Las Cruces is a moderately priced market, and single homes above $1M are uncommon. So when an investor here needs $1M to $5M of bridge financing, it is usually for several properties at once: a builder's remaining inventory, a landlord's portfolio, a few small buildings near campus, or a payoff that has to happen before a deadline.
In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ in Las Cruces and Dona Ana County, within a bridge program that runs from $150,000 to $5M+ with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, larger balances usually need a full valuation, and the typical exit is a blanket DSCR or DSCR refinance once the properties are leased, or a sale.
Being plain about the market helps set expectations. A seven-figure bridge loan in Las Cruces rarely finances one house. More often it finances a set of newly built homes from a builder finishing a phase on the East Mesa, a local investor's portfolio of ten or more rentals, or several duplexes and 5-8 unit courtyard buildings near NMSU.
Higher-priced homes exist in Picacho Hills, the foothills and parts of Sonoma Ranch, but large single-home bridge requests are the exception here.
| Deal type | Typical size | Likely exit |
|---|---|---|
| Builder close-out of 5-10 new homes | $1.2M to $3M | Blanket DSCR once leased |
| Landlord portfolio of 8-15 rentals | $1.2M to $3M | Blanket DSCR after updates |
| Several duplexes and 5-8 unit buildings near NMSU | $1M to $2.5M | DSCR or 5-8 unit DSCR loans |
| High-value foothills or golf-course home | $1M to $1.5M | Sale, or jumbo DSCR if rent supports it |
Builders and long-time landlords often want a single buyer and a firm closing date. A bridge loan, with rates from 7.99% and interest-only payments, lets you close on that schedule, lease the homes or update older ones, and then move to a permanent loan sized on actual rents.
A bridge can also pay off maturing debt, such as a short-term loan on a set of homes that are finished but not yet leased.
Local investors also use large bridge loans to buy out a partner or settle an estate that holds several rentals, where the deadline is set by the agreement rather than by the market. In those cases the speed of the close often matters more than squeezing the last bit of leverage.
This example is illustrative and not a quote. An investor buys six newly built homes on the East Mesa from a builder closing out a phase, for $1,620,000. A bridge loan at 70% of price is $1,134,000, with estimated interest-only payments of about $9,922 a month during lease-up.
Within a few months, all six are leased at $1,950 each, or $11,700 a month, and they value at $1,700,000. A blanket DSCR refinance at 70% of value is $1,190,000, enough to repay the bridge. Estimated principal and interest is about $8,321; with taxes of $1,380, insurance of $660 and HOA dues of $150, the payment is about $10,511 and portfolio DSCR is about 1.11x.
| Item | Bridge stage | Blanket DSCR exit |
|---|---|---|
| Loan amount | $1,134,000 | $1,190,000 |
| Monthly debt payment | $9,922 interest-only | $8,321 principal and interest |
| Taxes, insurance and HOA | Paid from reserves | $2,190 |
| Monthly rent | Lease-up period | $11,700 |
| DSCR | Not tested | About 1.11x |
Larger balances usually need a full valuation, and a package may need a value on each property. Las Cruces has fewer recent sales of large homes and small buildings than bigger metros, so appraisals can take more work. We also review your experience, liquidity and the leasing or repair plan.
New Mexico has no real estate transfer tax, which helps on a package purchase. Property taxes are based on one-third of assessed value, and newly built homes or homes that just sold will be valued at current market, so use full current estimates in the exit math.
Newly built homes may carry only a land-value tax bill for their first year. The refinance lender will look at the full improved value, so do not size the exit on a partial bill.
If you have a construction or short-term loan coming due on Las Cruces homes that are not yet leased, a bridge can pay it off and give you time to stabilize. Send the payoff, maturity date, status of each property and remaining work, and we will size the bridge around a realistic exit. See /bridge-to-dscr-loan-guide.html for how the handoff works.
Lease-up speed depends on location and timing. Homes near the hospitals and with easy access to Interstate 25 and US 70 toward the missile range tend to lease quickly. Student-oriented properties follow the NMSU calendar, so a spring close gives time to lease for fall. Build a realistic lease-up period and reserves into the plan.
Most Las Cruces packages exit into a blanket DSCR loan, which combines moderately priced homes into one loan with one payment. Five to eight unit buildings can exit into 5-8 unit DSCR loans, and a high-value single home may exit into a jumbo DSCR loan or a sale. If you plan to sell part of the package, tell us up front so the bridge release terms match.
