation rather than a desktop estimate. Getting it scheduled early is what keeps a close in as little as 10 days on the table.

Iowa property taxes and transfer tax

Iowa applies a residential assessment limitation, often called the rollback, that changes from year to year, and many cities levy relatively high rates. Homestead credits only apply to primary residences. Use the current tax statement and the assessor's value for each property in a package.

Iowa charges a real estate transfer tax on deeds, at a modest rate, and the state uses an abstract-of-title system, so title work can take a little more coordination. Ask your closing agent to plan for it on a multi-property deal.

Worked example: nine Iowa City student rentals

This example is illustrative and not a quote. An investor buys nine student rental houses and duplexes near the University of Iowa campus for $2,150,000 in April. Six are leased for the coming year, and three need updates.

The bridge loan is $1,612,500. Estimated interest-only payments are about $14,109 a month during the 6-month hold. The three properties are updated over the summer and leased for August, and the group refinances together in the fall.

The property then values at $2,250,000. A jumbo DSCR refinance at 70% LTV is $1,575,000, so the investor brings about $37,500 to retire the $1,612,500 bridge balance. Estimated principal and interest on a 30-year term is about $10,878. Adding taxes of $2,800, insurance of $900, the monthly payment is about $14,578. Rent of $18,600 divided by $14,578 gives a DSCR of about 1.28x.

Property taxes are a large share of the payment here. Rents are based on the number of occupants each unit is permitted to have, not the number of bedrooms alone.

Rental certificates, student rules and river flooding

Des Moines and several other Iowa cities require rental certificates or inspections. Iowa City requires rental permits and limits the number of unrelated occupants in many units. Confirm allowed occupancy before you rely on per-bedroom rent.

Cedar Rapids, Davenport and other river cities have had major floods. Check flood zones and history for each property, because flood insurance can change the DSCR ratio a lot.

Iowa winters are hard on older roofs, furnaces and sewer lines. On a package bought in fall, plan repairs and reserves for the months before the refinance, and inspect every property rather than a sample.

Blanket loans and the $150,000 minimum in Iowa

Many Iowa rentals sell for less than $150,000, the minimum for an individual DSCR loan. A blanket loan, covering five or more properties on one loan with one payment, can include those homes and qualifies on portfolio cash flow.

Release provisions let you sell a single property from the blanket later. Investors with a mix of student houses and suburban homes sometimes refinance the higher-priced homes separately and keep the rest together.

If you plan to grow the portfolio, ask how future purchases could be added or financed alongside the blanket loan.

Planning the exit: sale, DSCR or jumbo DSCR

Every bridge needs a way out. Most large files end in a sale or a refinance into a 30-year DSCR loan that qualifies on rent, with no W-2s or tax returns and LLC borrowers standard. Balances of about $1.5M and up move into jumbo DSCR, where max LTV can be lower and varies by program.

Run the DSCR math before you close the bridge. The standard minimum is 1.0x, meaning rent covers principal, interest, taxes, insurance and any HOA dues.

Common questions

Why are Iowa bridges at this size usually packages?

Typical Iowa rentals sell well below $1M, so balances this large usually mean several properties or 5-8 unit buildings.

Does Iowa City limit student occupancy?

Yes. Rental permits set occupancy limits in many units, and rent should be based on the allowed number of tenants.

What is the Iowa rollback?

A statewide limitation that reduces the taxable share of residential value and changes yearly. Your tax statement shows how it applies.

Can lower-priced homes be included?

Yes, in a package that later refinances into a blanket loan.

Do large bridge loans need an appraisal?

Usually, yes. Some smaller bridge programs can skip it, but larger balances usually need a full valuation. Ordering it early keeps the timeline short.

How fast can a $1M+ bridge close?

In as little as 10 days when the valuation, title and entity documents move quickly. Complex packages can take longer.

What is the largest bridge you will consider?

The program runs from $150,000 to $5M+, and larger balances are reviewed case by case.

Can I refinance the bridge into a DSCR loan?

Yes. That is the most common exit. A DSCR loan qualifies on rent, and balances of about $1.5M and up go into jumbo DSCR.
