Lancaster is not a market of $3 million houses. When an investor here needs $1M to $5M of short-term money, it is almost always for a group of properties: a retiring landlord's rowhomes, a few converted buildings downtown, or a set of small apartment buildings in the boroughs.
In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ in Lancaster and the surrounding county, within a bridge program that runs from $150,000 to $5M+ with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, larger balances usually need a full valuation, and the usual exit is a blanket DSCR, DSCR or jumbo DSCR refinance, or a sale.
Lancaster's long-time landlords own a lot of the city's rowhomes and converted buildings, and as they retire, portfolios of ten, fifteen or twenty properties come to market. Those sellers often prefer one buyer who can close quickly. Other large requests involve several 5-8 unit buildings in the city or boroughs, or a set of homes near the colleges.
Higher-priced single homes exist in Manheim Township, Lititz and the countryside, but a $1M+ bridge on a single house is less common here than in larger metros. Being plain about that helps: the underwriting focus on a Lancaster large bridge is usually the condition and rent upside of many smaller properties, not the value of one.
| Deal type | Typical size | Likely exit |
|---|---|---|
| Retiring landlord's 10-20 city rowhomes | $1.5M to $3.5M | Blanket DSCR after repairs and re-leasing |
| Several 5-8 unit converted buildings | $1M to $3M | 5-8 unit DSCR loans or a blanket loan |
| Package of borough twins and duplexes | $1M to $2M | Blanket DSCR |
| Single high-value home | $1M to $1.5M | Sale, or jumbo DSCR if rent supports it |
Packages of older rowhomes usually come with below-market rents, deferred maintenance and a few vacancies. A permanent DSCR loan sized on today's rent would be small. A bridge loan, with rates from 7.99% and interest-only payments, lets you buy, repair and re-lease, then refinance on the higher rent and value.
Bridge loans also pay off maturing debt. If a short-term loan on a Lancaster package comes due before the work is done, a new bridge can buy time to finish and lease up.
This example is illustrative and not a quote. An investor buys fourteen city rowhomes from a retiring landlord for $2,380,000. A bridge loan at 75% of price is $1,785,000, with estimated interest-only payments of about $15,619 a month, while the investor funds repairs and re-leases units.
After about a year, rents average $1,350, or $18,900 a month, and the package values at $2,700,000. A blanket DSCR refinance at 70% of value is $1,890,000, enough to repay the bridge. Estimated principal and interest is about $13,215; with taxes of $4,060 and insurance of $1,330, the payment is about $18,605 and portfolio DSCR is about 1.02x.
| Item | Bridge stage | Blanket DSCR exit |
|---|---|---|
| Loan amount | $1,785,000 | $1,890,000 |
| Monthly debt payment | $15,619 interest-only | $13,215 principal and interest |
| Taxes and insurance | Paid from reserves | $5,390 |
| Monthly rent | Below market during repairs | $18,900 |
| DSCR | Not tested | About 1.02x |
Larger balances usually need a full valuation, and a package may need values on each property. We also review your experience with similar work, liquidity, the repair budget and the leasing plan.
Pennsylvania realty transfer tax, typically about 2% combined state and local, is a real cost on a large package, and the contract decides how it is split. Some sellers try to reduce it through entity transfers; get tax and legal advice before structuring a deal that way.
City properties need current rental licenses, and inspections after a sale can surface repair orders. Older buildings often need heating, electrical and roof work before they can be re-leased at market rent, so budget conservatively and keep a contingency of your own.
If you have a short-term or construction loan coming due on a Lancaster package and the properties are not yet ready for permanent financing, a bridge can pay it off. Send the current loan statement, maturity date, status of each property and the remaining work, and we will size the bridge so the exit math holds up. See /bridge-to-dscr-loan-guide.html for how the handoff works.
Most Lancaster packages exit into a blanket DSCR loan, which combines lower-priced rowhomes into one loan above the $150,000 minimum. Buildings with five to eight units can exit into 5-8 unit DSCR loans. If you plan to sell some properties instead, tell us up front so release terms on the bridge match.
A higher-priced single home in Manheim Township or Lititz may exit into a jumbo DSCR loan if long-term rent supports the payment, but in Lancaster that is the exception. Test the exit at realistic rents and full school taxes before you close, because the refinance will use those numbers.
Estate and retirement sales often come with tenants in place and limited access for inspections. Plan to walk as many units as the seller allows, sample the rest, and build a contingency into the repair budget. A bridge can close in as little as 10 days once documents are complete, but large packages take longer when every property needs review.
