Large Bridge Loans for Louisiana Rental Investors

In Louisiana, the property is only half the underwriting. On a group of Uptown New Orleans doubles or a Baton Rouge rental package, wind and flood insurance, elevation and parish rules often decide whether the bridge can exit into a long-term loan.

In short: LendingStreet funds Louisiana bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Louisiana investors use them for New Orleans multi-unit homes, rental packages in Baton Rouge, Lafayette and the Northshore, and repairs after storms, then refinance into DSCR or jumbo DSCR loans once insurance is set.

Louisiana markets where large bridges are used

In New Orleans, Uptown, the Garden District, the Irish Channel, Mid-City, the Marigny, Bywater and Treme have shotgun doubles, camelbacks and larger homes split into several units. A few doubles bought together, or one high-value Garden District home, easily pass $1M. Metairie and Old Jefferson across the parish line have suburban rentals.

In Baton Rouge, investors buy near LSU and in suburbs such as Prairieville and Denham Springs. Lafayette has steady demand, and Lake Charles has seen major rebuilding since the 2020 hurricanes. On the Northshore, Covington and Mandeville have higher-value homes, and Shreveport-Bossier City has lower prices with demand tied to Barksdale Air Force Base.

Outside New Orleans and the Northshore, a $1M+ bridge usually means several properties rather than one.

Why Louisiana investors use a large bridge

Louisiana deals above $1M usually involve:

Sizing, valuation and speed on a $1M+ bridge

The program covers 1-8 unit investment property from $150,000 to $5M+, with rates from 7.99% and interest-only payments. We size large balances deal by deal rather than off a rate sheet, looking at value, cost, experience and the exit.

Plan on a full valuation for a large balance. That is the main item that sets the calendar; when it is ordered right away and the title work is clean, closings can happen in as little as 10 days.

Louisiana property taxes and closing customs

Louisiana assesses residential property at a low assessment ratio, and the homestead exemption only applies to owner-occupants. Buying from an owner-occupant usually means a higher bill, so budget without the exemption. Parishes reassess every four years.

Louisiana closings are handled by notaries who have broader legal authority than in other states. There is no state transfer tax, though some parishes and New Orleans charge their own transfer or recording fees. Ask your closing notary for exact figures on each property.

Worked example: three Uptown New Orleans doubles

This example is illustrative and not a quote. An investor buys three shotgun doubles in Uptown New Orleans, six units in total, for $1,140,000. Two units are vacant and need updates, and one roof needs replacement.

The bridge loan is $855,000. Estimated interest-only payments are about $7,481 a month during the 8-month hold. The roof is replaced, the vacant units are renovated, and all six are leased on long-term leases.

The property then values at $1,260,000. A DSCR refinance at 70% LTV is $882,000, which repays the $855,000 bridge balance and returns about $27,000. Estimated principal and interest on a 30-year term is about $6,092. Adding taxes of $900, insurance of $1,750, the monthly payment is about $8,742. Rent of $11,400 divided by $8,742 gives a DSCR of about 1.30x.

Insurance, including flood coverage, is almost twice the tax figure, which is typical in New Orleans. The new roof was needed to get a reasonable wind premium.

Insurance and flood risk in Louisiana

Several insurers have left Louisiana or stopped writing new policies since the 2020 and 2021 hurricanes, and some owners use the state's insurer of last resort. Premiums depend heavily on roof age, construction and location. Many properties also need flood insurance, which is priced partly on elevation.

Get insurance quotes during the contract period and ask for an elevation certificate. On a package, one hard-to-insure property can change the math for the whole group.

New Orleans short-term rental rules

New Orleans prohibits whole-home short-term rentals in most residential neighborhoods and limits permits, with stricter rules in the French Quarter. Most investors buying doubles plan on long-term leases.

Some commercial and mixed-use zones allow short-term rentals with permits, but rules have changed several times and are actively enforced. Confirm current rules with the city before you count on short-term income.

Long-term rents in New Orleans can be strong for renovated units near universities, hospitals and major employers, and those leases are the normal basis for the DSCR refinance.

How the bridge gets repaid

There are two common exits: sell the property, or refinance into a long-term DSCR loan that qualifies on rent rather than personal income. For balances around $1.5M and up, that refinance is a jumbo DSCR loan, and leverage on the larger balance varies by program.

Seasoning before a cash-out refinance also varies by program, so ask about it up front if you plan to pull equity out after the bridge.

Common questions

Can I use short-term rental income in New Orleans?

Usually not for whole-home rentals in residential areas. Long-term leases are the normal basis for the refinance.

How does insurance affect my bridge exit?

Wind and flood premiums count in the DSCR payment and can exceed taxes. Quotes should be in hand before closing.

Who handles closings in Louisiana?

Notaries with legal authority handle title and closing. They can also confirm local transfer fees.

Can several doubles go on one bridge?

Yes. Each double is a 1-8 unit property, and the group can refinance into a blanket or individual DSCR loans.

Do large bridge loans need an appraisal?

Usually, yes. Some smaller bridge programs can skip it, but larger balances usually need a full valuation. Ordering it early keeps the timeline short.

How long does a large bridge take to close?

Often 10 days to a few weeks, depending on valuation scheduling, title and how many properties are in the deal.

How big can a residential bridge loan get?

From $150,000 to $5M+ on 1-8 unit rentals, with the largest balances reviewed individually.

What does the refinance after the bridge look like?

Usually a 30-year DSCR loan that qualifies on rent, or jumbo DSCR for larger balances, with max LTV that varies by program.
