Large Bridge Loans for Mississippi Rental Investors

In Mississippi, $1M rarely buys a single rental, so large bridges here fund groups of homes in DeSoto County, student and game-day rentals in Oxford and Starkville, or high-value homes on the Gulf Coast.

In short: LendingStreet makes Mississippi bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Mississippi investors mostly use them for rental packages and college-town properties, then refinance into blanket or DSCR loans.

Mississippi markets for large bridges

DeSoto County, including Southaven, Olive Branch, Horn Lake and Hernando, is part of the Memphis metro and has a large single-family rental market. Investors buy groups of newer homes there.

In the Jackson area, Madison, Ridgeland, Flowood and Brandon have suburban rentals. Oxford has strong demand around the University of Mississippi, and Starkville around Mississippi State. Hattiesburg has the University of Southern Mississippi. On the Gulf Coast, Biloxi, Gulfport, Ocean Springs and Bay St. Louis have rentals and coastal homes, and Tupelo has steady demand.

Because prices are modest, a $1M+ bridge in most of Mississippi means several properties, a 5-8 unit building or a high-value coastal or Oxford home.

Hattiesburg and Tupelo have steady long-term rental demand from universities, hospitals and manufacturers, and packages there tend to be older single-family homes at low prices.

Typical uses for a large Mississippi bridge

Mississippi files above $1M usually involve:

How a large bridge file is sized and reviewed

Our residential investor bridge program runs from $150,000 to $5M+, with rates from 7.99%. Files from $1M up are reviewed case by case: the property, your experience with similar deals, liquidity after closing and the exit all carry more weight as the balance grows.

Larger balances usually need a full valuation, so plan for an appraisal or similar report in the timeline. With the valuation ordered early and title moving, closing in as little as 10 days is realistic; terms are short and interest-only.

Mississippi property taxes and closing costs

Mississippi assesses non-homestead residential property at a higher assessment ratio than homesteads, so rentals pay more than owner-occupied homes. A seller's homestead bill will understate your taxes.

Mississippi has no real estate transfer tax, which keeps closing costs on large packages relatively low. Title and recording fees still apply.

Counties reappraise on a regular cycle, and the assessor will remove a homestead exemption once an investor buys. Ask the county tax assessor for an estimate on a non-homestead basis for each home in a package.

Worked example: nine DeSoto County rentals

This example is illustrative and not a quote. An investor buys nine newer three-bedroom rentals in Southaven, Horn Lake and Olive Branch from one landlord for $1,710,000. All are leased.

The bridge loan is $1,282,500. Estimated interest-only payments are about $11,222 a month during the 4-month hold. The investor moves the homes to a new manager, renews leases and refinances the group as one blanket loan.

The property then values at $1,750,000. A DSCR refinance at 75% LTV is $1,312,000, which repays the $1,282,500 bridge balance and returns about $29,500. Estimated principal and interest on a 30-year term is about $9,062. Adding taxes of $1,500, insurance of $1,000, the monthly payment is about $11,562. Rent of $15,300 divided by $11,562 gives a DSCR of about 1.32x.

Taxes reflect non-homestead assessment. Because these homes are each above $150,000, they could also be split into individual DSCR loans.

Gulf Coast insurance and Jackson utilities

On the Gulf Coast, wind and flood coverage drive the payment. Premiums depend on roof age, elevation and distance from the water, and some properties use the state wind pool. Get quotes before closing.

In Jackson, the city water system has had serious problems in recent years. Investors often focus on suburbs such as Madison, Ridgeland and Flowood, which have their own utilities.

Severe storms and tornadoes also affect insurance across northern and central Mississippi, including DeSoto County. Roof age and condition matter on every home in a package.

Oxford and Starkville: game days and student leases

In Oxford and Starkville, some owners rent homes for football weekends and events. Short-term income in college towns is concentrated in a few weekends a year, so most refinances are based on long-term leases.

Student leases usually run with the school year. A spring purchase gives time to repair and lease for August.

Check local rules on short-term rentals and occupancy limits in each city before you rely on per-bedroom or event rent.

Lining up the takeout before you close

The bridge is the first loan, not the last. The usual takeout is a DSCR refinance that qualifies on the property's rent, or a jumbo DSCR loan once the balance reaches roughly $1.5M or more. Cash-out goes up to 75% LTV and rate-and-term up to 80% on some programs, though larger loans often get less.

If the numbers only work at a ratio below 1.0x, sub-1.0 DSCR programs exist, but it is better to buy with a cushion.

Common questions

Does Mississippi have a transfer tax?

No. Mississippi does not charge a real estate transfer tax, though title and recording fees apply.

Do rentals pay more property tax in Mississippi?

Yes. Non-homestead property is assessed at a higher assessment ratio than homesteads.

Can I finance DeSoto County homes as part of a Memphis-area portfolio?

Yes. On some programs, blanket loans can include properties in more than one state.

Can Oxford game-day income count?

Usually the refinance relies on long-term leases, because event income is limited to a few weekends.

Do large bridge loans need an appraisal?

Usually, yes. Some smaller bridge programs can skip it, but larger balances usually need a full valuation. Ordering it early keeps the timeline short.

Can I close quickly on a large purchase?

Yes. Closings can happen in as little as 10 days if the file is complete and the valuation is ordered right away.

How big can a residential bridge loan get?

From $150,000 to $5M+ on 1-8 unit rentals, with the largest balances reviewed individually.

What is the usual exit?

A sale, or a refinance into a DSCR or jumbo DSCR loan that qualifies on rent instead of personal income.
