In short: LendingStreet makes Kentucky bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Kentucky investors use them for rental packages, small multi-unit buildings and occasionally high-value homes, then refinance into DSCR, blanket or jumbo DSCR loans.

Kentucky markets for $1M+ bridge loans

In Louisville, the Highlands, Crescent Hill, Germantown, Clifton and St. Matthews attract investors, and Old Louisville has large Victorian homes, many split into several units. The south and west ends have lower-priced rentals that investors buy in groups.

Lexington has rental demand around the University of Kentucky and in neighborhoods near downtown. In Northern Kentucky, Covington, Newport and Fort Thomas are across the river from Cincinnati. Bowling Green has student and manufacturing demand, and Lake Cumberland and the Red River Gorge area have vacation rentals.

In Lexington, many higher-value homes are in Chevy Chase and Ashland Park, while student rentals are concentrated around the University of Kentucky campus and along the corridors leading to it.

In Bowling Green, rental demand comes from Western Kentucky University and nearby manufacturing plants, which supports packages of newer homes and duplexes.

Across the state, a $1M+ bridge is usually several properties at once, because most Kentucky rentals sell well below that level.

Typical Kentucky large-bridge deals

Kentucky files above $1M usually involve:

What changes once the balance passes $1 million

Bridge loans start at $150,000 and go to $5M+, rates from 7.99%. Above $1M nothing about the product changes, but the review gets deeper. Expect questions about your track record, reserves after closing and how you will repay.

Unlike some smaller bridge files, a large balance usually needs a full valuation. Order it the day terms are accepted and a 10-day close stays possible. The loan is interest-only for a short term while you sell, lease or refinance.

Kentucky property taxes and transfer tax

Kentucky assesses property at full cash value, and the combined state and local rates are moderate. Homestead exemptions only apply to owner-occupants aged 65 or older or with a disability, so most investor bills are similar to the seller's, though a sale can trigger a new assessment.

Kentucky charges a modest real estate transfer tax on deeds. Title and recording fees apply to each property in a package.

In Louisville, the Jefferson County Property Valuation Administrator sets values, and assessments can move after a sale or major renovation. Budget taxes on your purchase price plus any renovation value.

Worked example: two Old Louisville Victorians

This example is illustrative and not a quote. An investor buys two converted Victorians in Old Louisville, one with four units and one with five, for $1,250,000. Three units are vacant and dated.

The vacant units are renovated with approved permits, all nine units are leased, and both buildings refinance together.

Each building stays under the 8-unit line, so both remain residential properties. Older systems and historic district rules make the renovation budget the main risk.

Louisville rules for rentals and short stays

Louisville requires rental registration, and short-term rentals need a registration and, in many residential zones where the owner does not live on site, a conditional use permit. Rules differ in Lexington and in Northern Kentucky cities, so check each one.

Old Louisville is a historic preservation district, and exterior changes need approval. Older buildings may need updated electrical, plumbing and fire separation when units are renovated.

Northern Kentucky cities such as Covington and Newport have their own rental and building rules, and many properties there are older rowhouses with shared walls. Inspect for water, roof and masonry problems before buying a group.

Converted Victorians and the 1-8 unit line

Many large Old Louisville homes were divided into apartments decades ago. Our residential programs cover buildings with up to eight units; nine or more units is commercial and covered on our multifamily loans page.

Before buying a converted building, confirm the legal number of units with the city. Units that were never permitted may not count in the rent used for the refinance, and bringing them up to code can be costly.

A bridge gives time to confirm unit count, finish renovations and lease up before moving to a DSCR loan on the combined rent of the legal units.

Lining up the takeout before you close

The bridge is the first loan, not the last. The usual takeout is a DSCR refinance that qualifies on the property's rent, or a jumbo DSCR loan once the balance reaches roughly $1.5M or more. Cash-out goes up to 75% LTV and rate-and-term up to 80% on some programs, though larger loans often get less.

If the numbers only work at a ratio below 1.0x, sub-1.0 DSCR programs exist, but it is better to buy with a cushion.

Common questions

Do Louisville rentals need registration?

Yes. Louisville requires rental registration, and short-term rentals have added permits in many zones.

Can I finance converted multi-unit Victorians?

Yes, if each building has eight or fewer legal units. The refinance uses rent from permitted units.

Does Kentucky have a transfer tax?

Yes, a modest tax on deeds. Your title company can confirm the amount.

Are Northern Kentucky rentals a good fit?

They can be. Many are older rowhouses and small buildings that serve the Cincinnati job market.

Will I need a full valuation on a $2M bridge?

Plan on it. Larger balances usually need a full valuation, and getting it scheduled the first week is what keeps a quick close possible.

How fast can a $1M+ bridge close?

In as little as 10 days when the valuation, title and entity documents move quickly. Complex packages can take longer.

How big can a residential bridge loan get?

From $150,000 to $5M+ on 1-8 unit rentals, with the largest balances reviewed individually.

Can I refinance the bridge into a DSCR loan?

Yes. That is the most common exit. A DSCR loan qualifies on rent, and balances of about $1.5M and up go into jumbo DSCR.
