Knoxville's large residential bridge deals come from three directions: student buildings near the University of Tennessee, rental packages from long-time local owners, and high-value homes and cabin groups from Sequoyah Hills to the Smokies.
In short: LendingStreet offers residential investor bridge loans in the Knoxville region from $1M to $5M+ on 1 to 8 unit properties or packages of them. The program range starts at $150,000, rates start from 7.99%, loans are short-term and interest-only, and closings can happen in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case, and the exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan.
Knoxville prices sit in the middle of the national range, so most $1M+ bridge loans here cover several properties. Common deals include groups of small student buildings in Fort Sanders, packages of single-family rentals in North, East and South Knoxville, and portfolios that cross into Blount, Anderson and Loudon counties.
Single properties above $1M are concentrated in Sequoyah Hills, Westmoreland, Farragut and on the region's lakes. In Sevier County, large bridge loans often buy several cabins at once, or a single large cabin with high sleeping capacity.
| Deal type | Where | Why bridge first |
|---|---|---|
| Group of student buildings | Fort Sanders, near UT | Renovation before the August lease cycle |
| Rental package, 8-20 homes | North, East and South Knoxville | Vacancies and repairs |
| High-value single home | Sequoyah Hills, Farragut, lakefront | Renovation or quick close |
| Cabin package | Pigeon Forge, Gatlinburg, Wears Valley | Refresh and booking history before refinance |
| Maturing bank loan | Anywhere in the region | Balloon due before stabilization |
Student buildings and older rental packages often need renovation, and the timing matters. Near UT, leases start in August, so an investor who buys in winter has a few months to renovate before the next lease cycle. A bridge loan covers that period, then a DSCR loan refinances on the signed leases.
For cabins, a bridge can fund a purchase and refresh before the property has booking history under the new owner. Once revenue is established, an STR DSCR refinance can take over on programs that qualify on projected or actual short-term revenue, provided the cabin can legally operate.
Rental packages from long-time North and East Knoxville owners present a third case. Leases may be informal and rents well below market, and some houses may need roofs, HVAC or foundation work. The bridge period is when you paper leases, complete repairs and build a rent roll that supports the long-term loan. Knoxville's steady demand from UT, the hospitals, Oak Ridge National Laboratory commuters and the regional employers along I-40 and I-75 helps with lease-up.
This example is illustrative and not a quote. An investor buys five small buildings in Fort Sanders, 18 units in total, for $3,100,000. Several units need full renovation before August, budgeted at $250,000 from the investor's cash. The bridge loan is $2,170,000, 70% of the price, with an estimated interest-only payment of about $18,988 a month.
After renovation, the 18 units lease for about $1,250 each, $22,500 a month combined, and the buildings appraise at $3,600,000. A DSCR refinance at 70% of value is $2,520,000, which pays off the bridge and returns about $350,000. Estimated principal and interest on 30 years is about $16,766; with taxes of $2,600 and insurance of $1,500, the payment is about $20,866 and DSCR about 1.08x.
| Stage | Amount |
|---|---|
| Purchase price, 5 buildings | $3,100,000 |
| Bridge loan (70% of price) | $2,170,000 |
| Estimated interest-only payment | $18,988 |
| Renovation (investor cash) | $250,000 |
| Value after renovation and leasing | $3,600,000 |
| DSCR refinance (70%) | $2,520,000 |
| Refinance payment with taxes and insurance | $20,866 |
| DSCR at $22,500 rent | About 1.08x |
Some smaller bridge programs can close without a full appraisal, but $1M+ loans usually need one. Fort Sanders student buildings have their own set of comparables, and appraisers look closely at whether rents are by the unit or by the bedroom. Sevier County cabins are valued with attention to views, amenities, road access and booking history. On packages, expect an appraisal for each property or a portfolio valuation.
Fort Sanders and several North Knoxville neighborhoods carry historic or conservation overlays, and Recode Knoxville changed where multi-unit buildings are allowed. Confirm the legal unit count and any overlay rules before you plan renovations. In Sevier County, check the cabin's septic permit and legal bedroom count, which affect both value and revenue.
Tennessee charges recordation tax on deeds and mortgages, which adds up on a multi-million-dollar closing. Each property in a package also needs its own title work and insurance. Residential property is assessed at 25% of appraised value, and Knox County's 2025 reappraisal raised values in many neighborhoods. Budget the exit on current tax bills for each property.
Some Knoxville investors hold portfolios on local bank loans with five-year balloons. When a balloon comes due in the middle of a renovation or before the lease cycle, a bridge loan can pay it off and give you time to stabilize before refinancing.
Timing around UT is the main risk in Fort Sanders. A renovation that slips past August can leave units empty until January or even the next fall. Build the bridge term around a realistic construction schedule with a cushion, and line up pre-leasing as early as you can.
For cabin packages, the first full season of booking history under new ownership often makes the strongest case for an STR refinance. A bridge term that covers a summer and a fall leaf season gives you that record.
Fort Sanders buildings usually exit into DSCR loans on each building or a blanket loan on the group. Large stabilized portfolios and high-value homes can fit a jumbo DSCR loan, from about $1.5M to $5M+, with leverage that varies by program. Cabin packages often exit into STR DSCR loans. Some investors sell part of a package to pay down the bridge.
